Washington, DC Luxury Homes: Top 10 Sales For January, 2010
January was another interesting month for the luxury home market here in Washington.  If, for example, you look at the ten highest priced homes for sale in the District, you will find prices ranging from a low of $8,500,000 to a high of $39,500,000 (and that one debuted on the market for $49,000,000 over a year ago).  But the highest priced homes that actually sold were showing much lower numbers.
The homes that sold often had to reduce the original asking prices to attract an offer.  All of the sellers had … (25 comments)

Washington, DC Luxury Homes: Top 5 Sales For 2009
Last year was an interesting one for the luxury home market in Washington.  While we saw many homes come on the market for much higher prices, these are the top 5 that actually sold during 2009:
1.  1714 Massachusetts Ave NW:  The downtown location and the possibility of using this home as an embassy, cultural institution or grand residence probably enhanced this home's value.  So did the fabulous renovation that felt like you were stepping back a century or so into some important historical family's grand salon.  When renovating, the previous owners … (6 comments)

While I love working all parts of Washington's market, from tiny condos to the big ones in Georgetown and Kalorama, the high end of our market is just fascinating.  Let's face it, showing big gorgeously renovated homes is probably more fun for most of us that traipsing through run down wrecks that smell like cats.  Strangely enough, though, it's a lot easier to sell a run down wreck at the low end of the pricing scale than to negotiate the sale of most upper brackets properties.
There has been lots of anecdotal evidence that things are slow at the higher price … (13 comments)

washington dc luxury homes: Working The High End of the Market - 05/31/09 08:13 PM
When I was a brand new rookie Realtor® a really long time ago, I had a dear friend and fellow rookie named Tom Cordle who taught me something that has served me very well throughout my career.
"Be prepared," he'd say, "because you never know when some rich guy is going to fall out of the sky during your floor duty shift or at some Open House."  And Tom and I spend a good part of every week previewing every new high end listing that came on the market both condo and single family homes.
Now, it didn't matter that I … (72 comments)

washington dc luxury homes: DC Luxury Homes: Super Posh Washington - 05/30/09 06:37 PM
There are some amazing properties that come on the market here in Washington, often with lots of history for their agents to feature in the listing brochures.  Of the five highest priced properties for sale in Washington right now, two of them are historic enough be on the National Register of Historic Places.  For each of these properties, you may click on the address for a virtual tour.
