    <title>A Great Recipe To Try!!</title>

&lt;p&gt;&lt;strong&gt;This is totally unrelated to real estate, but one of my hobbies is cooking and I want to share a recipe that is incredibly easy and delicious.&amp;nbsp; If you are an agent and you want to give a homemade treat to your clients this is a good one to try.&amp;nbsp; Here you go:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;CINNAMON-APPLE COFFEE CAKE&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;span style="text-decoration: underline;"&gt;Ingredients:&lt;/span&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;1 1/2 cups chopped peeled apples&lt;/p&gt;
&lt;p style="text-align: left;"&gt;1 can refrigerated cinnamon rolls w/icing&lt;/p&gt;
&lt;p style="text-align: left;"&gt;1/2 cup pecan pieces (optional)&lt;/p&gt;
&lt;p style="text-align: left;"&gt;2 tblsp margarine, melted&lt;/p&gt;
&lt;p style="text-align: left;"&gt;1/3 cup firmly packed brown sugar&lt;/p&gt;
&lt;p style="text-align: left;"&gt;2 tblsp corn syrup&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;span style="text-decoration: underline;"&gt;Directions:&lt;/span&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Heat oven to 350 degrees. Spray 9 in. glass pie pan with nonstick cooking spray.&amp;nbsp; Spread 1 cup of the apples in the pan.&amp;nbsp; Seperate the dough into 8 rolls and cut them into quarters.&amp;nbsp; Place quarters in a large bowl.&amp;nbsp; Add remaining 1/2 cup apples and pecans.&amp;nbsp; In a small bowl combine margarine, brown sugar, and corn syrup and mix well.&amp;nbsp; Add brown sugar mixture to the dough mixture and toss gently. Spoon mixture over apples in pan.&amp;nbsp; Bake at 350 fir 28-38 minutes or until deep golden brown.&amp;nbsp; Cool 5 minutes.&amp;nbsp; Invert onto a serving platter.&amp;nbsp; Microwave icing for about 10 seconds and drizzle over warm coffee cake.&amp;nbsp; Best served warm.&amp;nbsp; YUMMY!!!!!!&amp;nbsp; Where's the coffee at???? :O)&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The News Is Buzzing....&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Fannie Mae and Freddie Mac have been taken over by the federal government.&lt;/p&gt;
&lt;p&gt;What does that mean for borrowers?&lt;/p&gt;
&lt;p&gt;Well, first of all it does mean a drop in interest rates.&amp;nbsp; Buyer's can expect to see up to a half percent drop in rates in the coming weeks.&lt;/p&gt;
&lt;p&gt;It does not necessarily mean that lending guidelines will ease up.&amp;nbsp; The lenders will continue their strict guidelines and scrutiny.&amp;nbsp; Many lenders are requiring higher credit scores as well as larger down payments in order to qualify for a loan.&lt;/p&gt;
&lt;p&gt;Another thing to consider is the possible increase in fees.&amp;nbsp; Fannie Mae has already announced an increase in surcharges for weaker borrowers.&amp;nbsp; These increases are attempts to boost the lending giant's finances.&amp;nbsp;&lt;/p&gt;

&lt;p align="center"&gt;&lt;strong&gt;Do You Really Need a Home Inspection for a Condo Purchase???&lt;/strong&gt;&lt;/p&gt;&lt;p align="center"&gt;This is something I hadn&amp;#39;t thought of until I got a newsletter from my friends at Eagle 1 Home Inspection.&lt;/p&gt;&lt;p align="center"&gt;Many people think that the inspection is not necessary because the &lt;strong&gt;condo association&lt;/strong&gt; handles maintenance of the exterior.&lt;/p&gt;&lt;p align="center"&gt;&lt;strong&gt;Brad Miller of Eagle 1&lt;/strong&gt; shared some interesting information with me that might help a buyer when making the decision of whether to have an inspection or not.&amp;nbsp;&lt;/p&gt;&lt;p align="left"&gt;&amp;nbsp;&lt;/p&gt;&lt;p align="left"&gt;&lt;strong&gt;For Instance:&lt;/strong&gt;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;&lt;div align="left"&gt;&lt;strong&gt;Association fees do not cover all of the expenses of a condo, such as unbudgeted expenses.&amp;nbsp; These expenses typically fall under special assessments which become added expenses to all condo owners..&lt;/strong&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div align="left"&gt;&lt;strong&gt;An inspection of the common areas will help protect the new owner against possible undiscovered problems and assessments.&lt;/strong&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div align="left"&gt;&lt;strong&gt;The interior of the condo may have issues resulting from the work of previous owner&amp;#39;s handy-man projects, such as amateur wiring, toilets not working properly, water lines to sinks connected incorrectly, etc.&lt;/strong&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div align="left"&gt;&lt;strong&gt;Windows are not always covered by the association and would then be considered the responsibility of the owner.&amp;nbsp; If windows are in need of replacing it could be a huge cost to the owner.&lt;/strong&gt;&lt;/div&gt;&lt;/li&gt;&lt;/ol&gt;&lt;p align="left"&gt;For more helpful information regarding home inspections you can visit&lt;strong&gt; Eagle 1 Home Inspection &lt;/strong&gt;on the web at &lt;a href="http://www.eagle1inspection.com"&gt;www.eagle1inspection.com&lt;/a&gt; .&lt;/p&gt;    </content>

    <title>Pre-Listing Home Inspections</title>

&lt;p&gt;I&amp;#39;ve encountered a few homes on the market where the homeowner had a home inspection done prior to listing the home for sale.&amp;nbsp; I think this is a good idea, especially in situations where the home is a bit older.&amp;nbsp; If the homeowner has a an inspection done ahead of time they can be aware of and correct potential problems right away.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;When a buyer does come along and decides to have their own home inspection done, they will be less likely to find issues with the home.&amp;nbsp; It could lead to an easier transaction.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I&amp;#39;m sure a lot of seller&amp;#39;s feel as if it is the responsibility of the buyer to have a home inspection done and do not want to pay to have one done as well.&amp;nbsp; However, many deals have fallen through because of issues that have come up as a result of the home inspection.&amp;nbsp; This is very disappointing for both buyers and sellers, and could potentially be avoided if the seller has their own inspection done in the beginning.&lt;/p&gt;&lt;p&gt;So, should the seller have a home inspection done themselves or not?&amp;nbsp; I think that they should at least consider it, especially if they live in an older home or a home that needs work.&amp;nbsp; Also, if they are aware that there may be potential issues with the home they should consider having one done.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;As always, it is best to correct any faults the home may have prior to selling the home.&amp;nbsp; This will help ensure a successful sale.&amp;nbsp; The buyer is your customer and you want them to be pleased with your home.&lt;/p&gt;    </content>

&lt;p&gt;I recently have been working with a couple of clients who have chosen to look at HUD homes.&amp;nbsp; Being new to the business, I had to sit myself down and learn some details on HUD homes.&amp;nbsp; I thought I might pass this information on for anyone who is dealing with such a property.&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;a href="http://www.pyramidrealestate.com"&gt;www.pyramidrealestate.com&lt;/a&gt; : the website to search for HUD homes in TN as well as download forms, place bids, view the property condition report, view the list of required repairs, and get helpful information&lt;/li&gt;&lt;li&gt;You must have a HUD key in order to view the property.&amp;nbsp; Most agencies have a HUD key in their office that you can use.&lt;/li&gt;&lt;li&gt;You must sign in upon arrival to the home.&amp;nbsp; &lt;/li&gt;&lt;li&gt;All bids on a HUD home must be placed online and the buyer must have lender approval as well as the required earnest money in the form of a cashier&amp;#39;s check.&lt;/li&gt;&lt;li&gt;For the first 10 days a HUD home is on the market you may place a bid, but the bids will not be reviewed until a certain time on the 10th day.&amp;nbsp; They will review all bids that have come in and if the highest bid is acceptable they will take that bid.&amp;nbsp; &lt;/li&gt;&lt;li&gt;If no bids are accepted on the 10th day they will then review bids daily until a bid is accepted.&lt;/li&gt;&lt;li&gt;When purchasing a HUD home via FHA, all required repairs must be completed prior to closing by the buyer.&amp;nbsp; The buyer must retain receipts for repairs to be reimbursed at closing.&amp;nbsp; Many conventional type loans may not require the repairs done prior to closing.&amp;nbsp; &lt;/li&gt;&lt;li&gt;If the buyer wishes to have a home inspection done, they should have it done prior to placing a bid on the home.&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;I hope that this information is helpful to anyone looking at HUD homes.&amp;nbsp; For more details and tips you can visit the website listed above.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>
