katy home staging: Where do I find: ICE (and other fake food products)! - 07/29/10 01:05 PM
I'm often asked where I find the many, many, many, many items that clutter adorn our Houston Home Stagings.  I've always been a fan of Lee Lee's Creations in Philadelphia, but recently I've been buying from a company called Humphrey's Farm (Formerly Bard International).   Humphrey's has two sites.
www.humphreysfarm.com www.displayfakefoods.com To shop at wholesale pricing you'll need to register your resale certificate with Humphrey's.   The general public can access the same merchandise through the other site.   Pricing between the two isn't hugely different, but a penny saved is a penny earned and it isn't difficult to register at Humphrey's.
Ice, is … (11 comments)

katy home staging: Wasilla Realtor Recommends: "Professional Home Staging"! (HOUSTON HOME STAGING HEARTILY AGREES!) - 10/14/08 05:02 PM
Howdy from Houston to our Alaskan friends and colleagues!
Many thanks to the Kristan Cole Team of Wasilla Alaska for recommending professional home staging in their website! (October 12th blog.)
No matter the size of the property, no matter it's location.  In towns big, and in towns small, savvy Realtors are directing their clients to the benefits of professional home staging services.  A recent search of Wasilla Real Estate revealed many beautiful residences.  Million dollar homes in Wasilla aren't uncommon.   Whether it's Wasilla Alaska, Wichita Falls, Texas, or Washington D.C. million dollar homes (and 'mini-dollar homes) sell faster, and for more money, when professional home … (2 comments)

katy home staging: VIEW TOM SCANLON/ASP RESA ON HOUSTON'S FOX 26 - 08/20/08 03:20 PM
Well, it was obviously a slow news day here in Houston.  If Fox news is on my doorstep asking for religious/staging advice then you know it was slow.  So, for those of you wondering what in the world does Tom Scanlon look like/sound like......here is your moment!
So the gist of this thing was: "Does a Saint Joseph statue really help sell property?"   The reporter had found my AR blog on this topic and annointed me the local expert (well actually the local expert who happened to be available with only 15 minutes notice.)   I did remind the reporter that there … (3 comments)

katy home staging: Need to make better business decisions? Click here! - 08/14/08 04:14 PM
In my recent post about my business being a charity, I focused on a common mistake that small business owners make.  Treating our business like a charity is always bad business.  A business does depend on a gut feeling, but a well run business depends on making smart decisions.
Sometimes I do things, even though I know better:  Sometimes I have coffee after dinner, even though I know I'll be up all night bloggin on Active Rain.  Sometimes, I buy an item for a staging, even though I have something similar, or even when I know the only person who will … (1 comments)

katy home staging: The Inventory Control, Shopping Poem (Thanks to M. Ewing) - 08/07/08 11:26 PM
In my recent post about my business being a charity, I focused on a common mistake that small business owners make.  Treating our business like a charity is always bad business.  I think Michelle Ewing articulates everyone's sentiments, when she stated: 'even though I knew better', and I'll just adapt her comments into my new shopping chant.
I promise that:
I'll use this poem whenever Pier1 has a clearance sale. I'll use this poem whenever I pay off a credit card balance. I'll use this poem when Dillard's goes 30% off Clearance prices, (but I may ditch the poem when they go to 50% off … (7 comments)

katy home staging: Expanding your warehouse shelving with no $$$$....... - 08/05/08 02:25 AM
Storage is a huge issue for us all.  If you build a shelf, and don't have enough stuff to put on it, don't worry: "build it, and it will come........."!
The first shelves that I used, were a bunch of desks stacked on top of one another.  A cinder block with a piece of board, some milk containers.  When we got serious(and mostly, when I got a new house) I cleaned up the act.
We scoured the area for the best quality, lowest priced shelving and found these chrome units at Sam's Club to be the best deal (not the lowest … (11 comments)

katy home staging: THESE ARE A FEW OF MY FAVORITE THINGS: WEIRD THINGS I'VE PURCHASED FOR STAGINGS.....(Thanks Ms. Manes) - 08/01/08 12:07 PM
ELAINE MANES: THIS IS ALL YOUR FAULT <g
Ms. Manes recent admission to shopaholism has lead to a (Fifth Step?) confessional from our AR Stagers.  While  seeing circuit breakers, frogs, and some rather dubious bric-a-brac being presented as 'staging essentials', I am forced to review my ever-so-perfect staging installations for items that might, quite possibly, have only one (as in 'the initial') installation for their staging life.
With that introduction I give you:

  The wedding dress/master bedroom closet!

The five foot by seven foot Renoir!

katy home staging: Staging the Laundry Room: (a summer rerun) - 08/01/08 03:40 AM
 I'm re-running a few of the blogs that I wrote this past spring.  So if you're feeling a little bit of deja vu (all over again), you're not mistaken!   Have a great weekend everyone, and Happy August!
STAGING THE LAUNDRY ROOM!NO, NO TOM, SAY IT AIN'T SO, I GOTTA STAGE THE LAUNDRY ROOM TOO...........Well, no, you don't haaave to do anything. But for those of us who blog after midnight, who approach each and every staging as if their next breath depended the flawless execution of the impending stage, for us (and you know who you are) the laundry room must be … (3 comments)

katy home staging: THE MAN, THE VACUUM, AND THE CARPET...(a fun summer experiment). - 07/31/08 03:40 AM
This is a fun little experiment! I'm not sure what it proves,
but it proves something,
and if nothing else it's funny to watch.
Because we are 'stagers' our housemates believe that everything in the house is placed, in its place, for a reason.
When someone dares to posit an alternative-placement-theory for the toss pillows, we,  as Stagers, do tend to launch.  This 'launch' is generally fashioned after Ms.  Joan Crawford's (now infamous) wire hanger scene.
 Once upon a time, I personally invested 45 minutes of couples counselling screaming about how we had decided on a particular arrangement for the … (5 comments)

katy home staging: Fall Floral starts now! - 07/29/08 04:49 AM
Let's freshen those listings with some sunflowers and fall colors!
We begin freshening our listings in July with bright oranges, yellows, and other pre-fall colors.  Here in Houston there's always something blooming, and at this time of the year are gardens whittle down to cheery yellow sunflowers, and vibrant pink and purple crepe/crape myrtle.
Spring flowers being shown in August send a subliminal message to the buyers that this listing has lingered on the vine a little too long.  Much like seeing a house on the MLS with snow on the ground in August, we want our listings to look as fresh … (10 comments)

katy home staging: CAN WE RETIRE THE COOKBOOK? - 07/22/08 06:44 AM
My very first staging looked like this:

I'm seeing:
 three fake cakes, two slices of pie on plates, a coffee maker, coffee cups, lamps, a cutting board with vegetables and fake cheese, greenery, two floral arrangements.......... and that was just one corner!
The reason behind all of this stuff was because we had a situation where we had a stale listing, and a dull kitchen in a big, empty house.  The countertop was formica, and there was no undercabinet lighting (hence the lamps).  This was when I thought that staging was a little more theatrical (and prior to my ASP … (25 comments)

katy home staging: HOUSTON REAL ESTATE: "SIGN LANGUAGE" CAN ENHANCE YOUR LISTING! - 04/26/08 10:58 AM
SIGNS:
STOP
GO
YIELD
'FOR SALE'
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
McDonald's or Ruth's Chris,
Volkswagen or Rolls Royce,
Walmart or Neiman Marcus,
Atlantic City or Monte Carlo....................
Sometimes signs are utilitarian (stop, go, etc...).
Sometimes signs suggest a style.
 Sometimes signs suggest value.
We live in a brand conscious society and just because a brand is well known, doesn't mean that the sign comes down after the client walks through the front door.  How many times will you be exposed to a brand name after walking into any of the above mentioned retailers?  Even going through the drive-thru at McDonalds you'll be exposed to the branding many times.  Is there really a purpose to printing the name … (0 comments)
katy home staging: HOUSTON REAL ESTATE: WHATS THAT KLUTTER REALLY GONNA COST ME? - 04/26/08 10:45 AM
Clutter can cost you thousands of dollars when you're selling your home!!
Bottom line: clutter eats equity!
Table tops that have more than one item on them detract attention from what you're selling!   You're selling a house, not your knick-knacks.  We've watched people take weeks to prepare for a yard sale (where they'll probably net $100), and yet these same people spend only hours preparing their house for sale.
Anything can become clutter:
Overgrown bushes = clutterFully decorated dining room tables = clutterPersonal photographs = clutterClosets filled with old clothing = clutterGarages filled with paint cans and lawn equipment = clutterMantles are great … (2 comments)
katy home staging: HOUSTON REAL ESTATE: ARE THEY GUESTS OR ARE THEY BUYERS? - 04/26/08 10:40 AM
ARE THEY GUESTS,OR ARE THEY BUYERS?A customer is a business relationship, a guest is a much more personal relationship. Retailers found that while there was a divide between guests who wanted no service (Sam's Club, T.J.Maxx,Target.... ) there were still guests who wanted the personalized service and were willing to pay accordingly for that service. ~~~~~~~~~~~~~~
Customer service survey's were filled with consumer dissappointment about the treatment they received. But it was an age old problem, that found a cure, when the 'customer' was renamed 'the guest'! Sometime in the mid 1990's retailers began a subtle but important change in attitude towards … (2 comments)
