Mortgage Bankers Association for the week of  12/8/2010 Market Composite Index:(loan application volume)    decreased 0.9 percent on a seasonally adjusted basis from one week earlier.  On an unadjusted basis, the Index increased 22.8 percent compared with the previous week, which included the Thanksgiving HolidayRefinance Index: decreased 1.4 percent from the previous week. All measurements, occupancy, sales volume, equity and debt finance remained below 50. A reading below 50we are still in a decline rather than rev indicates that conditions are worse than three months ago. Its not surprising that as long as we continue to lose jobs rental properties will remain in doubt. What the market will bear in terms of rent rates will obviously be under pressure and that impacts value and that impacts sales.

From the HUD web site: Section 8 Rental Voucher Program increases affordable housing choices for very low-income households by allowing families to choose privately owned rental housing. The public housing authority (PHA) generally pays the landlord the difference between 30 percent of household income and the PHA-determined payment standard-about 80 to 100 percent of the fair market rent (FMR).
