Vacant bank & government owned homes dominate the housing market here in the metro Atlanta Georgia area. A common practices is for the property management companies to place locks on the garage door tracks for security purposes: The problem during the due diligence period is that there is rarely a key available to unlock them. I can pull the emergency release cord and test the operator itself, however, I cannot demonstrate the opening and closing of the doors, or make sure the auto-reverse sensors are working.
