&lt;p&gt;&lt;strong&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;"Hey, can you answer this question for me? How are&lt;/span&gt;&lt;/strong&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;strong&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;judicial foreclosures slowing the recovery down?&amp;rdquo;&lt;/span&gt;&lt;/strong&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt; &lt;br&gt; &lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;Here is the deal. The housing market has continued&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;to show slow signs that it is strengthening for some states.&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;It all depends on whether or not the state is a non-judicial&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;foreclosure state or a judicial foreclosure state.&lt;br&gt; &lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;Let&amp;rsquo;s briefly go over what the difference between a judicial&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;and a non-judicial state. A judicial foreclosure state is&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;one in which the lender has to go through the court system&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;to pursue a foreclosure. In a non-judicial foreclosure, the&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;lenders can foreclose on a property without court approval.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;For judicial states, the judicial procedure is a long&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;process and takes many months to complete a foreclosure.&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;With the number of foreclosures that are plaguing these&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;states, the courts are backed up and are unable to keep on a&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;time frame. &lt;br&gt; &lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;The judicial procedure is what is going to prevent the&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;housing market from recovering quickly. The inventory that&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;is currently on the market at this time in the judicial&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;foreclosure states are still relatively high and thus keeps&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;the prices down on the homes within these states. &lt;br&gt; &lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;There is a lack of judges to handle the court cases in the&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;judicial foreclosure states. Many states have rehired&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;judges from retirement to assist with the back log of&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;foreclosure proceedings. &lt;br&gt; &lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;Another reason is the amount of fraud in these states. As&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;the files go through the process, they need to check the&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;documents for accuracy and many of the cases that are in the&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;court system are tagged with fraud. So many mortgages were&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;with MERS that the lenders are having to go back through and&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;correct the issues before they can foreclose on the&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;br&gt; &lt;/span&gt;&lt;span style="font-size: 10.0pt; font-family: 'Comic Sans MS';"&gt;property.       <title>Are Realtors a Good Lead Source for Investors??</title>
      <description>Are realtors a great source of leads for any investor and what would be
their role in the transaction if they are supplying leads?"
Yes, the realtors are a great source of short sale leads. Realtors can do much more than
just providing leads, they can become important components in helping to market and sell properties.
Real estate agents are good at selling homes. You can find an open-minded agent and teach them about what you do; this will develop into a solid relationship and once they close a
short sale and the realtor is comfortable with the short sale concept, they will be giving you an introduction to other realtors.
When you are interviewing realtors you need to be able to explain to them exactly what you need and what you expect from them. You also need to let them know the benefit of working with you.
You, as an investor, have created a better opportunity that the transaction will close.
Investors speed up the process and provide more flexibility in the deal if there are
problems that are encountered along the way. You need to stand out from other real estate professionals by learning about your clients and their needs. You need to develop a
"How can I help" mentality. By developing this mentality, you will build a more meaningful and solid relationship with the realtors that you want to work with.
We all know that time is our most valuable asset. If realtors are working on short sales for their clients then they will realize the value in not spending time on the phone with the lenders. Realtors need to do what they do best and that is selling homes. By negotiating for them on
their short sales, you are giving them back their time to increase their business by working on revenue generating opportunities.
A realtor who delivers a short sale lead to you can make their commission on the listing but also in selling the property. After all, this is what they are trained to do. There are many things that the realtor can do to assist you in marketing the property.
They can help you in determining the selling price for the property. You can ask them their opinion as to what price they believe they could sell the home for quickly. They should be able to provide you with marketing research and comparable property listings.
You can have the realtor manage the BPO. You will want to train them on how to prepare the BPO package. Once they know how to create the BPO (Broker Price Opinion) package and they will meet the agent out at the home for the BPO (Broker Price Opinion). You will also want them to communicate with the seller that the BPO is one of the most important aspects in the short sale process.
Partnerships with real estate investors can be very lucrative for a realtor. With the right direction and partnership, real estate can be a great and profitable opportunity for all parties involved.

&lt;p&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: 'Comic Sans MS'; color: black;"&gt;The application process for a homestead exemption in Texas is about to grow more complex.&amp;nbsp; Earlier this year, the Texas Legislature approved&amp;nbsp;new standards of mandatory disclosure for any one of several kinds of homestead exemptions.&amp;nbsp;&amp;nbsp;Beginning on &lt;/span&gt;&lt;span class="object2"&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;span style="color: #00008b;"&gt;September 1, 2011&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS'; color: black;"&gt;, those new rules go&amp;nbsp;into effect.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Prior to &lt;/span&gt;&lt;span class="object2"&gt;&lt;span style="font-family: 'Comic Sans MS';"&gt;&lt;span style="color: #00008b;"&gt;September 1&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style="font-family: 'Comic Sans MS'; color: black;"&gt;, a homestead exemption was&amp;nbsp;relatively easy to obtain;&amp;nbsp;a property owner simply filed an&amp;nbsp;application.&amp;nbsp;&amp;nbsp;Now, home buyers will have to follow new rules and provide more proof they are eligible for the claimed exemption. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: 'Comic Sans MS'; color: black;"&gt;&lt;span style="font-size: small;"&gt;In order to receive a homestead exemption for property tax purposes, applicants must now provide a copy of their Texas driver&amp;rsquo;s license or Texas state-issued identification card and a copy of their vehicle registration receipt with their application for a homestead exemption.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: 'Comic Sans MS'; color: black;"&gt;&lt;span style="font-size: small;"&gt;In addition, the addresses shown on each of the documents must be the same as the address for which the homestead exemption is sought, according to the Harris County Appraisal District.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: 'Comic Sans MS'; color: black;"&gt;&lt;span style="font-size: small;"&gt;Those who do not own a vehicle will be required to submit a notarized affidavit certifying that fact and provide a copy of a current bill received from a utility company. The address on the utility bill must be the same as the address on the application for a homestead exemption.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

      <description>&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: 'Comic Sans MS'; color: #00b050;"&gt;Diana Olick says: The housing market is shrinking&lt;br&gt;&lt;br&gt;The foreclosure headlines &lt;span class="object3"&gt;&lt;span style="color: #00b050;"&gt;today&lt;/span&gt;&lt;/span&gt; are that one third of all home&lt;br&gt;sales in Q2 were of distressed properties (foreclosures and short&lt;br&gt;sales). The discount on those homes from comparable&lt;br&gt;non-distressed properties was 32 percent. What the headlines&lt;br&gt;don't say is that while the percentage of the market that's&lt;br&gt;distressed rose from a year ago, from 26 to 31 percent, the&lt;br&gt;actual number of distressed sales fell. The share only went up&lt;br&gt;because the number of non-distressed sales fell, leaving the&lt;br&gt;total pool smaller. &amp;nbsp;And there's the biggest problem in housing&lt;br&gt;&lt;span class="object2"&gt;&lt;span style="color: #00b050;"&gt;today&lt;/span&gt;&lt;/span&gt;. Sellers are afraid to put their homes on the market for&lt;br&gt;fear of losing too much equity, which means there are fewer&lt;br&gt;potential move-up buyers. &lt;br&gt;&lt;br&gt;First time buyers are choosing to rent in droves, as unemployment&lt;br&gt;and the wider economy recover far more slowly than expected.&lt;br&gt;This, despite the fact that, nationally at least, it now costs&lt;br&gt;about the same to rent as it does to own. Just look at where the&lt;br&gt;mortgage payment-to-rent ratio has gone over the past few years.&lt;br&gt;Rent, as a percentage of income, is rising and household&lt;br&gt;formation is slowing at an alarming rate, eating into that&lt;br&gt;much-needed first time home buyer demand. The pipeline of&lt;br&gt;troubled loans is still huge, 4-5 million homes, and&lt;br&gt;unfortunately new delinquencies are on the rise again. And then&lt;br&gt;there's this problem: Households are getting bigger, as the&lt;br&gt;current tough mortgage market spurs more multi-generational&lt;br&gt;living. Households had been getting smaller over the past&lt;br&gt;decades, despite population growth. That was great for housing,&lt;br&gt;because it meant more demand. "A one tenth of a percent increase&lt;br&gt;in people per household would wipe out three years worth of&lt;br&gt;population- and immigration-driven household growth," according&lt;br&gt;to Green Street Advisors. While the Lone Star State's&lt;br&gt;second-quarter sales fell 12% from a year earlier, Texas' total&lt;br&gt;sales volume of 58,795 homes was in line with 2009 levels,&lt;br&gt;suggesting the market is maintaining a steady pace with or&lt;br&gt;without federal stimulus. "Texas has dominated national&lt;br&gt;headlines for economic strength, which makes it clear the&lt;br&gt;recovery continues in our state," said Jim Gaines, an economist&lt;br&gt;with the Real Estate Center at Texas A&amp;amp;M University, which&lt;br&gt;publishes the report. "Given the impact of last year's tax&lt;br&gt;credits, I'm not surprised to see fewer sales this quarter&lt;br&gt;compared to last year," Gaines said. &lt;p&gt;According to the 2011 National Housing Pulse Survey released today by the National Association of Realtors&amp;reg;, 72% of renters surveyed said owning a home is a top priority for their future, up from 63% in 2010.&amp;nbsp; Seven in 10 Americans also agreed that buying a home is a good financial decision while almost two-thirds said now is a good time to purchase a home. The annual survey, which measures how affordable housing issues affect consumers, also found that more than three quarters of renters (77%) said they would be less likely to buy a home if they were required to put down a 20% down payment on the home, and a strong majority (71%) believe a 20% down payment requirement could have a negative impact on the housing market.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Over half &amp;ndash; 51% &amp;ndash; of self-described &amp;ldquo;working class&amp;rdquo; home owners as well as younger non-college graduates (51%), African Americans (57%) and Hispanics (50%) who currently own their homes reported that a 20% down payment would have prevented them from becoming home owners.&amp;nbsp; Pulse surveys for the past eight years have consistently reported that having enough money for a down payment and closing costs are top obstacles that make housing unaffordable for Americans. Eighty-two% of respondents cited these as the top obstacle, followed by having confidence in one&amp;rsquo;s job security.&amp;nbsp; The survey also found respondents were adamantly against eliminating the mortgage interest deduction.&lt;/p&gt;
&lt;p&gt;Two-thirds of Americans oppose eliminating the tax benefit, while 73% believe eliminating the MID will have a negative impact on the housing market as well as the overall economy.&lt;/p&gt;
&lt;p&gt;When asked why home ownership matters to them, respondents cited stability and safety as the top reason. Long-term economic reasons such as building equity followed closely behind. On a local level, respondents said neighbors falling behind on their mortgages and the drop in home values were top concerns.&lt;/p&gt;
&lt;p&gt;Foreclosures also continue to remain a large concern, with almost half of those surveyed citing the issue as a problem in their area.&lt;/p&gt;
