This is the November 2011 Real Estate market report for Prospect Connecticut.
 
The average asking price for s Home for sale in Prospect CT in September is down 4% from August, and down 7% from six months ago. Looking back at the last 2 years, the average asking price is down 4% from one year ago and down 8% from two years ago. The market is still rather slow here in Prospect, but well priced and well presented homes are still selling.

Ok so now that the Political race has come to an end, The new TV, Radio and Email marketing blitz is of course for shopping. We are now under an onslaught of "Black Friday Door Buster Sales". 

Everywhere you look there is a special on Laptops, TV's and Nintendo Wii's.  As I lugged the 35lb Thanksgiving Day Newspaper up to our front door I was hit with an idea.  "Why not a Black Friday sale for the Real Estate."

October 2009 Prospect,CT Sold Property Report!

Well October was a busy month here in Prospect.  A total of 10 Properties sold.  These Properties had an average listing price of $298,775.  This is mainly due to theCambridge Drive property Our office sold for $490,000.  I have included a few photos and info on some of the closings below.

The Average sale price for the homes that closed in Prospect for March of 2008 was $297,471
The Average sale price for the homes that closed in Prospect for March of 2009 was $198,400 (-$99,071)
 
The Average Market time for the homes that closed in Prospect in March of 2008 was 55 days.

prospect ct home sales: January 2009 Real Estate Wrap up for Prospect, Ct - 02/19/09 10:57 PM
Well this should be fast Market update since it was a low production month here in the great town of Prospect! 
Only 3 properties sold.
8 Brookwood Court Listed at $260,000 sold for $262,000 in 14 days.
133 Summit Road listed at $249,900 sold for $218,000 in 235 days.
and 12 Scott Road. Listed at $247,500 sold for $238,500 in 21 days.
The three homes aveaged 1,400 square feet.
 
If we flash back to January 2008 there were only 2 closings, but BOTH were over $400,000 and averaged over 3,100 square feet.  I see a trend of smaller, more affordable … (2 comments)

Now lets look at the same statistics for the year prior 01/01/2007/01/01/2008

While the average sale is consistantly 3 bedrooms and close to 1,800 square feet.  The biggerst changes were the days on market (20% longer), and List/Sales Price (10% drop)

   Here in Prospect we had 12 closings in the past month.  The numbers seem a little low, it is mainly due to the fact that three of the sales were Mobile Homes. It is VERY obvious however that people are buying smaller homes. 
   The most expensive house that sold this month in Prospect was $404,000 and was 2,830 square feet.  Last year at this exact time the High was $510,000 and 3,600 square feet.

The Real Estate market here in Prospect has felt the gas price/economy issues that much of the nation has been going through.  As you can see in the info below the average list price for a home in Prospect for the first half of 2007 was $339,149 with an average selling price of $327,869.  That is down  nearly 8.5% for the first half of 2008.  The average list price was $314,432 and the average sale price was $300,722.  The closed sales also decreased from 36 in the first half of 2007 to 28 in the first half of 2008.  This is a … (1 comments)
