      <title>More of the Same! Inland Empire Market Watch June 2008 </title>
      <description>&lt;p&gt;I am still unable to get MLS statistics for the Inland Valley Board of Realtors they have not updated their data since December 2007.&amp;nbsp; As soon as this data is available I will analyze and report on it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We continue riding along a low point in the market, only time will tell if this condition continues in the Inland Empire of California.&amp;nbsp; This comment is made from &amp;nbsp;my observations from the street and in tracking foreclosure and individual city activity, watch out though as SB 1137 may change the numbers in the short term.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Statistics&amp;nbsp;and Analysis&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Inland Valley Board of Realtors data is presently not available.&lt;/p&gt;
&lt;p&gt;Some stats from &lt;a href="http://www.foreclosureradar.com/" title="Foreclosure Radar" target="_blank"&gt;Foreclosureradar.com&lt;/a&gt; about Notice of Defaults (NOD's), Notice of Sales (NOS's) and Foreclosures in San Bernardino County.&amp;nbsp; NOD's and NOS's continue to be running at very high levels.&amp;nbsp; NOD's are have increased 4.3% from last month and up 110.1% from last year. &amp;nbsp;NOS's are up 2.7% from last month and up 233.8% from last year.&amp;nbsp; The real tell of the condition of the foreclosures is the percentage of NOS's that are canceling, presently we are at 11%, during stable or appreciating markets it is as high as 60%.&lt;/p&gt;

      <title>Data Quick's Southland Home Sales Report</title>
      <description>&lt;p&gt;Data Quick reported hat home sales in Southern California continued at their slowest pace in more than two decades last month as many potential buyers and sellers held off if they could, or struggled with mortgage financing if they couldn't, a real estate information service reported.&lt;/p&gt;
&lt;p&gt;A total of 17,424 new and resale houses and condos sold in Los Angeles, Riverside, San Diego, Ventura, San Bernardino and Orange counties last month. That was up 3.0 percent from 16,917 the previous month and down 13.6 percent from 20,166 for June a year ago, according to DataQuick Information Systems.&lt;/p&gt;
&lt;p&gt;While last month's sales were the highest in ten months, it was still the slowest June in DataQuick's statistics, which go back to 1988. The June average is 28,488 sales, the peak was reached in 2005 when 40,156 homes sold.&lt;/p&gt;
&lt;p&gt;The median price paid for a Southland home was $355,000 last month, &lt;strong&gt;down 4.1 percent&lt;/strong&gt; from $370,000 in May and down 29.3 percent from $502,000 for June 2007. The peak of $505,000 was reached in March, April, May and July of last year. Yes, that is 4.1% in a month.&lt;/p&gt;

      <title>SB 1137 will change the foreclosure numbers</title>
      <description>&lt;p&gt;With the recent enactment of SB 1137 in California we can expect a huge dip in Notice of Defaults and Notice of Sales over the next coupe months with a huge spike when the mortgage companies and their servicers get caught up with the notifications and timeline set within the Senate Bill.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Here is a summary of the changes enacted in the bill.&lt;/p&gt;
&lt;p&gt;SB 1137 became effective July 8th as an urgency measure. However, requirements pertaining to the notice of default and the posting and mailing of an entirely new notice will not become operative until 60 days after the effective date.&lt;/p&gt;
&lt;p&gt;The provisions of the new law outlined below apply to loans secured by owner occupied residential real property and made between January 1, 2003 and December 31, 2007. These provisions will remain effective until January 1, 2013. The requirements are extensive and the &lt;a href="https://exchange.octitle.com/exchweb/bin/redir.asp?URL=http://www.leginfo.ca.gov/pub/07-08/bill/sen/sb_1101-1150/sb_1137_bill_20080708_chaptered.pdf" target="_blank"&gt;full act text&lt;/a&gt; should be consulted for details.&lt;/p&gt;
&lt;p&gt;A Notice of Default (NOD) may not be filed by the trustee or lender until 30 days after contact is made in person or by telephone with a borrower to assess their financial situation and explore options to avoid foreclosure, or until 30 day after satisfying specified due diligence requirements.&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;During the initial contact the borrower must be advised of the right to request a subsequent meeting. If a meeting is requested then it must be schedules with 14 days. &lt;/li&gt;
&lt;li&gt;An assessment of the borrower's financial situation and discussion of options may occur at the first contact or at the subsequent meeting, but in either case the borrower must be provided a toll-free number for HUD certified housing counseling agencies. &lt;/li&gt;
&lt;li&gt;A NOD must include a declaration that the borrower has been contacted or due diligence has been use to try to contact the borrower or that the borrower has surrender the property. Due diligence includes having a link to information on options to avoid foreclosure on the web site of the beneficiary or their agent. &lt;/li&gt;
&lt;li&gt;If a NOD was filed prior to the effective date of the new law, without a subsequent notice of rescission, then a new declaration must be included as part of the notice of sale. The declaration must state that the borrower either was contacted to assess their financial situation and explore options to avoid foreclosure or that no contact occurred; in which case the efforts made to contact the borrower must be listed. &lt;/li&gt;
&lt;li&gt;A NOD may be filed when a borrower has not been contacted as required by the new law if the failure to contact the borrower occurred despite the due diligence of the lender or their agent. The actions that constitute due diligence are listed in the new law. &lt;/li&gt;
&lt;li&gt;A new notice has been created by the law and must be posted and mailed at the same time a notice of sale is posted. The notice advises residents that the property may be sold and that their right to continue to reside in the property may be affected, along with certain other information. &lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;Requirements that do not have a delayed operative date include:&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;Maintenance of vacant foreclosed properties; &lt;/li&gt;
&lt;li&gt;The amount of time which must now be given to tenants to vacant foreclosed properties. &lt;/li&gt;
&lt;li&gt;The duties of loan servicers to maximize net present value under loan servicing agreements. &lt;/li&gt;
&lt;/ol&gt;

      <description>&lt;p&gt;OK, I normally write about local restaurants in my neck of the woods but I am on vacation in Oregon and stumbled upon a great place to dine.&lt;/p&gt;
&lt;p&gt;It was like hitting the lotto, my wife two kids and I were totally surprised by the great food, locations, d&amp;eacute;cor and service we received.&amp;nbsp; We were aw struck, we did not expect to find this in a little town off the 101 freeway in Florence Oregon.&lt;/p&gt;
&lt;p&gt;The Bay Street Grille is a pub and restaurant that needs this honorable mention. it is located at 1341 Bay Street in Florence Oregon.&lt;/p&gt;
&lt;p&gt;If you live within 50 miles of this place you need to head there and give it a spin, if you are ever on the 101 freeway near Florence you need to stop by.&lt;/p&gt;
&lt;p&gt;Back to my vacation, next stop San Francisco.&lt;/p&gt;</description>

&lt;p&gt;While on vacation in the small Northern California city of Willows, Where Mom lives, I bumped into a very unique home.&amp;nbsp; It was painted like the American flag, in inquiring about the home I found out that it is actually a rental duplex.&amp;nbsp; The owner of the duplex wanted to reveal his level of patriotism through the painting of his rental.&lt;/p&gt;
&lt;p&gt;I laughed when I heard that he painted his rental unit instead of his primary residence, I guess he had some level of patriotism but not enough to paint his own home.&lt;/p&gt;

      <description>&lt;p&gt;I have a client that is looking to purchase bulk properties in the Inland Empire of of Southern California and I am having a difficult time in providing him with resources that can accommodate his needs.&lt;/p&gt;
&lt;p&gt;He is not a real big bulk buyer but he is looking for lots of 10-30 homes at a time, where do I go to find him bulk sales and if I am not ale to provide him with this service does anyone know where I could refer him for these types of purchases.&lt;/p&gt;
&lt;p&gt;He is not all cash, but he has a few hundred thousand dollars and&amp;nbsp;has a solid background.&lt;/p&gt;

Comparatively speaking,&amp;nbsp;the&amp;nbsp;Corona&amp;nbsp;housing market continues to post brisk sales.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In of&amp;nbsp;May 2008,&amp;nbsp;418 single family homes and a total of&amp;nbsp;22 condos/townhomes sold,&amp;nbsp;up from last month.&amp;nbsp; The problem is that the number of foreclosures are greater than the number of sales each month, as long as this continues prices will continue to relax. &lt;p&gt;Riverside County Median Home Prices have dropped 13%, $19 a Sq/Ft in the last three months.&lt;/p&gt;
&lt;p&gt;San Bernardino&amp;nbsp;County Median Home Prices have dropped 15%, $25 a Sq/Ft in the last three months.&lt;/p&gt;
&lt;p&gt;That equates to $38,000 and $50,000 median home price&amp;nbsp;drops&amp;nbsp;for a 2,000 sq/ft home.&lt;/p&gt;
&lt;p&gt;It also apprears that the median and price per square foot values are&amp;nbsp;dropping even faster than they were earlier in the year.&lt;/p&gt;
