By the skin of my teeth, I just closed a deal where the bank appraisal was a full $200,000 LESS than the offer price....needless to say, both my buyer and the seller completely flipped out, and wanted to know exactly how the appraiser came up with such a low value.

So we all know that in some parts of the country, Real Estate values are holding steady, and in some lucky areas they are even rising (see my recent blog post: 10 Cities w/ Fastest Rising Homevalues), but in some parts of the country homevalues are so depressed that sellers are having a hard time even giving their homes away:

The Golden Rule: "Do unto others as you would have them do unto you."
However, I just read a Wired Magazine article (Cracking the Real Estate Code) which made an interesting point:
Agents do a better job of selling their OWN home than selling comparable homes on behalf of their clients.
The article noted a study of 100,000 homes sold in Chicago, which concluded that Agents keep their OWN home on the market 10 days LONGER & ultimately sell their OWN home for 3% HIGHER than comparable homes they sold for their clients!

I did a search on Google for "Real Estate Directory" and found something VERY interesting:
I could not find 1 single FREE Online Real Estate Directory at all!!!
Every Real Estate Directory that I saw either charged a FEE to create a profile & submit your website to their directory, or at the very least required that you create a 'reciprocal link' to their website on your own website (if you even have one) before they would even consider reviewing your submission!

We all know that home values nationwide are falling, but there are cities where home values are currently stable or even on the rise.
But which of these stubborn cities, with home values that refuse to decline with the rest of us, are rising the fastest?.....What can we learn from them?  Is there some common trait that sets them apart as Real Estate RECESSION PROOF cities?

realtor: Blogging for Business.....Effective Strategy or a Waste of Time? - 08/10/08 08:39 AM

Its important to realize the difference between blogging for BUSINESS and blogging for POINTS or recreation.  Because we are all (or most of us are) active Real Estate professionals, I would think that the main reason we are here is to build our business in some sort of way, even if it is just to gain more knowledge, increase our Internet skill sets, or ultimately create more exposure for ourselves & our business.
