residential: Home Listed for $1.00 on the MLS....thats right, ONE DOLLAR - 08/20/08 12:36 AM

So we all know that in some parts of the country, Real Estate values are holding steady, and in some lucky areas they are even rising (see my recent blog post: 10 Cities w/ Fastest Rising Homevalues), but in some parts of the country homevalues are so depressed that sellers are having a hard time even giving their homes away:
Enter the $1.00 Listing
I just read an article that literally blew me away (Detroit News: Forclosure Fallout, Houses go for a $1), because it told of how a Bank listed one of its REO properties in Detroit for $1.00 … (9 comments)

residential: Illegal Immigrants RAISE Homevalues - 08/14/08 12:51 PM
**This is Part 2 of another blog I wrote: 10 Cities w/ Fastest Rising Homevalues....What Can We Learn? In my last blog, I commented on an article by Money Magazine that listed 10 cities with the fastest rising homevalues in the nation. I did some further research, and found something VERY interesting:  - only 2 of those 10 cities actually INCREASED in population between 2000 & 2007: McAllen,TX & El Paso, TX.....every other city on the list DECREASED in population between 2000 & 2007 (see here). - McAllen, TX had the HIGHEST 1yr home appreciation forecast of all 10 cities: 4% … (3 comments)

residential: 10 Cities w/ Fastest Rising Home Values....What Can We Learn? - 08/13/08 05:58 AM

We all know that home values nationwide are falling, but there are cities where home values are currently stable or even on the rise.
But which of these stubborn cities, with home values that refuse to decline with the rest of us, are rising the fastest?.....What can we learn from them?  Is there some common trait that sets them apart as Real Estate RECESSION PROOF cities?
Below, I've reprinted a portion of a recent Money Magazine article (10 Fastest Growing Real Estate Markets, 05/13/08) which lists 10 cities with the fastest rising home values:
McAllen, Texas
12-month forecast: 4% Median … (17 comments)

residential: The MLS vs. The Internet ---- And the Winner is.... - 08/11/08 07:09 AM

This blog post is based on another blog I wrote called:
FEE to FREE - Will FREE Online Listing Services replace the MLS? That blog received the following 2 GREAT comments (as well as many others) that prompted me to write this blog as a follow-up:
Exerpt from Comment #1: "So many agents are afraid to see the forest for the trees.  Social networking sites like Localism will grow in importance and the public, not the agent will control the content.  As the sites grow in popularity, the amount of information will get larger, the content will get better and … (22 comments)

residential: FREE Property Wanted Ads for your Buyers....get more Listings too! - 08/06/08 03:58 PM

In theory, a Buyer's Agent posting a Property Wanted Ad stating that his/her client wants to buy a home for $300,000 is just as useful as a Seller's Agent posting a Property Listing stating that his/her client wants to sell a house for $300,000.
But strangely enough, only Property Listings are widely advertised or used as a marketing tool for Real Estate. However, Property Wanted Ads should be just as valid & important as Property Listings, because they represent the other half of a Real Estate transaction....the buyer's half.
And think of the FSBO sellers that will be perusing through … (5 comments)

residential: FEE to FREE - Will FREE Online Listing Services replace the MLS? - 08/01/08 10:24 PM

The Multiple Listing Service, though still the premiere Real Estate Property Listing Service in the United States, is beginning to be eclipsed by a multitude of online Listing Services that allow homesellers & Real Estate Agents to list their property for FREE.
The great advantage of these FREE Internet listings, besides their vastly reduced expense to the seller, is the ability to pair them with other great Web 2.0 services, such as Social Networking, to create an enhanced marketplace for the entire Real Estate Industry.....cheaper for sellers to list, easier for buyers to search, and less restrictive for Agents & … (44 comments)
