Getting ready for the winter is a busy time for the home owner.  Here is a few things you may want to check on before the winter weather is upon us.
Turn off the water to the outside faucets.
There should be a valve in the basement to turn the water off inside the house.  There is also a little bleeder valve … (1 comments)

700 B Bail Out Means $5 a Gallon Gas in no Time - 09/26/08 11:03 AM
Let me make a prediction.  If Bush gets this next gift for banks and investment companies, the price on oil speculation will soar past $200 a barrel and we will see $5.00 a gallon gas before the election.  Bush and Mccain will be going around the country saying, "we need to drill here, there and everywhere."  All they want to do is get the oil drilling rights for their oil buddies and they are willing to do it any cost.  Here are the facts. On February 13, 2008 Bush signed the Economic Recovery Act.  This gave between 13-18 billion to the … (7 comments)

Facts and Figures on how a Bank makes or loses money on foreclosures - 09/25/08 01:40 PM
Bush's Fuzzy Math I am wondering why there are no figures supporting this 700 B bail out.  Since the administration can not supply us with these figures I thought I would take a look at how bad this situation is based on actual facts and figures in my neighborhood. This is based on an actual neighborhood, the Lilly Creek subdivision located in Menomonee Falls, Wisconsin, just outside of Milwaukee. My mailing list consists of over 500 homes in the area.  The cost to build these homes from 1998 and 2002 was between $200,000 and $225,000.  The average value of these homes … (2 comments)

A Better Solution to Help the Economy - 09/25/08 12:38 PM
Dear President Bush
I do appreciate the urgency you are giving the matter of economic recovery but do you really think it wise to give billions of dollars to a few major corporations that have proven less than an adequate track record when it comes to handling money.  If we follow the advise of each of those companies we would find that the best way to invest is to spread the money out in many different areas.  If you bail out a few major corporations what guarantee do we have that this will not happen again?  Why would you want to … (6 comments)

Title Problems with Forclosures - 09/24/08 01:10 PM
Has Anyone Else Seen this Problem I have run into a new problem this month.  I have never seen this happen before but this has occurred four times in September.  I try and set an appointment to see a foreclosed property and the Listing Agent tells me there are no more showings because there are problems with the title.  Is this being caused by the loans and bad debt that is being sold?  This is becoming a major problem for me because I now have a list of buyers waiting on a group of properties to see what is going to … (2 comments)

Do You Have a Million Dollar Idea? - 09/24/08 12:23 PM
Here is your chance to sound off and make some real cash.  Google is paying for ideas.  I guess Google has given up on government to come up with solutions and is going to the public.  Great publicity and hopefully they will get some real solutions that work.

I think this is a great idea who's time has come.  Once again Google has come up with an concept that could change the world.  And the best part if it is, we are all on equal ground when it comes to profiting from this deal.  Here's a chance to see … (1 comments)

The Costs of Building a New Home - 09/22/08 05:52 PM
Thinking about building a new home instead of buying an existing?  I know where you are coming from, I have been there myself.  When ever I found a house that looked like it fit my needs one major component would be missing.  It may have been a two car garage instead of a three car.  Or it may have been something as simple as missing ceiling fans in the bedrooms.  If they had ceiling lights I would install the fans myself, but this some houses do not even have ceiling lights. Now that you have decided to look at the possibility … (2 comments)

New Home Construction Examples - 09/20/08 11:34 PM
Do you want to learn the quickest way to build equity in Real Estate? Building a new home is often the quickest way to succeed. Most homes are purchased at fair market value. Chances are if you buy an existing home the only equity that you will have in the home is the down payment. Following are two examples that look into the equity you may have in a home shortly after the purchase date.
Even when buying a home in a buyer’s market finding a home for 10 percent below market value is rare. The ideal situation is to have … (0 comments)

Accountability - 09/19/08 11:29 AM
Suppose you are selling a car and you tell the buyer the brakes are new and the engine and transmission have just been  rebuilt.  You tell the buyer this knowing all along that the brakes, engine and transmission are all about to go.  Who is accountable?  Is it eh buyer or the seller? I don't care if you are Republican, Democrat, Green Party or Independent, where is the accountability when it comes to the way this country has been run?  That goes all the way from the president to every elected official on the local school board.  Can we hold these … (2 comments)

Real Estate and Walls - 09/18/08 05:35 PM
How important are the walls of a property?  One of the most important aspects of a home is the condition.  If the home is clean, there should be no problem getting fair market value for the home.  If the home is less than Q-tip clean, the buyers may be thinking about offering less than the list price.  I always tell my sellers, "the average man can go through a house in less than two minutes, the average woman will go through even faster if the house is not clean."  Cleanliness is one of the most important factors when selling a home. … (2 comments)

Property listings in Menomonee Falls and Milwaukee with a flexible commission scale. - 09/18/08 02:45 PM
Property listings with a flexible commission scale.  Property Sellers have different needs and expectations.  Not one single commission schedule will appeal to every Seller nor suit their needs.   The property type dictates the marketing plan that you will need.  Selling a home is very different than selling a duplex or a multi family unit.  Selling a condominium will have a completely different set of challenges.   Marketing a commercial or investment property is vastly different than marketing a single family home.  Properties can be as diverse as the owners.  Each must have it's own personal marketing plan targeting a specific group of … (0 comments)

Where is the Funding for Education? - 09/11/08 05:38 PM

The inflation we are seeing these days - 09/09/08 02:42 PM
With the inflation we are seeing these days it may be interesting to take a look back at the prices we used to see. Some people think the dollar store is a bargain.  Remember when they were called five and dime stores.  INFLATION!!  The old stores had real toys made in America that were made out of metal and they were not painted with lead based paint.  Twenty five cents would buy you a whole bag of candy that was made with real sugar not the corn syrup that is causing so many heath problems and adding to the shortage of … (4 comments)

The Moment of Truth in Home Buying - 09/09/08 11:41 AM
Most buyers know this is the house they are going to buy as soon as they walk through the door.  You can see the look on their face and the emotions they exhibit as they go from room to room.  They will begin conversations on placement of the furniture and plans to paint, carpet and other changes that will make this house their home.  Things are looking up.  The search appears to be over.  The only detail to consider is the basement.  That is when you hear the drum roll in your head.  What will you find in the basement?
