Because the stock market is doing so poorly, there may be additional funds available at this time. I wrote an offer for a buyer on a short sale in May of 2009.  After jumping through a number of hoops set up by the lender, we waited and waited for their final word.  After a year, the buyer decided to walk away, we executed a cancellation, mutual release in May of 2010.  The following week, a new buyer sends in a request to view the same property.  What would you do?

Short Sales I need your help in regards to understanding the new laws imposed on us as of April 5, 2010.  I have heard, all short sales are now to be reviewed by two new departments set up in HUD and FHA.  The way I understand this, HUD, FHA and the lender determine the fair market value of all future short sale properties.  The property must then be marketed and sold for this amount.  All short sales must now be approved by the lender, HUD and the FHA.
