Answer the Phone Please - 06/17/10 05:50 PM
Ever have this problem?  Trying to set up a showing appointment and the listing agent will not call back.  Or you call a one person office and they tell you to call the office phone to set up an appointment and not the cell number.  It always seems it is the same agents you have to call back 3 or 4 times and finally, two days later you catch them off guard, and they actually answer their phone. If you have that problem, maybe you should check the rules for your local MLS.  After 12 hours you can contact the seller … (3 comments)

What Commission Split is Popular in Your Area? - 06/17/10 05:17 PM
I would like to hear from other parts of the country.  In the Milwaukee market a 6.0% commission is split 3.6% for the Listing Agent and 2.4% for the Selling Agent.  I want to find out if other markets in the US use the same ratio on a commission split. A few brokers insist the split is fair, because they spend money on advertising.  But come on now, no one uses print ads anymore.  So why not be fair about it and do a 50/50 split?  Most of the brokers working with forecloses use the 3.6/2.4 split.  All they do is … (2 comments)

Real Estate Auctions, What a Joke - 06/17/10 11:37 AM
Since when is too little enough?  How many of you have been checking into this new auction craze in real estate?  Have you read the 6 pages of fine print that come with some of these auction houses?  How about the part that reads, "we reserve the right to cancel a sale at any time."  What does that mean?  I've seen too many things go wrong in my carrier to have a buyer sign an agreement that gives the seller the right to kill a deal at any time they wish.  Some auctions will not clear the title of a property.  … (1 comments)

Thinking about renting your own home?  Renting your home may cause a lot of headaches, or it may be the answer to your prayers.  Accumulating all the facts and figures may be the first step in avoiding the headaches.  How much should you charge for rent?  What is the total cost of keeping up your home?  The main costs are the mortgage and taxes, followed by a host of other costs, such as insurance, maintenance, water, lawn care, snow removal, and other issues you may take for granted.  Following  is a link to an article discussing many of the aspects of … (0 comments)

Capping the Oil Leak in the Gulf of Mexico - 06/02/10 01:41 PM
This is my idea on plugging the oil leak in the Gulf coast.  We know the pressure is too great to try any conventional methods.  Why is it I read over 100 blogs where people knew this before the so called experts tried tapping this well?  Surround the well with at least 4 ships, big ships, like oil tankers, hundreds of feet long.  Drop heavy duty vinyl curtains down the mile or so to the bottom of the ocean.  The bottom of the curtains need to be weighted down.  Seal the corners of the curtains as deep as possible.  This will … (4 comments)

The Feel and Smell of a New Home - 06/02/10 11:47 AM
Building a home gives you the opportunity to add the features that are important to you.  This is true for the inside of the home as well as the outside.  The kitchen is the most important room in the house for many people.  Often plans can be changed on paper at little or no extra cost which can make the kitchen area into a dream kitchen.  Modifications can also be made to the garage area, bedrooms, bathrooms, etc..  You may decide to build a house that includes some of today's more energy efficient features.  You can choose your own flooring, counter … (0 comments)
