I canceled my land line, all I need is a fax. From the Internet ads, a simple fax number is much less expensive than a land line. Anyone have any suggestions on who to use, and who to stay away from? Your suggestions will be much appreciated. (4 comments)

Thanks, but no thanks. I'm sure everyone has received the invitation to join yet another Real Estate address book for REO properties. It seems they have covered every color in the rainbow. Come on new, more than $1000 a year, for what? To send a list of any agents willing to give you $1000 to an REO company. How many people are on that list? Is there any guarantee I will be noticed on this list and get a listing? What is stopping me from contacting these agencies myself? There are a number of REO companies with free online sign up. For many a short sale is a last ditch effort to salvage their credit rating. Since so much hinges on the outcome of a short sale, home owners need to make a wise, and informed decision. One of these choices is, which Real Estate Broker is going to sell the home, and which Agent are they going to use to represent them. Is the Agent marketing the home like it is their own? Does the Agent market the best features of the home? Are the number of pictures adequate to show these features, and of a high enough quality to attract (0 comments)

As of August 2010, the City of Milwaukee now offers a program for those on rent assistance, to help them purchase their own home. This program is for Housing Choice Voucher holders (Rent Assistance/Section 8 Program) with the City of Milwaukee . Participants can use the subsidized portion of their rent towards their monthly mortgages for up to 15 years. With prices and interest rates at the lowest in years, is this the time to invest in Real Estate? To answer that question we should look at a few figures. There are a number of duplexes available in the Milwaukee area in the price range between $40,000 to $70,000. Interest rates for investors may range from 6% to 8%, depending on the Buyer's credit score. This example will use a $50,000 duplex with 20% down and a 6% interest rate. It seems some agents think they stand half a chance of fooling the general public by leaving information off the MLS spec sheet. How often have you seen the Square Feet missing from the MLS sheet? Do they over look this box when they are filling in the MLS form? Is this a mistake, a mere over sight, or a part of the marketing plan? Let's face it, one of two things will happen. I hope by now Real Estate agents are using the free office tools offered by Google. One of the most useful is the calendar. It's simple, easy to use, and free. I can set appointments, keep track of my showings and my mileage, just in case the IRS ever asks. One of the features I began using this year is the invite. When an offer is accepted I go through my check list of all the dates and deadlines, inspection, earnest money, loan commitment, walk though, closing, plus all other issues. The City of Milwaukee is still running its Rent Assistance to Home Owner program in which the City of Milwaukee will provide assistance to families currently on rent assistance to buy their own home. This program will pay a portion of the mortgage for up to 15 years. It is a great program, and I know from experience, it works. Homes must meet certain standards. Plenty of eligible homes are available at today's low prices. The City will inspect the home, in addition you still have the option to hire your own State Licensed Inspector to represent you. This one always gets to me. I work with a lot of buyers. The majority of them are extremely interested in one room, the kitchen. This seems to be a consistent fact in Real Estate. Then why is it 98% of listing have one picture of the kitchen? One way to become a really good listing agent and one I would be thrilled to do business with, is to include at least three pictures of the kitchen. Use your imagination, take unusual angles, highlight the size, shape and features of the kitchen. Even if it is dated, show the space the (3 comments)

Looking for the perfect home may be an experience of a life time. It may have its up and downs. Here are a couple of hints to keep the process is perspective. Make a list of your needs and desires. A new home should have everything you need and most of what you desire. Begin your search early. Keep up to date on current market conditions and price trends, interest rates and loan programs. I checked my stocks on August 16, 2010, most of the them were up, a welcome sight these days. I looked at the bottom line and it showed a loss for the day. I went back and double checked, one of the stocks was down almost 25%. It was ZBB, a high tech battery company in Menomonee Falls. I could not understand how solar stocks and other alternative energy stocks were on the way up and ZBB was dropping. When I turned on the news my question was answered. President Obama has visited ZBB that same day, announcing the results of (1 comments)

Are you seeing foreclosed properties being rented in your area? Over the past few weeks I have seen a number of foreclosed properties occupied by tenants in the Milwaukee area. I have talked to a number of agents, who verify, the banks are now renting foreclosed properties. This makes it very difficult to show the properties. In most cases the listing agents are not informed the properties are occupied. The listing agents do not have contact numbers for the tenants and are not able to set appoints and verify the appointment with the tenants. When showing up for the appointment I (0 comments)
