Here is a tip to help stay organized.  Create a new folder for every lisitng and accepted offer in your word, photo and e-mail programs.   I place these as subfolders under LISTINGS and AO (for Accepted Offers).  I place all my pdf files in with folder in my word program.  Once they are closes I file them in a folder for closed files by year, such as Closed 2010.  No matter houw you choose to file, don't forget to do regular back ups.

Looking for Suggestions on a Camera for Business and Pleasure - 12/30/10 01:14 PM
I am thinking of buying a new camera.  Based on what I have experienced with my Pentax MX, I made a list of requirements.  The lens I have now is a 5.8mm (30MM) and is not wide enough to capture an entire room.  I use a .5x adapter, taking it to 15MM, which may be a little wide.  Most of the cameras I am looking at are 24MM or 26MM.  Are these wide enough to capture an entire 12 x 12 room?  Which is the size of a small dining room, or bedroom.  Or will I still need an adapter?   I saw an article on the local newspaper web site a few months ago explaining the increases for natural gas and electricity for 2010 in Wisconsin.  In the spring they were granted a 10% cost of living increase.  How many people do you know receive a 10% cost of living raise?  In the fall they received a second increase of 15% because the weather forecast called for milder winter temperatures. The hardest part of a short sale used to be working with the lender.  Over the past year, lenders have streamlined the process and made it much easier and quicker.  Now the hardest part can be setting an appoint. This only touches the surface.  Real Estate Agents only get paid when the sale is finialized and closes.  A percentage of offers do not close.  This results in a large amount of time invested in scheduling, showings, reports, wrinting offers, collecting paperwprk, etc., etc, with no income in return.

Have you checked the new updates on Homes.com?  They have a new referral service.  Send requests to friends, associates, clients, and customers for a referal.  I think this is the best way to build a business, the old fashion way.  Glad to see a service combining the best of technology and old fashion salesmanship.  Or should that be salespersonship?

Using the Internet to Sell Home Listings - 12/01/10 11:07 AM
Take advantage of the extra traffic for Christmas shopping.  I added a $250 gift certicicate to the buyer for any offer that closes, if it is accepted by December 15th, to my listings.  Add a few key words, like area stores the buyer can choose, and a few popular items they may want to purchase, and you just created a listing with a key words thousands of people will be using over the nest few weeks.  Consider this a small price to pay to move your listings at a time many agents are sitting on them, wandering what to do.
