Massanetta Springs was established in the early 1920s. The community arose out of the Presbyterian church’s desire to house families attending the Massanetta Springs Conference Center. Gradually, the homes were sold to private individuals and in 1999, the community incorporated as a separate residential entity. Today, residents may still enjoy the amenities the conference center has to offer. They can also make use of the swimming pool, basketball court, ball fields, walking trails, and boat rentals.

For the past few months, we’ve been reporting that the Harrisonburg and Rockingham County real estate market is on the verge of some positive movement. In July, we saw that most of the June contracts hadn’t closed yet, and that sales year-over-year were down 6%. Well, the August numbers are in, and this month’s sales were up, and the year-to-date sales significantly increased as well, bringing that -6% to -2%. (The gap is closing!) April is always one of the busiest months of the year for new residential real estate listings. (Which is why you haven't seen much of our team online for a few weeks!) Harrisonburg and Rockingham County -- including Massanutten Resort -- put 153 new residential listings on the market in April thus far. The National Association of Realtors reported that existing home sales rose 6.5 percent from November 2008 to December 2008. This a rare bit of good news for the national real estate market, which saw a drop in sales prices around 15% in from 2007 to 2008. Read more here.

It is certainly a buyer’s market, which means that home buyers have the advantage in negotiations, as well as a broad range of choices. However, since it is a difficult market for sellers, our team’s counsel to inquiring would-be buyers is that they need to be reasonably confident that they will live in the home for a minimum of three years, preferably longer. (For certain properties, renting rather than selling is quite feasible.)

As I wrote in a post a couple of days ago, home prices in the Harrisonburg area did not drop significantly in 2008.
When I ask friends and clients how much they think prices have dropped, on average, from 2007 to 2008, the answer is reliably between 10% and 25%. On a $250,000 home, that would be $25,000 to $62,500! They are probably basing this guess on what they have heard and read in the news. Indeed, many cities across America had year-over-year declines in that range.

There’s no glossing over the fact that 2008 was a difficult year to get a home sold. The demand for homes decreased due to tightening loan requirements (which is largely a good thing) and a rather poignant feeling of caution among buyers. The sharply receding economy has produced those fears, along with bad news reports about the real estate market in particular.

A new 160-acre real estate development is proposed to be built on the Harrisonburg City / Rockingham County border by the Post Office on the South end of town. This project is awaiting zoning approval, but is likely to get the “OK.”
"The complex will include 384 residences in the form of 62 single-family homes, 96 duplexes and 226 townhouses. The front of the property will boast 400,000 square feet of commercial space for “big box” retail stores, restaurants, banks and small shops."

harrisonburg: Breaking Ground for The First Tee in Harrisonburg - 12/23/08 04:11 AM
Yesterday at Heritage Oaks Golf Course, which is owned and run by the City of Harrisonburg, Harman Construction broke ground for a new golf center for The First Tee. The First Tee is a national, non-profit program for youth to not only build upon their golf skills, but also their confidence, social skills, and character. This new learning center is expected to open in May.
While it’s open to the public, the more than 200 members of The First Tee at Heritage Oaks are expected to be the primary users of the 4,200-square-foot building being constructed near the course’s pro shop.

harrisonburg: Harrisonburg Claims Highest Job Growth Rate for Virginia - 12/19/08 02:04 PM
The Virginia Employment Commission published a press release today with numbers for job growth throughout the Commonwealth. Harrisonburg tops the list with 1.9 percent growth from October 2007 to October 2008, or 1,200 to 66,000 jobs. Most of the job growth in our area is due to James Madison University and other service-providing entities.
Other locations on the list were Virginia Beach/Norfolk Area with 1.8 percent growth, Lynchburg with 1.8 percent growth, and Northern Virginia with 0.8 percent growth.
