Changes are coming and it might be harder for some to qualify in obtaining a loan.
That means if you are buying a $100,000 house and you are limited on funds, right now if you go under contract you can ask the seller for $6,000 in seller concessions but when this new ruling takes affect instead of the substantial … (1 comments)

ian anderson: Hey Remember Me? Probably Not! - 06/07/10 10:57 PM
It's been a long time and you probably don't remember me but I would like to share some valuable information about ActiveRain to the community.
Back in 2008 I had the opportunity to meet Bob Stewart and vowed that I would blog to gain contacts, leads, friendships and opportunities.  You could say, I threw it out the window, just like so many I tried it but I got really busy.  So busy blogging was the first thing to go.
Something big happened in Daytona Beach, the short sale and REO real estate market.  I became a very active part of the … (8 comments)

1. Who is your favorite musical artist (post a YouTube Video): This is really a hard one for me. It really depends on the day and the mood. I have to say that I love the classics; The Beatles, Elton John, Pink Floyd, etc... but then I may feel a little mellow like James Taylor, Norah Jones, Sarah McLachlin but then I may feel more like the blues with … (7 comments)

ian anderson: Florida Is One Of The Best Places To Do Business - 07/19/07 01:00 PM
Forbes just released its ranking of the best places for business in the nation and Florida comes out 7th.  For the second year in a row, Forbes.com has ranked the top states for business, taking into account living costs, job and income growth, and educational achievement, as well as projections of job, income, and gross state product growth.  They also measured the amount of available capital and how much red tape state governments inject in the business environment.
It still amazes me how much potential our area has for growth.  We need to encourage business development and growth to build our local … (3 comments)

ian anderson: Finally, Some Good News About The Real Estate Market - 07/12/07 02:18 PM
I just read an article put out by the Florida Association of Realtors.  Finally some good press about the real estate market.  Can the local news do a story with some positives about the market to give the people the confidence they need to start buying again?  I have found so many good buys out in our market and people are hesitant to buy.  "Buyers now have an overwhelming advantage given the wide selection of homes available in many markets," says Lawrence Yun, NAR senior economist.
Here are some highlights from the article about our improving real estate market:
Home prices are expected … (5 comments)

ian anderson: My Meeting with Rudy Giuliani - 07/06/07 03:00 PM

Mayor Rudy Giuliani paid a visit to AIP in Daytona Beach yesterday as a stop on his campaign tour.  I have to tell you a story about being in the right place at the right time.  I was at a 4th of July party with friends and family and I was introduced and in conversation with Greg, one of the executives at American Industrial Plastics.  We were talking about the AIP and their niche in the plastics industry and manufacturing.  I was a manufacturing engineer in the plastics industry prior to getting into real estate so I was reminiscing somewhat about … (11 comments)

ian anderson: A 2008 BMW 535i? Someone is getting some heads to turn. - 07/06/07 01:02 PM
I just got this email from a local realtor offering a 2008 BMW 535i for the selling agent on his listing in Ocean Hammock listed for $1,350,000.  I am all over that!  Sellers are starting to realize that you can do a large price reduction or you can entice the agents to sell your listing.  This is something that is becoming more prevalent in this buyer's market.
Dear Fellow Realtor:
What a way to start the second half of 2007. See the attached flyer for this beautiful Arthur Rutenberg home in Ocean Hammock, at Palm Coast, Florida. This home is priced $150,000 below … (13 comments)

ian anderson: Who Will Win The Pepsi 400 This Saturday? - 07/06/07 10:18 AM

Who is your favorite NASCAR Nextel Cup driver?  You don't want to miss the Pepsi 400 this Saturday July 7th at Daytona International Speedway.  160 laps of bumper to bumper and door to door restrictor plate racing on the world famous 2.5 mile tri oval.
This is just one of the benefits to Livin By The Beach in the Daytona Beach area.  There is nothing like the racing experience at the track.  To feel the pack of cars rush by you while standing only a few feet away, separated by a few cables and some fencing is an awesome experience.  I … (10 comments)

ian anderson: Happy Birthday America! - 07/04/07 06:11 PM

Take a moment to stop and really think about what this great day is about.  It all began on July 4th 1776 with adoption of the Declaration of Independence.  We claimed our independence from Great Britain and democracy was born.  I found a website that has some great information about the birthday of America.
Do you want to learn some interesting facts about the 4th of July?  The US Census Bureau has some interesting statistics.  Do you want to sing a song or two to voice your love for our country?  Take a look at some of these patriotic songs.  Are you … (3 comments)

ian anderson: Are the Fireworks Getting Put Out? - 07/03/07 12:29 PM

Are you getting ready to celebrate the 4th of July?  I know that I am looking forward to a break in the week.  As we get ready to celebrate you might want to make sure there are still going to be fireworks in your area.  Flagler County has initiated a burn ban and some local cities are following suit as we are still considered to be in a drought.
The News Journal has offered a list of local activities you may want to take a look at.  I verified that the City of Ormond Beach is going to have Independence Day … (2 comments)
