      <title>Ugh...Location Company steals another deal</title>
      <description>&lt;p&gt;As I was working on Friday I got a call from a prospect that had found my info on my website.&amp;nbsp; They were looking at moving to my area and wanted to get their financing in line.&amp;nbsp; So I got all their information and got them prequaled on what exactly they could afford.&amp;nbsp; After this I asked if they were working with an agent. NOPE Awesome! So I got them all in line with working with one of my top notch agents.&amp;nbsp; Over the weekend they were able to get some listings sent to them that fit their criteria.&lt;/p&gt;
&lt;p&gt;Then Monday hits... no return calls but get an email "My husbands company referred us to a lender and agent."&amp;nbsp; Ugh are you serious...these guys get to sit back and wait for a paycheck...&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So my question what happens if the buyers had signed a buyers rep?&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;&lt;a href="http://www.loanidaho.com" title="Idaho Home Loans"&gt;General Mortgage Loan Guideline Changes - Regarding Debt Ratios&lt;/a&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Mortgage Loan Guideline Changes&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Conforming Fannie Mae &amp;amp; Freddie Mac Debt Ratios: &lt;br&gt;&lt;br&gt;Since December 12, 2009 the maximum debt ratios are as follows. References to &lt;strong&gt;DU 8.0&lt;/strong&gt; are due to the pending update to Desktop Underwriter(automated underwriting).&lt;br&gt;&lt;br&gt;* DTI &amp;gt; 45% must be approved thru DU Version 8.0&lt;br&gt;* Fannie Mae indicated that debt ratios exceeding 45% require compensating factors. Fannie does not publish a list of compensating factors and it is unknown whether DU 8.0 will approve above 45%&lt;/p&gt;
&lt;p&gt;FHA, VA, USDA &amp;amp; Bond Program Loans:&lt;/p&gt;
&lt;p&gt;Effective with loans funding on or after December 12, 2009 the maximum debt ratios are as follows.&lt;/p&gt;
&lt;p&gt;* Maximum DTI 50% regardless of AUS(&lt;strong&gt;automated underwriting&lt;/strong&gt;) Findings.&lt;br&gt;* DTI 45% - 50% at the sole discretion of the underwriter who will require measurable compensating factors, including, but not limited to 12 months verified housing history with no late payments. Limited payment shock. Cash reserves. Possible increased down payment.&lt;/p&gt;
&lt;p&gt;Minimum FICO on ALL LOANS will be 620..... Gov't or Conforming.&lt;br&gt;Get ready for 640+ credit score requirements as I believe the tightening will continue.&lt;/p&gt;
&lt;p&gt;Borrowers need to prepare themselves to provide more documentation than ever before. Realtors... prepare your clients!!&lt;/p&gt;
&lt;p&gt;But there still has been some exceptions with different buyers due to their strength as a borrower.&amp;nbsp; So there can very well be some compensating factors to get that buyer approved.&amp;nbsp; So do not hesitate to right an LOE (letter off explanation) about the file.&amp;nbsp; This way you make a story behind the file before the underwriter makes there on determination of what the story may be.&lt;/p&gt;

      <description>&lt;p&gt;An &lt;strong&gt;&lt;a href="http://www.loanidaho.com/" title="Get Qualified for a Idaho FHA Loan" target="_blank"&gt;Idaho FHA Loan&lt;/a&gt;&lt;/strong&gt; is a great loan for most first time homebuyers.&amp;nbsp; You are able to get outstanding rates and having to come in with a minimal down payment.&amp;nbsp; Currently FHA is at 3.5% down payment and you are able to do either arm loan, 15 year fixed or the standard 30 year fixed.&amp;nbsp; Rates right now are great and would be a great time for you to find out if you qualify for an &lt;a href="http://www.loanidaho.com/" title="Get Qualified for a Idaho FHA Loan" target="_blank"&gt;&lt;strong&gt;Idaho FHA Loan&lt;/strong&gt;&lt;/a&gt;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you are looking at refinancing your &lt;strong&gt;Idaho FHA Loan&lt;/strong&gt; here is some important information for you:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;FHA Streamline Refinance Changes&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;We have seen tightening of all loan guidelines.... And the same is true for the FHA Streamline Refinance Loan.&lt;/p&gt;
&lt;p&gt;Key Revisions:&lt;/p&gt;
&lt;p&gt;* Seasoning: At time of application the borrower must have made at least 6 payments.&lt;/p&gt;
&lt;p&gt;* Payment History: For &lt;strong&gt;mortgages&lt;/strong&gt; with less then 12 months payment history, all payments must be paid on time. For mortgages with more than 12 months history, no more than one 30-day late is allowed.... and the previous three months must have been made on time as well.&lt;/p&gt;
&lt;p&gt;* Net Tangible Benefit: The lender must determine that there is a benefit to the borrower making the loan. A reduction in PITI(payment) or refincing from an ARM to a fixed rate or reducing the term of the loan. See your preferred lender for the fine print.&lt;/p&gt;
&lt;p&gt;* Certifications &amp;amp; Verifications: Employment must now be verified. And any cash to close funds must be verified.&lt;/p&gt;
&lt;p&gt;* Credit Score: Most lenders require 620 FICO score.&lt;/p&gt;
&lt;p&gt;* Maximum Combined Loan-to-Value: If subordinate financing(2nd lien) is to remain in place then the maximum CLTV = 125%&lt;/p&gt;
&lt;p&gt;With or without an appraisal, this is still a very good loan for those who purchased back when rates were a little over 6% and would like to lock in at these historically low rates today!!&lt;/p&gt;
&lt;p&gt;The benefits to the &lt;strong&gt;Idaho FHA Loan&lt;/strong&gt; is that lenders do not care about new debt taken out since the mortgage was originally taken. And borrowers who have seen a decline in income are not affected.&lt;/p&gt;

      <title>Is Social Media here to stay?</title>
      <description>&lt;p&gt;As we are always in a changing market as new fads come in as others go out.&amp;nbsp; As we have seen the craz of social media being the new firestorm sweeping across the world.&amp;nbsp; But my question is " How long do you think this fad will be here?"&amp;nbsp; Is it here to stay we will just see new branches of it taken off in other directions?&amp;nbsp; I see a lot of people that are putting all their eggs in one basket and wonder if this may hurt them in the long run.&lt;/p&gt;

But as the years go by homeowners can start repairing their credit score by trying to pay off all other debts and even arguing the past negative effects on their credit report. &lt;p&gt;The time a homeowner will be eligible for a new mortgage will completely depend on their effort in trying to repair their credit. One can possibly apply for a new loan within about a couple years after the foreclosure has taken place, but only if they have showed good payment history since then. It is also important to save up quite a bit for a down payment to help make it easier to apply for a new home loan. So if you constantly focus on repairing your credit score you may be purchase a new home within a few years after foreclosure, while someone who does not focus on repairing their credit may have to wait about 4-5 years for their credit to gradually start repairing itself. If you are one of thousands who have had their homes recently foreclosed on remember the key to purchasing a new home will be focusing on rebuilding your credit scores as soon as possible.&lt;/p&gt;

&lt;p&gt;Let's talk about &lt;a href="http://feedburner.google.com/fb/a/buzzboost?id=ikn8n0bph2rs661tf0ndcoq2q0" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;feedburner&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;...add the code to your website..you have options...20 words...50 words or the whole post.&amp;nbsp; I try to make my post interesting within the first 20 words...I like a wide variety of post displayed on my website.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you automatically post your links to&lt;em&gt;&lt;strong&gt; &lt;a href="http://www.facebook.com/s.php?q=real+estate+training&amp;amp;init=quick#/pages/Daytona-Beach-FL/Real-Estate-Training/113941394244?ref=search" target="_blank"&gt;Facebook&lt;/a&gt;.&lt;/strong&gt;&lt;/em&gt;..same thing..its a little intro and an opportunity for more click thrus...more readers and hopefully more sales!&lt;/p&gt;
