Missing in action, the Atlanta home inspector and the home inspectors wife

You know what, the Atlanta home inspector and the home inspectors wife have not really been M.I.A. we have just been really busy doing what we do best. I have been out inspecting all the the fine real estate agents homes around here and Bonnie has been busy building several different websites.

Most of you may or may not know that Bonnie along with Carl Ross built our newest home inspection website at IHIHomeInspections.com and that because of it we we're located on page 16 and moved quickly to page 2 when searching Google for "atlanta home inspector" and we are now located on page 1. Bonnie is wishing she would have made a Camtasia movie about this but she didn't.

I just did a blog post over at our home website IHI home Inspections talking about the new hours for the Sequoyah Regional Library System and I was wondering if anyone else had noticed the change in hours. I know as a family we have spent amny hours there and really enjoy having it to use. I also didn't realize it until a little while ago but even individuals can rent the convention rooms for a really reasonal price. Next time you have to have a meeting, you might consider having it there.

Ruth House benefits from Valentine Sock hop last Friday night, what a blast!

We had such a great time last night st the Valentine Sock hop that was sponsored by the Ruth House. They had a live show, where people from True Life Church and The Ruth House acted out different characters for the 50's and 60's. We had peple do the following songs,

I love the North Georgia Mountains and one day while Breana and I we're up that way we ran up on the following place called "Black Bear Ridge" talk about a beautiful place. Well I am pleased to say that I have now met the terrific agent for the community and according to her the developer is willing to do owner financing, knock 15% off lot prices, give free water hook up and free water for a year and waive the POA fee for a year! Breana and I went up to the Ellijay mountains to visit with my parents and ran across this beautiful subdivision called Black Bear Ridge Mountain sitting well off the beaten path. Ever since we purchased the flip video we try and take it every where we go. We have such a great time with it. I took several videos while visiting with my parents. The veiws from the whole community were spectacular. The cabin in the video is my favorite.

Ruth House benefits from Valentine Sock hop Friday night

We love to get out in the community and one of the organizations or charities that we love to be a part of is the Ruth House which is a Christ centered house for women that helps them get free from addictions. The Ruth House is hosting an old fashion sock hop, with the oldies music, the poodle skirts and oxford shoes. There will also be "brief appearances from some of your favorite old time stars" which should be nothing less than hilarious and fun. Cost is $50.00 per couple which includes dinner and dancing. Child care is 5.00 per child. This is a great way to get out and enjoy an evening with your sweetie and support a local ministry. We have been a part of this ministry for many years and we are amazed at the lives changed and the growth of the house.

Do You Give Estimates?

I ran across this really great post by Keith out in Texas and almost all of the comments did not give out estimates. So here's another question that goes hand in hand with the post, do you give them several names of contractors who you know do a great job?

Via Fort Worth Home Inspector Kent Keith (Fort Worth Home Inspectors):

Client: So you say the air conditioning won't turn on. How much will it cost to fix?

Me: I don't know

Client: The shower has very low water flow? How much will it cost to repair that?

Me: I don't know

Client: I noticed that the old wooden windows are in poor condition and most won't open. How much will it cost to upgrade the windows?

Me: I don't know

Client: Why did I hire you?

Me: To inspect the house ma'am

Of all the hundreds of houses I have inspected, I have had clients ask me many times about repair costs and they are understanding when I tell them that I do not give estimates. But today I had a client that thought I was pretty useless because I refused to give her repair costs of some of the defects. In a professional and calm manner, I tried to make her understand that since I don't troubleshoot defective items, and not knowing exactly what is wrong, I would not have any idea what it would cost to repair and I don't keep up with contractor labor rates and material costs. Besides, I would never want to get that phone call from a mad client that got the estimate from the contractor after I gave them a much lower number.

Do any of you give repair estimates to your clients? I keep thinking I have heard of some states that want inspectors to give repair estimate costs.

Roof repairs and roof inspections from the Atlanta home inspector.

As an Atlanta home inspector I am often called out to do roof inspections on homes that were damaged by hail and insurance companies have it replaced. So many times the home owners want to make sure the job is done correctly

This picture is of a concentric vent for the furnace where the exhaust vent and combustion vent are separate. Air flows into the outer vent and feeds the fire in the furnace and the exhaust fumes exit through the center pipe. There's supposed to be a special cap on the top of these vents that keeps the air from mixing at the top. The roofers put a lead flashing around the pipe to keep it from leaking. Instead of using a regular vent boot they use the lead flashing then they turned the flashing down into the inside pipe. This blocked the air from entering the outside pipe which caused the furnace not to work correctly.

In the above picture, the roofing contractors installed screens on the gutters but they left this space open without any gutter screen protection. I found two or three similar areas where there wasn't any gutter screen protection in place.

As an Atlanta home inspector, I see this kind of stuff all the time.

Peace of Mind - What does that really mean when used with the words home inspection?

As the Atlanta home inspector, when you visit our web site and look at our blog you see these words over and over again "Peace of Mind" but what does that really mean to the home buyer?

What Peace of Mind means to you, the home buyer is that you will have a educated (not exaggerated) opinion of the house that you are looking to purchase. When you go back over your home inspection report, you will quickly know those things that are a safety issue which will need to be dealt with right away and you will also have a separate maintenance summary so that once you own the home you have a check list to go by for maintenance and it's not some generic book, it pertains directly to your new home. When I do a home inspection report I add in those things that are going to need to be dealt with down the road. I also assure you as the home buyer that those things that I find are most of the time, common for this type or age of home.

Do these words come to mind when you think of "Peace of Mind"

Integrity
Honesty
Professional
Qualified
Certified
On time
Educated

If those words come to mind and that is characteristics of someone that you want on your side when buying your home, then give me a call.

I don't know about you, but this amazed me! I realized Activerain that things up quickly, because of their high rankings with Google, but I didn't realize how quick until today. I did a post earlier today called social marketing, and I have it set up the Google alerts me when my name is mentioned in any form or context. Well according to Google, I submitted this post at 3:40 p.m. or right at two hours ago. I just received a Google alert, letting me know that this post was now available online at 6:07 p.m..

It just goes to prove that if you have an announcement that needs to hit through Google quickly then do your post here on Activerain. Folks should be able to find it rather quickly.

Social marketing...questions from the Atlanta home inspector

As an Atlanta home inspector's wife I am constantly looking for different ways to use all the new social marketing tools from Twitter, to Facebook to Activerain, to Diigo, Stumble, and Google. I have started using several different ones, but now it seems like all my time is taken up going from this one to that one checking this status to that status and trying to keep up with my new found friends. There has got to be an easier way. Feeling a little dazed and confused, not a problem, just hang on and I'm sure we'll figure this out.

I know that I am not the only one using these different social marketing tools and using them successfully, but how do you maintain it? Where do you go first? Which ones have you found to be the most valuable? And how do you stay in touch with those you really want to stay in touch with? I know there are some experts out there? Hopefully I can get some great advice. Having a great day? Me too!

I got a phone call early this morning as I got off my bus route that really surprised me and got me to thinking all at the same time. So many times one of the last things that I like to stay to a person is "Have a great day" and that is what I said to my father-in-law as we got ready to hang up. His response surprised me. He said "Don't worry kido, I plan to, I always chose to have a great day!"

I got to thinking about him, his general outlook on life, and why that might be? He's almost always happy, easy going, ready to help, makes people smile, and never meets a stranger. He wakes up in the morning and the first thing he does is choose to have a great day.

So when you woke up this morning, what was you thinking? Was you already planning to have a great day? I must admit "I didn't think about having a great day, I thought about all I needed to do, but having a GREAT day was not one of them." I think I'm going to change the way I start my morning from now on. Won't you join me in having a great day? Which in return will turn into an absolutely GREAT year!

You know I'm seeing the signs for baseball sign ups and I hear the excitement in the air, baseball season is just around the corner and I can't wait to see what happens this year. We have several friends who now have children playing so we might just have to make it out to the ball field.

Realtors, Your Input Is Needed!

I ran across this blog by Kevin and got to wondering about that, because I have also had some call back and cancel their radon inspection. I have found radon in several of the homes that I have tested and my mother in laws was a high level of 13. The Epa recommends doing something at 4. I can't imagine why some one would want to advise someone not to get a radon test.

In the past few months, it seem that I have been hearing realtors tell clients that they "really don't need to have a radon test performed". I have had at least 7 clients actaully schedule a radon test with me, and then consequently, call me back to cancel it, because their realtor had advised them that "they really don't need one".

Well, I am certainly not a lawyer, and by no means a legal authority, but simple deduction tells me that these realtors appear to be sticking their necks way out on the chopping block. Since radon can ONLY be detected by properly testing for it, and the ONLY way to know if you have a high concentration of it and need to have it mitigated is by testing, then WHY would any realtor want to risk telling a client that they do not need to have it tested? Especially when the general fix for most houses is less than $1000?

Suppose that the realtor suggested to a client that he need not have a radon test, and it is discovered at some later date (after the family has moved in), that indeed, there is a very high concentration of radon, and mitigation is definitely warranted. Who do you think that client is going to look to first to pay for it? And possibly other damages as well?

Even if you think you are in an area where the radon concentration is usually low, it may still be a very bad idea to advise your client NOT to have it tested. Are you prepared to guarantee the occupants safety, and warrant that they will never have any ill effects????

I would really like any and all opinions on this from the real estate community. Pleas feel free to elaborate on any opinion you may have, and if you think I'm all wet on this one, please tell me why you have that opinion.

I'm a Canton home inspector for several reasons. One of them is so that I can attend and be a part of my children's lives. Both of my kids are very active in sports and we are once again gearing up for the Cherokee County baseball season. I like being able to schedule my work around the events that go on with both of them. That is one of the benefits of owning my own Canton home inspection business.

I have seen some really unusual things before as an Atlanta home inspector, this one was really, really unusual. And I really could not decide if it was smart or not so smart! Below is a picture that I took during this Alpharetta home inspection.

So here's the mark up that I put in the reoprt,

This is one of the reasons, I recommend a home inspection, I couldn't see this from the ground, and I really couldn't tell if it was sealed around well enough to keep water from penetrating the roof. We have a water spigot on top of the roof along with a bracket for what I guess is a hose to slide through. Now I have to admit, this is either the most unusual things I have seen or maybe the wisest things I have seen. You see this house is surrounded by beautiful huge trees and the leaves are all in the gutters and on the roof. So if I was going to clean the mess off the roof I would probably try and pressure wash it or at least hose it and the gutters off. Christmas Tour of Homes to help Children of Cherokee and Pickens Counties

As an Atlanta Home Inspector I am always looking for things to share and Patricia Sawtelle of Metro Brokers told me about the following and I hope you will be albe to attend if you're local. Governor's Preserve will hold a Christmas Tour of three gorgeous homes Sunday, Dec. 7 from 2 p.m. to 7 p.m. Proceeds will be donated to White Christmas to help needy children in Cherokee and Pickens counties. Admission is only $15, and includes light refreshments. The tour begins at the clubhouse, 500 Barnes Trail. In consideration of the homeowners we are asking no children under 12 years of age attend.

We just attended an incredible home inspection marketing training and I am totally in information over load. We learned so much the past three days and I can't wait to begin sharing it with all my friends here on Active rain. I'm definitely going to be calling on some of you for teleconferences for some great information about your current markets and just general information for the home owners in your area.

I have yet to figure out how to get on paper all the excitement that I have about the new projects that I want to produce. I look forward to sharing where we're at right now and where we're headed and how our rankings are growing on the major search engines.

Have to go for now, I still need to get ready for church, but I couldn't wait to share my excitement with my friends.
