Someone should have hammered in those nails and sanded those splinters!

http://www.ihihomeinspections.com By using a moisture meter, IHI Home Inspections can determine if you need to call a plumber. The moisture output levels found here indicate a wax ring leak. The meter will respond to higher and lower levels of moisture detection and can then be documented in the report details. If the toilet has recently been installed or moved due to floor replacement, make sure the wax ring has been installed. Once the toilet has been moved, the seal is no longer as effective. Also, if the toilet rocks when you have a seat, this is a good indicator of a loosened seal.

I just did a blog post over at our home website IHI home Inspections talking about the new hours for the Sequoyah Regional Library System and I was wondering if anyone else had noticed the change in hours. I know as a family we have spent amny hours there and really enjoy having it to use. I also didn't realize it until a little while ago but even individuals can rent the convention rooms for a really reasonal price. I know that as real estate agents, you get ask all the time by the homeowners the age old question of "How long is my (you fill in here) going to last? How long can I expect my dishwasher to last or what about the roof. The average home owner wants to know the average life expectancy of these normal house hold components and they expect you to know the answer. As an Atlanta Home Inspector, in this market I have been wondering at what point do you throw in the towel on a home with problems? Or better yet, are you even allowed to throw in the towel? There is some things that I just don't understand and one of those things is "Why more people don't get a pre-listing inspection done on a home before doing all that you do?" It seems to me and of course this is just my opinion, but it seems like people go about this a little backwards.

Some of you have figured out that I am morning job that consist of a whole lot of little ones (being a school bus driver is always an adventure). This morning was no exception. The power went out here just about the time all these little ones were due to get on the bus. The storm was blasting through and the winds were incredible. All over the radio you heard drivers telling about this light out or this tree down or power lines across the roads and all other kinds of issues.
