Atlanta didn't make the list as most affordable, but the Atlanta Home Inspector  has been busy due to historical low mortgage rates, home pricing, and a steady median income for the region.

During Atlanta Home Inspections a common find for us, is overgrown or untended shrubbery. In these instances, the unruliness of the shrub can cause a host of issues.
When shrubbery grows too close to your home's siding, moisture collects and can cause deterioration. Algae, mildew and mold growth can also occur. Of course, there is also the possibility that you are providing a smorgasboard for wood destroying organisms, such as termites.

Wood Destroying Organisms! The phrase alone invokes sheer terror, conjuring up images of black and white B movies about mutant insects on the loose. Unfortunately, they are not as uncommon as you might think, but that doesn't make them any less scary.  Termites are perhaps the most common Wood Destroying Organism. However, there are pesky Carpenter bees and Carpenter Ants. There is also a Powder Post Beetle.

 Somedays we forget to see what is all around us because we are too busy living in our heads, worrying about meetings, deadlines and responsiblilites. Somedays we forget to feel the gentle breeze on our skin, the fragile leaves on trees, or the ground beneath our feet.  Somedays we forget to listen to the silence. Somedays we forget to just be.

All of us with children ( especially little boys, it seems) can relate to the
importance of flushing. It would seem that it is a daily reminder in my
home. We teach our children to flush the toilet for obvious reasons, but
why does the home inspector flush your toilet?
 
First lets analyze what happens when you flush your toilet.
 Most residential toilets contain water in both tank and bowl.  When

  It isn't everyday that you hear a compliment like, "Nice flashing", and your mind doesn't travel somewhere it shouldn't... you know what I'm saying. However, in this instance the compliment is totally  innocent and positively directed at an innovative roofer. This rare find deserves accolades because it helps water shed and protects the integrity of the chimney.

When your clothes dryer turns off, are your clothes still wet? Do you have to cycle your dryer two or three times to get the job done? These are common occurrances when your dryer vent is clogged. During a home inspection, make sure that this issue is checked. If your venting system exceeds 25 feet and/or has a 90 degree angle in it, the chances of clogging are higher. When the vent clogs, it causes other major issues with the operating system of your dryer. It can also lead to a potential fire hazard if not cleared.

atlanta home inspections: Electrical Boxes Without Covers are a Routine Find for the Atlanta Home Inspector - 06/24/11 02:35 PM
Electrical junction boxes are required to have a cover. These junction boxes house joining electrical conductors.  While inspecting homes, we often find the covers missing from the boxes.  This is a big safety issue. The electrical box is designed to contain the heat and sparks long enough for a fuse to blow or a breaker to trip. If the wires become loose or overloaded, they produce heat and throw off sparks. In this picture, you can see the insulation is very close to the open splices. If sparks were to drop onto the insulation, it could ignite.  Not sure why this is often oversighted … (2 comments)
