atlanta home inspector home owner tips: Atlanta Home Inspector uses moisture meter to find wax ring toilet issues. - 05/20/11 10:45 AM
http://www.ihihomeinspections.com By using a moisture meter, IHI Home Inspections can determine if you need to call a plumber. The moisture output levels found here indicate a wax ring leak. The meter will respond to higher and lower levels of moisture detection and can then be documented in the report details. If the toilet has recently been installed or moved due to floor replacement, make sure the wax ring has been installed. Once the toilet has been moved, the seal is no longer as effective. Also, if the toilet rocks when you have a seat, this is a good indicator of a loosened seal. If you

As a home inspector I love sharing tips and information with home owners and I ran across an article that listed several of the top home improvements that could be done for less than five hundred dollars. When you're trying to sell your home one of the best things to check is your curb appeal. 1. Wall paper just one wall in a room - this alone can change the appearance of a room dramatically and yet still be affordable. 2. Kitchen roll outs - take out the out dated shelves and add kitchen roll outs. This is one of

atlanta home inspector home owner tips: Atlanta Home Inspector series on "what we inspect" Part 1 - 05/20/08 10:33 AM
Did you know that as an Atlanta Home Inspector I check around 2000 items on each and every home inspection. So many times we are asked to cut our prices, give discounts and other things. The average home inspection takes me 3 to 4 hours to do the job properly, without being rushed. This does not include the time that I spent going over the report with the client or answering any questions they might have. So I thought I would give you an example in a series of some of the things that I check. When I first arrive I stand

Well there it is, let us know what you think of our first effort. Also I can't decide wheather to keep the same format and enter the videos or should I try different back grounds and music for the

If you're like most home owners and have a busy family and a crazy household schedule, there's isn't a "good" time to reseal tubs, showers, sinks and countertops.Waiting 24 hours for traditional caulk to dry before using their tubs, showers, sinks and counters, is not a luxury most people have. Because of this they simply overlook this inexpensive home maintenance project. Overlooking this can turn a small maintenance task into a major repair project. Here is a couple of signs that will give you a clue that it is now time to reseal: Now I know what you're thinking, "He forgot to finish the

As an Atlanta home inspector, I like to give tips on the best ways to maintain your property. This time, I want to talk to you about your gutters and downspouts. Every once in a while as an Atlanta Home Inspector, I find things that are not really a big deal or issue, but would be better if just taken care of for maintenance purposes. atlanta home inspector home owner tips: Atlanta Inspector has a problem with these boots. - 04/04/08 09:36 AM
David Lelak an Atlanta Home Inspector goes the extra mile to walk the roofs of every house when possible. Some things are just not visible from the ground or with binoculars. But I think in this instance this would have been caught. I just love some of the things that I find on homes, especially when Mr. Fix-It (aka homeowner) did the repair job himself. Now don't get me wrong, not all home owners are bad at repairs but some just should not take on repairs. Even I learned my lesson and now know without a shadow of a doubt that

David Lelak, an Atlanta Georgia Home Inspector reveals different issues that are found in the process of doing home inspections. In this case he finds where the ac units have settled and need to be leveled. This is an issue that you will want to check around your own home periodically. When the builder grades and finishes the grading around a home, often times it is fill dirt instead of original ground and the fill dirt will tend to settle. Also if you have a wash area this can cause an area around the units to wash away and this will

atlanta home inspector home owner tips: What kind of damage could we have if this was not caught? - 03/18/08 12:11 PM
David Lelak, I am an Atlanta Home Inspector and I'm here once again talking about the home inspection process, and reminding home-buyers the importance of getting a brand-new home inspected. Most first-time home-buyers failed to realize that they need a home inspection on a brand-new home. They're more worried about is the home Cute, will my furniture fit and can I make the payment. Some don't think about the issues that can be hidden or overlooked by even the most thorough builder. Most of the small things that are overlooked on a brand-new home are not purposefully done and should not be a

David Lelak, an Atlanta home inspector helps to improve your comfort today and lower your energy costs while increasing the value of your home with a home energy tune-up. Why every homeowner wants a home energy tune-up? When buying the older home, upgrading the energy features of the home with a home energy tune-up is a source of revenue. The cost of the improvements can be rolled into your mortgage and can be paid for each month from your energy savings. TUNE-UP is the only energy audit that identifies the group of improvements, whose monthly energy savings exceed the monthly
