Lemonwood Villas in Upland, CA, is a Planned Unit Development (PUD) with a unique and somewhat whimsical character. Streets have names like "Bark" and "Twig" and "Leaf" and are laid out like the branches of a tree, with homes along the branches and curled around cul-de-sacs shaped like imaginary fruit.
This is a charming community of one- and two-story detached homes with large, irregular lots, and quick access to lush greenbelts and an almost hidden park. Three previously-owned homes closed escrow in La Verne during the week ending July 5, 2008, and three La Verne homes reportedly entered escrow during the week, according to the Inland Multi-Regional Multiple Listing Service, which shows listings and sales of previously-owned homes reported by its members.
The MLS said nine new La Verne listings were added during the week, for a total inventory of 110 previously-owned homes listed in La Verne on July 6, including 70 single-family homes with no monthly fees and 40 condominiums, town homes and single-family homes in associations. Shoppers looking to buy a home in Ontario or along the 210-Corridor this week have nearly 5,000 houses, condominiums and town houses to choose from, and if the August sales figures turn out anything like July's, many sellers will be ready to consider all offers rather than wait for the price they've set. In the 7 cities surveyed, there are a total of 4,892 existing units for sale.
More than 28 percent of the units, or 1,391, are vacant. Buyers who are prepared to close escrow quickly have an edge over those who haven't been pre-approved by a lender yet.
