I listed a 30+ year old Huntsville home with a previous client of mine. The home was being used for rental property prior to the listing so it had not been occupied for a few months. After about 2 months on the market the seller decided to have the utilities turned off due to agents leaving lights and air running. A few weeks later, we received and accepted an offer. The buyer was not having a home inspection. As a buyer's agent I knew they would be in trouble even though we didn't know of any problems with the house.
The day after closing the buyer called me (he couldn't reach his own agent) and told me that the utility company could not turn on the water because all of the copper plumbing had been stolen from underneath the house. We have had a lot of problems in this area with that on new construction homes as well.
The buyer threatened to sue my seller because he was sure they knew about the problem. The seller was not at fault not only because he had no knowledge of the problem, but simply because the buyer could not prove when the theft occured. Long story short, the buyer's insurance company had to pay thousands of dollars to correct the problem which costs the buyer his deductible. If the buyer had a home inspection, we could have pinpointed when the problem occured. It might have happened while the seller still owned the property.
HOME INSPECTIONS ARE A MUST HAVE!!! Even if a property is new contruction, builders make mistakes too.

Hi guys. This is my first blog entry ever on any site. I was introduced to Active Rain by my web designer a couple of weeks ago when we were discussing how to grow my business on the web. I don't spend a lot of time on the computer outside of searching for and researching properties for my clients. I was not even really sure what blogging was all about. I set up my account the same day we talked about it and yesterday I received an e-mail from a soldier in Iraq that will be moving to my area soon. He found me through my Active Rain account and wanted to make contact with an agent before coming to the area. I am so excited. Not only because I have the potential to meet a new prospect but because I finally, after nine years in this business, found something that costs me nothing but a little of my time ( and not all of my money) that produces results that you can track! If you're a Realtor then you know how expensive advertising and other sources of attracting new business can be. Getting your name and what you stand for out there in a business where there's tons of competition can be difficult and very expensive, sometimes producing no results. Well, I am convinced that this avenue is for me. It's up to me to turn a prospect into a client but Thanks to Active Rain and Neal from Huntsville PR, I have that chance.
