&lt;p&gt;My husband's&amp;nbsp;employer decided to transfer him from Dawsonville to Douglasville. They gave us 6 days notice to get moved and report to work. I know what you're saying, but if you have a good job with benefits these days you have to do whatever is necessary to keep it. And being that he's the primary bread winner I had no choice but to cooperate.&lt;/p&gt;
&lt;p&gt;I hope this explains why my posts went from featuring Dawsonville to Douglasville. (Well, I haven't posted anything about Douglasville yet- but I will!) The good news is that my real estate license is for the entire state of Georgia and as long as we stay in the state, I can work wherever I go.&lt;/p&gt;
&lt;p&gt;Back to the subject of egg throwing...I have to admit I was hesitant at first to re-group and start over in a new town. I became discouraged and thought about giving up the business for awhile and getting a 'job'. But now that I've had time to digest it and meditate on it for awhile, I've decided that I can't give up doing what I love to do.&lt;/p&gt;
&lt;p&gt;When I moved to Georgia from Florida in 1995 I moved to the area where we have&amp;nbsp;moved to,&amp;nbsp;so&amp;nbsp; I'm familiar with the area. In no time at all, I am up and running- full steam ahead.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;I'm cooking those eggs and they are going to be delicious!&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;I've been feeling a great sadness because the death of Michael Jackson has been the headline on every news program for days and days. It doesn't matter if you are a fan or not,&amp;nbsp;one would think that singing rock music and dancing is the most important thing going on in the entire world.&lt;/p&gt;
&lt;p&gt;Give the man his due and let's move on folks. Are we just using his death as an easy escape from the REAL world tragedies? What does it really mean to you and me who gets the children or how much money is left or who the children's parents are?&lt;/p&gt;
&lt;p&gt;Is this REALLY the most important thing we should be hearing about constantly?&lt;/p&gt;
&lt;p&gt;Today after I posted a blog about my Patriotism, a good friend sent me an email with a video link that has moved me in a way that no pop star could ever move me.&lt;/p&gt;
&lt;p&gt;Several weeks ago 3 GAARNG members were killed in an IED explosion in Afghanistan. This video is of the funeral procession of Staff Sargent John Beale, KIA.&lt;/p&gt;
&lt;p&gt;He was the first Soldier in Henry County Georgia to be killed in action.&lt;/p&gt;
&lt;p&gt;June 11, 2009 they brought his body back and had a caravan from Peachtree City to McDonough, GA.&lt;/p&gt;

      <title>First Annual Dawson Day Extravaganza on Friday the 3rd!</title>
      <description>&lt;p&gt;It's that time of the year again. July 4th, the day we pay&amp;nbsp;homage to Patriotism and Independence. Of course if you know me or have read many of my blogs, you know that I am as patriotic as they come.&lt;/p&gt;

&lt;p&gt;I can't even hear the National Anthem without getting a tear in my eye. Ever since I was a child, my patriotism has been a real soft spot in my heart. I get a quiver inside just to meet and shake hands with a veteran in uniform, or place my hand across my heart and pledge to the flag. &lt;p&gt;I'd like to think that all of us are patriotic every day, not just on July 4th. I usually start every day with a few moments of gratitude and being blessed to be an American has always been on my list.&lt;/p&gt;
&lt;p&gt;I realize that the state of our country isn't well at the moment. We do have many issues and it's probably going to get worse before it gets better. But if you do some research you will find that America is still the greatest country in the world, and thousands of people every day do everything possible just to get here- legally and otherwise.&lt;/p&gt;

      <title>Georgia Tax Credit Signed by the Governor</title>
      <description>&lt;p&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;&amp;nbsp;&lt;/span&gt;Governor Perdue has signed HB 261,&amp;nbsp; creating a Georgia income tax credit up for the purchase of an eligible single-family residence.&amp;nbsp; Although we are happy that the tax credit made it to the signing table, there were a few changes from the original bill that was passed by the Senate.&lt;/p&gt;
&lt;p&gt;The credit is limited to eligible purchases made between June 1, 2009 and November 30, 2009.&amp;nbsp; If you have already closed on your home purchase this year, you will not receive the credit. The credit&amp;nbsp;can be claimed only one time per taxpayer.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The final version of the bill contains an amendment to clarify condominiums and residences occupied at the time of sale are eligible for the credit.&amp;nbsp; In addition, &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;eligible single family residences include&lt;/span&gt;&lt;/strong&gt; :&lt;/p&gt;
&lt;p&gt;-&amp;nbsp;new single family residences&lt;/p&gt;
&lt;p&gt;-&amp;nbsp;previously occupied residences that were for sale prior to the May 11, 2009 and are still for sale after May 11, 2009&lt;/p&gt;
&lt;p&gt;- owner-occupied residences with respect to which the owner's acquisition debt is in default on or before March 1, 2009 (meaning pre-foreclosure properties)&lt;/p&gt;
&lt;p&gt;-residences where a foreclosure has taken place and are owned by the mortgagor or the mortgagor's agent (properties owned by the bank)&lt;/p&gt;
&lt;p&gt;There has been little debate about the need to stimulate the housing market. However,&amp;nbsp;state budget deficits left&amp;nbsp;approval of HB 261 in serious trouble.&amp;nbsp;It was finally&amp;nbsp;decided to reduce the overall maximum benefit of the tax credit to &lt;strong&gt;$1,800 or 1.2 % of the purchase price&lt;/strong&gt; (whichever is less) &lt;span style=&quot;text-decoration: underline;&quot;&gt;spread over three years&lt;/span&gt;&amp;nbsp;so that the overall impact to the state was reduced by allowing the credit to be claimed over three&amp;nbsp; years, while continuing to provide a significant benefit to potential homebuyers.&lt;/p&gt;
&lt;p&gt;It is important to note that this is not just for First Time Home Buyers. Anyone purchasing a home may be eligible for this tax credit.&lt;/p&gt;
&lt;p&gt;It is also important to note that this is not in lieu of the Federal Tax Credit of $8000 that purchasers may also be eligible to receive.&lt;/p&gt;

      <title>Happy Clients Don't Care How Much You Made</title>
      <description>&lt;p&gt;I've been in the real estate business for more than a decade. I have worked for a broker who would not allow any adjustments to commissions, and broker's who let me charge whatever I wanted. One broker I worked for actually had a discount listing option and I admit that I used it a few times.&amp;nbsp; So, I preface by saying that in some very rare cases, it may be necessary to have such an option available. However, my theory about commissions is that the clients could care less..as long as they get what they want and are happy with the services they received from you.&lt;/p&gt;
&lt;p&gt;Yesterday on the way home from a closing, my client said to me &lt;strong&gt;&quot; I know you don't make alot of money on this, and I just want to thank you for everything you have done for me. I appreciate it so much. And, give me another business card. I want to give it to my new neighbors who just put their house up for sale by owner. I'm going to tell them how great you are.&quot;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;We never discussed how much money I made on the deal in literal terms. But of course the commission paid to my company was on the HUD 1 statement. And in spite of this she still felt that the services she received outweighed the compensation I would receive.&lt;/p&gt;
&lt;p&gt;We have agents&amp;nbsp;running around trying to &quot;list the masses&quot; and thinking that making a &lt;em&gt;little&lt;/em&gt; money on &lt;em&gt;many&lt;/em&gt; listings will be better than making a decent commission on just one. If you're like me, you have probably listed a home that expired after the 'here's your sign &amp;amp; good luck' didn't produce a buyer. These&amp;nbsp;agents are missing the whole point.&lt;/p&gt;

&lt;p&gt;Do they express opinions to others that 'realtors make too much money for nothing'?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Or...&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Do they ask for more cards and thank you and refer you to their friends, family and co-workers?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Do they call you when their mother needs to sell her home?&lt;/p&gt;
&lt;p&gt;Do they remember your name in 5 years when they are ready to move again?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Referrals, repeat business, clients for life....I'll take that over instant gratification anytime.&lt;/strong&gt;&lt;/p&gt;

&lt;li&gt;You&amp;nbsp;may be able to qualify for&amp;nbsp;both the Federal AND the Georgia Tax Credits when purchasing a home in Georgia. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;For&amp;nbsp;all the details regarding the tax credit and how you can combine both the Federal Tax Credit and the Georgia Tax Credit, please consult with your tax preparer or accountant.&lt;/p&gt;

&lt;p&gt;I do not know at this moment if the bill passed as it was originally written, or if changes were made. As soon as I get the details, I will update!&lt;/p&gt;

I also believe that if an entertainer/actor earns millions of dollars in their pursuits, it is theirs to do as they please. I love to hear stories of these people giving back to worthy causes and providing much needed dollars to help those in need. And whether they hoard or give, it's really none of my business. This is a free country.&lt;/p&gt;
&lt;p&gt;Having said that, I couldn't help but wonder how many millions were spent on this grand affair? How many thousands were spent on gowns that will only be worn one time? How many millions were spent on lavish parties and jewels, and shoes.&lt;/p&gt;
&lt;p&gt;That's where the trivial part came to my mind. I was thinking about the news report last evening that 77 people in Atlanta lost everything they owned when their apartment building went up in fire on Sunday morning. I was betting that for the price of 2 gowns, these 77 people could probably have replaced their entire belongings and started over.&lt;/p&gt;
&lt;p&gt;My mind recalled that about 3 weeks ago, I totaled the top 5 box office hits for the weekend, and the total was over $100 million dollars. You probably heard the individual figures on the news, right after some lengthy report about how many more hundreds of people were laid off somewhere and how many more homes were foreclosed and how unemployment compensation was running out.&lt;/p&gt;

&lt;p&gt;From careful examination of the facts, I believe I can truthfully explain to you what the tax credits for homebuyers in the new stimulus plan really means to you.&lt;/p&gt;
&lt;p&gt;The Stimulus Plan&amp;nbsp;contains a new tax credit for first-time homebuyers. Essentially, first-time homebuyers within certain income limits who purchase a home &lt;span style=&quot;text-decoration: underline;&quot;&gt;in 2009 before December 1, 2009&lt;/span&gt; will receive a tax credit of up to $8,000.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;The program is similar to the $7,500 tax credit which applied to home purchases made &lt;span style=&quot;text-decoration: underline;&quot;&gt;in 2008&amp;nbsp;after&amp;nbsp;&amp;nbsp;&amp;nbsp; April 9.&lt;/span&gt;&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;&lt;strong&gt;While the Senate version originally included a $15,000 tax credit for all homebuyers, to lower the cost of the Stimulus Plan the final version of the Plan contained this smaller tax credit.&lt;/strong&gt;&amp;nbsp;This tax credit is applicable only to first-time homebuyers.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;To qualify as a first-time home buyer as defined in the programs, the purchaser (and the purchaser's spouse) may not have owned a home in the three years prior to the purchase date of the home. She finally replies to the doctor that she doesn't have any room in her schedule for the flu.&lt;/p&gt;

You're going along all wrapped up in your day to day business and then, WHAM! , something unexpected and unplanned causes you to put everything on hold. Your first response is to fight it, get angry, or 'pitch a hissy fit'. But eventually you have to give in and deal with it. You realize that what you thought was so important really wasn't that important after all. People will wait, listing appointments can be re-scheduled, buyers can be referred out, and it's ok if the newsletter is a week late.&lt;/p&gt;

You could take this opportunity to go over the Buyers Brokerage Agreement with them and ask them to take it home and bring it back to you signed upon your next meeting.&lt;/li&gt;

&lt;li&gt;When showing the home, don't lead them. Stay behind them, and let them explore the home in front of you. Always keep yourself between them and the exit door.&lt;/li&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Avoid going into areas where you could become trapped such as basements, attics, or small rooms. &lt;/li&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Most importantly, have a plan for personal safety and be prepared to use it!&lt;/li&gt;

&lt;p&gt;Personally, I do not feel comfortable carrying a gun. And if you do, &lt;em&gt;make sure you have a license to do so&lt;/em&gt; and that you know how to use it! I have always carried a stun gun in my pocket, but I realize that to use such a device requires the perpetrator to be right upon you. It's safer&amp;nbsp;to have something that reaches out at least 8-12 feet.&lt;/p&gt;

The one I use goes on my keychain, which usually remains in my hand when I am out of my car. The canister types come with clips that you can easily attach to your belt or pants. These&amp;nbsp;also come &amp;nbsp;in&amp;nbsp;handy when walking or running. Pepper spray is&amp;nbsp;effective on dogs and other animals. If you are unsure about which Pepper Spray you should purchase, check with your local Sheriff's Department Safety Officer for a recommendation.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Don't take chances, no sale is worth risking your life!&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;I believe that nothing is ever lost. Time is not lost, because what has passed lives on and gives us wisdom. Someone asked me yesterday why people wait until they are 'old' to make life changing decisions, and&amp;nbsp;why don't they do the smart things earlier? I say it's never too late to make your life better. This is not a dress rehearsal. You must make the most of every moment and never look back, only look ahead!&lt;/p&gt;

&lt;p&gt;Imagine there is a bank that credits your account each morning with $86,400.&lt;/p&gt;

A close friend of mine lost her father-in-law suddenly about 2 weeks ago. And this week, our County Manager's mother-in-law passed away from a sudden illness.&amp;nbsp;&amp;nbsp;My dear friend and 'partner in crime', Julie, &amp;nbsp;is feeling a tremendous loss this year without her mother, who passed away earlier this year. I hope this blesses your heart, as it has mine.&lt;/p&gt;

      <title>I Love Mondays!</title>
      <description>&lt;p style=&quot;text-align: justify;&quot;&gt;What an interesting weekend! So much happened to get my mind&amp;nbsp;on 'speed dial' I debated on my topic this morning.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;On Saturday, the sentencing for Brian Nichols was completed. Brian Nichols was convicted of the Fulton County courthouse shooting THREE YEARS ago. I'm not even going to get into the aspects of the trial or the who's or why's of the entire ordeal or why he should or should not have gotten the death penalty. My attention to the outcome and the reason I became glued to the TV to watch as the sentences were read was to see Brian Nichols reaction to it all. I watched his facial movements, expressions, hand gestures, and where he was staring with his cold, dark eyes.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;Of course I wondered what he was thinking. Was he sorry? Was he remorseful? It was hard to tell. So I let my mind wonder back many years ago and saw a little boy named Brian Nichols. He was about 5-6 years old. He loved his mom, riding his bike, and school. He was as excited about life and growing up as any 5-6 year old boy could be.&amp;nbsp;Even as a teenager,&amp;nbsp;he could never in his wildest imagination dream that one day he would be sitting in a court room with hundreds of people and&amp;nbsp;thousands more watching him on television to see if he would live or die by the hand of the law. Sitting there, he must have felt like the most hated person in the world. He sat&amp;nbsp;straight and upright. I wondered if he was&amp;nbsp;wishing he could crawl under the table and hide like the&amp;nbsp;little boy he once was. As I sat there watching, I began to feel empathy for Brian Nichols and wondered &quot;where did it all go wrong?&quot; He made a mistake, then another, and another. Does he wish he could go back in time and change things? My thoughts turned to my own life, and I realized how many hundreds of mistakes I have made. No, I never killed anyone or committed heinous crimes. But I have made many mistakes that could have resulted in much different outcomes in my life. I began to be thankful that if given the chance to have a &quot;do over&quot;, I believe I would end up pretty much where I am right now in my life. Maybe a little more successful and healthy, but no real dramatic changes.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;Then&amp;nbsp;they led him away from the&amp;nbsp;courtroom in&amp;nbsp;cuffs and chains. And I'm not saying he didn't deserve to lose his, but there was just something about watching someone else lose their freedom that made me SO PROUD that I still have mine! I spent the rest of the weekend feeling grateful for my opportunity to live, work, and be free in spite of &lt;em&gt;my&lt;/em&gt; mistakes!&amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;By the time I watched the 60 minutes piece and heard the doom and gloom reports for 2009 &amp;amp; 2010, I was mentally in a state of success 'in spite of', and it has not phased me at all. I plan to make 2009 the best year of my career, and I know that I will succeed..as will you!&lt;/p&gt;

      <title>Thank You Active Rain</title>
      <description>&lt;p&gt;It was quite a debate this morning over my subject matter. I thought about writing about my latest experience with a buyer. I thought about writing about the market, and how many calls I have had lately. But the biggest issue in my thoughts today have nothing to do with real estate, and I'm just going to go with my gut.&lt;/p&gt;
&lt;p&gt;I have a Tony Robbins CD that I listen to in the mornings when I work out.&amp;nbsp;If you are familiar, you&amp;nbsp;know that there's a part where he says to speak out loud all the things you are grateful for. Then, anticipating that someone will be growling back, he says: &quot;ok, WHAT WOULD YOU BE GRATEFUL ABOUT IF YOU WERE BEING GRATEFUL?&quot; 2008 has been a very trying year for many people. If it has not negatively affected you, you probably know 5-10 people that it has. If you are finding it hard to be grateful, I'm here to tell you that you are not alone. One can easily get depressed and dwell in misery. I think we all have our moments. &lt;span&gt;The key is not to stay there! &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;I would like to say that I am so grateful for Active Rain. Thank you to all of you who have made it possible. This is the greatest thing I have ever become involved with in my entire career. And the best part is that it's free! Thank you to all the wonderful people I have met through AR. Some of you have no idea that I read your blogs every day, and the materials and advice you have shared have been invaluable to me.&lt;/p&gt;
&lt;p&gt;I was watching the news over the weekend and there was a story about a man with his 2 small children standing on the corner somewhere HERE IN AMERICA with a sign, begging for food. The man told how he had lost his job, and was looking for a job. No matter what your opinion of the man, the children should not have to suffer because of it.&amp;nbsp; Then, the newscaster went to the next story. &quot;Twilight&quot; the movie made 70.6 MILLION dollars at the box office over the weekend. .......and children in America are hungry???&lt;/p&gt;
&lt;p&gt;Please take time this week to extend a hand to a needy family. Call your local food bank, senior center, or church to find someone who is in need.&lt;/p&gt;

&lt;p&gt;Join us as we celebrate and pay tribute to our Veterans, active duty military personnel, as well as loyal public servants: Dawson County Sheriff's Department, Fire Department and Emergency Services.&lt;/p&gt;
&lt;p&gt;The Veterans Day National Committee approved Dawsonville as a Veterans Day Regional Site. Atlanta and Dawsonville are the only two Regional Sites in Georgia to receive this honor.&lt;/p&gt;
&lt;p&gt;The parade line-up will begin at the Dawson County Library at 2:30 pm, followed by a moving service at 4:00 pm at the Dawsonville County Middle School, Walls Stadium.&amp;nbsp;&lt;/p&gt;

Recently Dawson County Students were asked to describe the meaning of Veterans Day and submit an essay. The contest was sponsored by the Veterans Affairs of Dawson County.&lt;/p&gt;

He is leaving in January to go back to Iraq for his third time.&amp;nbsp;It is very hard to have your family go to war. You don't know if you will ever see them again. You think about the little girls and boys who won't see their mom or dad anymore. It is very sad. &lt;/strong&gt;&lt;/p&gt;

I have tapes and videos of me and my dad playing with a ball in the backyard when I was about three. I get heavyhearted when I watch the videos and wonder if I will get to see him. My little brother who is two might not get to see my dad ever again. My dad won't get to see him grow up.&lt;/strong&gt;&lt;/p&gt;

Family members lay in the desert in tents alone while we lay in air-conditioned houses. They lay there praying that one day they will be back there with their family. It makes me mad when people blame other people for sending troops over there. They are over there to protect those foolish people who say that stuff. They allow us to be able to worship who we want and dress how we want. We take stuff like that for granted because we really always had that. Freedom does not come free.&lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot;&gt;&lt;strong&gt;I have been to the Veterans Memorial in Washington D.C. and it really made me realize that is really serious and a lot of men and women risked their lives. All the memorials affect my mindset and how I pictured Veterans Day. The emotions of the people at the memorials showed me that a lot have been affected by casualties and wars.&lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot;&gt;&lt;strong&gt;Some people don't know what it feels like to say bye to a loved one and not know if you will get to see them again. If people were to feel how it feels, the world would be a different place. Veterans Day would be more popular than Thanksgiving or Halloween.&amp;nbsp;&amp;nbsp;Some people don't realize that if it wasn't for the veterans and the soldiers right now we wouldn't be able to celebrate Halloween and Thanksgiving.&lt;/strong&gt;&lt;/p&gt;

      <title>On Patriotism....</title>
      <description>&lt;p&gt;You know I don't like getting political on AR. So I will keep this to a minimum. But did anyone else see that piece on CBS this morning yesterday about Patriotism? It seems one of our political candidate's thinks&amp;nbsp;that &lt;em&gt;Patriotism gets in the way of democracy&lt;/em&gt;. This coming from a person who admits on National Television to attending and participating in flag burning ceremonies, and admits he will not stand with hand over heart pledge to our flag, or participate in our National Anthem, but would rather hear &quot;I'd like to teach the world to sing&quot; instead. I have one thing to say about this. If you don't love our country, if you don't honor it, and value it as the greatest country in the world, if you don't feel moved at the sacrifices of all those who have risked or given their lives to protect it......there's a big airplane nearby wherever you are, and I will personally pay for your one-way&amp;nbsp;ticket to whatever country you'd rather live in. I never thought in my lifetime there could come a time when we could even consider electing a president who will not even&amp;nbsp;pledge allegiance to&amp;nbsp;our flag! I respect everyone's right to vote for their choice, and normally I would remain silent. But this I just cannot accept without saying so in the only way I know how.&lt;/p&gt;

&lt;p&gt;Ever since I was a child, I have always been so proud to be an American. From as far back as I remember, I have been moved to tears when I hear our National Anthem, or see a Veteran's Memorial Service. When I graduated high school Valedictorian of my class, my speech was a poem. It was written by Jack Hyles, a pastor and chancellor of the college I attended later that year. I typed it onto red and blue construction paper (yes..typed it! Remember those?) and glued it together making a card. Our National Anthem played softly in the background while I quoted it with all of the emotion and feeling I could muster in my heart at the tender age of 16 fighting back my tears long enough to make it to the end. &amp;nbsp;I still have it- pictured above with my cap &amp;amp; gown.&lt;/p&gt;
&lt;p&gt;I am still so proud to say it out loud. If you feel the need today to feel patriotic, read aloud with me.......&lt;/p&gt;
