What To Do When Life Throws Eggs On You

Sometimes life throws eggs at you and you have to decide whether you let them rot on you.....

or make scrambled eggs and eat them.

My husband's employer decided to transfer him from Dawsonville to Douglasville. They gave us 6 days notice to get moved and report to work. I know what you're saying, but if you have a good job with benefits these days you have to do whatever is necessary to keep it. And being that he's the primary bread winner I had no choice but to cooperate.

I hope this explains why my posts went from featuring Dawsonville to Douglasville. (Well, I haven't posted anything about Douglasville yet- but I will!) The good news is that my real estate license is for the entire state of Georgia and as long as we stay in the state, I can work wherever I go.

Back to the subject of egg throwing...I have to admit I was hesitant at first to re-group and start over in a new town. I became discouraged and thought about giving up the business for awhile and getting a 'job'. But now that I've had time to digest it and meditate on it for awhile, I've decided that I can't give up doing what I love to do.

When I moved to Georgia from Florida in 1995 I moved to the area where we have moved to, so I'm familiar with the area. In no time at all, I am up and running- full steam ahead.

I'm cooking those eggs and they are going to be delicious!

I've been feeling a great sadness because the death of Michael Jackson has been the headline on every news program for days and days. It doesn't matter if you are a fan or not, one would think that singing rock music and dancing is the most important thing going on in the entire world.

Give the man his due and let's move on folks. Are we just using his death as an easy escape from the REAL world tragedies? What does it really mean to you and me who gets the children or how much money is left or who the children's parents are?

Is this REALLY the most important thing we should be hearing about constantly?

Today after I posted a blog about my Patriotism, a good friend sent me an email with a video link that has moved me in a way that no pop star could ever move me.

Several weeks ago 3 GAARNG members were killed in an IED explosion in Afghanistan. This video is of the funeral procession of Staff Sargent John Beale, KIA.

He was the first Soldier in Henry County Georgia to be killed in action.

June 11, 2009 they brought his body back and had a caravan from Peachtree City to McDonough, GA.

First Annual Dawson Day Extravaganza on Friday the 3rd!

It's that time of the year again. July 4th, the day we pay homage to Patriotism and Independence. Of course if you know me or have read many of my blogs, you know that I am as patriotic as they come.

I LOVE AMERICA!

I can't even hear the National Anthem without getting a tear in my eye. Ever since I was a child, my patriotism has been a real soft spot in my heart. I get a quiver inside just to meet and shake hands with a veteran in uniform, or place my hand across my heart and pledge to the flag. My graduation commencement speech was a poem titled "I love America", and I barely got through it without my voice breaking. Click here to read.

I'd like to think that all of us are patriotic every day, not just on July 4th. I usually start every day with a few moments of gratitude and being blessed to be an American has always been on my list.

I realize that the state of our country isn't well at the moment. We do have many issues and it's probably going to get worse before it gets better. But if you do some research you will find that America is still the greatest country in the world, and thousands of people every day do everything possible just to get here- legally and otherwise.

What does it really mean to you?

Georgia Tax Credit Signed by the Governor

Governor Perdue has signed HB 261, creating a Georgia income tax credit up for the purchase of an eligible single-family residence. Although we are happy that the tax credit made it to the signing table, there were a few changes from the original bill that was passed by the Senate.

The credit is limited to eligible purchases made between June 1, 2009 and November 30, 2009. If you have already closed on your home purchase this year, you will not receive the credit. The credit can be claimed only one time per taxpayer.

The final version of the bill contains an amendment to clarify condominiums and residences occupied at the time of sale are eligible for the credit. In addition, eligible single family residences include :

- new single family residences

- previously occupied residences that were for sale prior to the May 11, 2009 and are still for sale after May 11, 2009

- owner-occupied residences with respect to which the owner's acquisition debt is in default on or before March 1, 2009 (meaning pre-foreclosure properties)

-residences where a foreclosure has taken place and are owned by the mortgagor or the mortgagor's agent (properties owned by the bank)

There has been little debate about the need to stimulate the housing market. However, state budget deficits left approval of HB 261 in serious trouble. It was finally decided to reduce the overall maximum benefit of the tax credit to $1,800 or 1.2 % of the purchase price (whichever is less) spread over three years so that the overall impact to the state was reduced by allowing the credit to be claimed over three years, while continuing to provide a significant benefit to potential homebuyers.

It is important to note that this is not just for First Time Home Buyers. Anyone purchasing a home may be eligible for this tax credit.

It is also important to note that this is not in lieu of the Federal Tax Credit of $8000 that purchasers may also be eligible to receive.

What About the Georgia Tax Credit???

Have you been waiting for an update about the Georgia Tax Credit for homebuyers?

Wait no more, here is the latest.

Yesterday evening while attending a business event, I was able to speak directly to Senator Chip Pearson about it. I asked him why the Governor had not signed the bill into law yet. He said that Governor Purdue is waiting for the April Revenue Figures to come in. Once he can see what the numbers are, he will begin to sign the bills that passed in the order of importance. Unfortunately, if the numbers are low some bills that passed will probably not make it into law this year.

Hopefully, the home buyers tax credit will be one at the top of the list. We firmly believe that the recovery of the housing market will be what propels the economy.

I'm not clear on just how long it will be before the April Revenues are in. Of course, the month isn't over yet. I would think we are looking at towards the end of May at the earliest for a resolution.

If you are in the market to buy, don't let this keep you on the fence. You will be able to take full advantage of the tax credit as long as you purchase by December.

However, the excess inventory is being sold. Sales are on the rise and as the inventory goes down, prices will go up and bargains will be much harder to locate.

Interest rates are still low and there are great buyer programs available! Waiting could cost you several thousand dollars.

Happy Clients Don't Care How Much You Made

I've been in the real estate business for more than a decade. I have worked for a broker who would not allow any adjustments to commissions, and broker's who let me charge whatever I wanted. One broker I worked for actually had a discount listing option and I admit that I used it a few times. So, I preface by saying that in some very rare cases, it may be necessary to have such an option available. However, my theory about commissions is that the clients could care less..as long as they get what they want and are happy with the services they received from you.

Yesterday on the way home from a closing, my client said to me " I know you don't make alot of money on this, and I just want to thank you for everything you have done for me. I appreciate it so much. And, give me another business card. I want to give it to my new neighbors who just put their house up for sale by owner. I'm going to tell them how great you are."

We never discussed how much money I made on the deal in literal terms. But of course the commission paid to my company was on the HUD 1 statement. And in spite of this she still felt that the services she received outweighed the compensation I would receive.

We have agents running around trying to "list the masses" and thinking that making a little money on many listings will be better than making a decent commission on just one. You know these people. We call them the 'here's your sign & good luck' agents. If you're like me, you have probably listed a home that expired after the 'here's your sign & good luck' didn't produce a buyer. These agents are missing the whole point.

What is the point? The point is that it's not how many buyers and sellers you get, it's how many you keep.

Do you breeze through their lives, rushing and giving them only half the professionalism they deserve leaving them with a bad attitude when they see your commission on the HUD1 at the closing?

Do they feel like you 'got too much of their money' for what little you did?

Do they express opinions to others that 'realtors make too much money for nothing'?

Or...

Do they ask for more cards and thank you and refer you to their friends, family and co-workers?

Do they call you when their mother needs to sell her home?

Do they remember your name in 5 years when they are ready to move again?

Referrals, repeat business, clients for life....I'll take that over instant gratification anytime.

Seeing the Glass Half Full..An Update on Georgia Tax Credits

Sometimes things don't turn out exactly the way we like, but if you are the kind of person that always looks for the positive in the situation you will appreciate this update.

When Saxby Chambliss worked so very hard to pass the $15,000 Federal Tax Credit we were so proud that it did at least reach the House floor. However, as you know the credit we wound up with is the $8,000 tax credit only available to first time home buyers (which is anyone who has not owned a home in the last 3 years ) We were disappointed that the original amount was changed, but we are happy that we did get the $8,000.

Senator Chip Pearson worked very hard to get the Georgia House Bill 261 $3,600 tax credit for Georgians, and again we were disappointed that the amount was reduced. The Georgia Tax Credit for Home Buyers was debated between the House and the Senate until an agreement was finally reached on Friday giving an $1,800 tax credit (not the $3,600 credit we had hoped for) to Georgians purchasing a home.

So, if we are looking at the glass HALF FULL the GREAT NEWS IS....

The Tax Credit is for $1,800.
It is for ANY home buyer in Georgia, not just first time home buyers.
It will be good for 6 months from the date the Governor signs the bill. (still waiting on that)
You may be able to qualify for both the Federal AND the Georgia Tax Credits when purchasing a home in Georgia.

For all the details regarding the tax credit and how you can combine both the Federal Tax Credit and the Georgia Tax Credit, please consult with your tax preparer or accountant.

Many other Legislative Priorities were fulfilled last Friday regarding Georgia's economy, job growth, and education. Georgia will be a key state paving the way for economic recovery in the United States. Already we have realized a huge increase in activity in the real estate market here in Dawsonville.

THIS JUST IN.....GOOD NEWS!

I just got word that Bill 261 for a $3600 tax credit for Georgia residents has just.....PASSED THE SENATE!!!

This will be in addition to the federal tax credit and available to ALL HOMEBUYERS...not just first time homebuyers in the state of Georgia!

I do not know at this moment if the bill passed as it was originally written, or if changes were made. As soon as I get the details, I will update!

What awesome news today. Special thanks to our State Senator Chip Pearson for his efforts in helping get this bill passed. Senator Pearson has been working alongside the Georgia Home Builders Association and local associations to get this kind of legislation passed and aid in the housing recovery. UPDATE:

The bill still has to be signed by Governor Purdue. Once signed into law, it will only be available for 6 months. In addition, the credit will be divided and used over a 3 year period, not used all at once. I think this is a good thing. It's still a good tax credit amount for three years!

I look for Governor Purdue to sign this bill into law shortly.

Best Advice For Buyers Looking For A Great Deal

The phones have been ringing! Buyers are looking! Homes for Sale are going under contract. I faxed an offer on a foreclosure property last weekend that already had at least one offer on the table. Another one I called about had 4 offers pending review by the seller.

What does this all mean to you the buyer, and how can you get a great deal on a home? Is there really a secret way to get on the 'inside track' , or is there really an 'inside track' in the first place?

First I'm going to tell you that there is no secret. However, there are some tips that I can share with you to ensure that you receive the most up-to-date information and are able to find that 'great deal' that you are searching for. Follow this Do and Don't information and you will be on your way to finding your own GREAT DEAL!

DON'T: Call every Realtor in town asking questions about individual listings. Here's what happens. You call Agent Nancy about a house on Smith Rd. Agent Nancy asks "are you working with an agent." You say NO. Agent Nancy goes to work looking for homes for you. Then, Agent Nancy calls Agent Sandy to inquire about another listing's availability. Agent Sandy says "funny, I just got a call about that a few minutes ago." Eventually YOUR NAME comes up, and Agent Sandy says, HE CALLED ME TOO! I was just sitting here looking for properties for him. What happens now? Both Agent Nancy and Agent Sandy decide you are calling every other agent in town, and lay your name aside and don't call you back. You are no longer taken seriously.

DON'T: Try to do it alone.I realize that many of you are techno-savy, educated and able to purchase a home without anyone's help. However, this is not the time to be stubborn and flex your intelligence. The fact is that in the real estate market today things are happening fast and major changes occur almost every day. Foreclosure properties are listed with agents, not advertised to the general public. In addition, there are many Pre-Foreclosure properties that only an agent would have knowledge of and be able to negotiate a deal for you. Interested in a HUD property? Only AGENTS can represent you to make a bid on a HUD home. And I haven't even mentioned the advantages of having a agent when it comes time for negotiations. Navigating these waters alone would be like representing yourself in a murder trial instead of hiring a defense attorney.

DO: Find a qualified agent that you trust to work for you. It's ok to interview agents. Or, ask a friend for a recommendation. Once you have located an agent that you feel comfortable with, sign a Buyers Brokerage Agreement with that agent.

This agreement ensures the agent that you are trusting them to work for you and that you are not calling other agents. Your agent will make you a top priority and find you what you are looking for. When presented new information on homes, your agent will call you first! It's like having your own "secret agent"!

DO: Listen to the advice your agent offers when it comes time to make an offer. Understanding that if you have entered into this agreement with your agent, they are working for YOU and your best interests. Many people are misled into believing that asking prices are just a figment of the bank's imagination. Please understand that before these properties go back on the market, banks have already hired one or more qualified brokers to make an assessment of the value of the property. Then they will price the property accordingly. Yes, the bank will be inclined to accept a 'reasonable' offer. But folks, 'reasonable' is not $20,000 below the asking price. To make such an offer only wastes everyone's time. It's almost a guarantee that the asking price is still well below the former value of that home. So even at asking price, you will still be in a good position.

What's the bottom line? Hire an agent THAT YOU TRUST, and then TRUST the agent that you hire.

And The Award Goes To....

I didn't watch the awards show last evening. However, I did pause there for a few moments to see 2 awards given for best costume and best art design. The show seemed a bit boring and trivial to me, no offense to you if you are a die hard awards show fan.

I believe that people should be free to create movies, and have entire evenings dedicated to awarding the participants for their achievements. I also believe that if an entertainer/actor earns millions of dollars in their pursuits, it is theirs to do as they please. I love to hear stories of these people giving back to worthy causes and providing much needed dollars to help those in need. And whether they hoard or give, it's really none of my business. This is a free country.

Having said that, I couldn't help but wonder how many millions were spent on this grand affair? How many thousands were spent on gowns that will only be worn one time? How many millions were spent on lavish parties and jewels, and shoes.

That's where the trivial part came to my mind. I was thinking about the news report last evening that 77 people in Atlanta lost everything they owned when their apartment building went up in fire on Sunday morning. I was betting that for the price of 2 gowns, these 77 people could probably have replaced their entire belongings and started over.

My mind recalled that about 3 weeks ago, I totaled the top 5 box office hits for the weekend, and the total was over $100 million dollars. You probably heard the individual figures on the news, right after some lengthy report about how many more hundreds of people were laid off somewhere and how many more homes were foreclosed and how unemployment compensation was running out.

My question is, if America has $100 million dollars extra to spend going to a movie in ONE weekend, are we really in that much trouble economically? Maybe the answer is yes, and our priorities are awry.

I spent some time this morning deciding what my priorities really are and what's the most important thing I need to accomplish today, tomorrow, this month, and this year. I'm glad I watched a few moments of the show, it helped me to gain some perspective into my own self.

Dazed and Confused about Tax Credits

Do you feel confused about tax credits? Did it seem to you that every day of the week last week produced a different description of the facts? It's time to clear up the confusion!

From careful examination of the facts, I believe I can truthfully explain to you what the tax credits for homebuyers in the new stimulus plan really means to you.

The Stimulus Plan contains a new tax credit for first-time homebuyers. Essentially, first-time homebuyers within certain income limits who purchase a home in 2009 before December 1, 2009 will receive a tax credit of up to $8,000.

The program is similar to the $7,500 tax credit which applied to home purchases made in 2008 after April 9.

While the Senate version originally included a $15,000 tax credit for all homebuyers, to lower the cost of the Stimulus Plan the final version of the Plan contained this smaller tax credit. This tax credit is applicable only to first-time homebuyers.

To qualify as a first-time home buyer as defined in the programs, the purchaser (and the purchaser's spouse) may not have owned a home in the three years prior to the purchase date of the home. Single family homes qualify for the program. The home must be the primary residence.

Both tax credits are subject to the same adjusted gross income (AGI) limitations (full credit for AGI less than $75,000 single/$150,000 joint, phased out for AGI up to $95,000 single/ $170,000 joint).

The amount for either credit is the lesser of 10% of the home purchase price or $7,500 or $8,000, as applicable.

While a purchaser still owns the home, the $7,500 credit must be repaid in equal payments over a period of 15 years, starting with the 2010 tax filing. The new $8,000 credit will not need to be repaid. Again, the $7,500 credit needs to be repaid, while the $8,000 credit does not!

Upon sale of the home, any portion of the $7,500 credit not yet repaid is due in full. No portion of the $8,000 credit is due upon sale of the home, if the home is owned for more than three years. If the home is sold within the first three years, the full amount of the credit is due upon sale.

The $7,500 credit was not available to any purchaser utilizing state/local revenue bond money to help finance the home purchase. There is no such restriction on the $8,000 credit.

Under both the $7,500 and the $8,000 programs, the credit will be claimed on the purchaser's income taxes. Any amount in excess of taxes owed will be refunded to the purchaser.

The bottom line:

If you were a first time home buyer and purchased a home between April 9, 2008 and December 31, 2008 you will receive the $7,500 tax credit that must be repaid. (providing all other conditions were met)

If you are a first time homebuyer who purchases a home between Jan 1, 2009 and Dec 1, 2009 you will receive an $8,000 tax credit that does not have to be repaid. (providing all other conditions were met)

It's easy to be confused with all of the information. The easiest way to find out exactly what you qualify for is to contact a professional!

Baby Steps to Recovery

As a member of the Home Builders Association, we have been discussing and promoting the bill introduced by Sen. Johnny Isakson, R-Ga., to advance a $15,000 homebuyers tax break, with the intent to help revive the housing industry.

I am so happy to report that the Senate voted Wednesday night to give a tax break of up to $15,000 to homebuyers. The proposal would allow a tax credit of 10 percent of the value of new or existing residences, up to a $15,000 limit. (Current law provides for a $7,500 tax break for the purchase of new homes only)

Of course this bill could be changed as the measure makes its way through Congress over the next 10 days or so, but it's baby steps in the right direction. I realize that it's not going to help those who are struggling now to keep their homes. I think we all have realized by now that there is no miracle cure for the housing crises. What this will do is allow and even influence buyers to purchase homes. It will be too good of a deal to pass up.

More importantly, there are items being introduced on a State Level to provide additional stimulus and help get the housing market moving with rapid speed in the Georgia market. I will be attending a Legislative Luncheon on the 18th to support some of these measures, and our local representatives. Stay tuned for updates. There is GOOD NEWS on the horizon.

Motivational Monday- Priorities

This is my first day back after a wicked 'bout with the flu. It hit me suddenly and without warning. Once I finally relented to the fact that I was sick, the only thing I could think about was that TV commercial where the doctor tells the woman she has the flu and she's sorting through her day-planner looking for somewhere to schedule it. She finally replies to the doctor that she doesn't have any room in her schedule for the flu.

Life is like that isn't it? You're going along all wrapped up in your day to day business and then, WHAM! , something unexpected and unplanned causes you to put everything on hold. Your first response is to fight it, get angry, or 'pitch a hissy fit'. But eventually you have to give in and deal with it. You realize that what you thought was so important really wasn't that important after all. People will wait, listing appointments can be re-scheduled, buyers can be referred out, and it's ok if the newsletter is a week late.

What I learned is that if you aren't well, you're no good to anybody. My birthday is coming up this week, which has given me cause to reflect on my age and my health. One of the changes I had planned to make in 2009 was to take charge of my health and stop procrastinating and pretending I was still 20. I'm going to make a financial investment in 'ME' this year. I'm re-evaluating financial priorities. For example, having cable television is not as important as me being well and fit. As a matter of fact, it's probably one of the reasons I am not fit. It's too easy to be a couch potato if you have 55 channels to choose from.

Eating out has been banned from the household. Not to mention the actual cost of eating out, the toll it takes on your health is outrageous. You can better manage your health and well being if you prepare your own food. If you plan ahead, it doesn't take that much time to prepare a quick and healthy meal. If you make a little extra, you can even take care of your lunch the next day.

How To Save Money On Your Property Taxes

If you listen to the media, they would have you to believe that there are foreclosure properties on every corner. Since most of our news comes from Atlanta, you have to remember that real estate is local. What has happened in Fulton, Gwinnett, and Cobb counties does not reflect on Dawson County. The number of foreclosure properties in Dawson is not even percentage wise anything close to areas such as Gwinnett County.

However there ARE and HAVE BEEN foreclosure properties in Dawson County, and there will continue to be as the economy remains unstable. What does this mean to you, a homeowner?

If there have been foreclosure properties in your neighborhood, this may have affected the value of your home. If you question the assessed value of your home on your property tax bill, you can file a Residential Property Tax Return.

Between January 1 and April 1, you may contact the Dawson County Tax Assessors Office and file a Residential Property Tax Return. You can download/print the Property Tax Return Form however you must file this form in person.

Home Owners would declare what they believe is the true value of their property. The return then goes through a process exactly as an appeal would, and will be reviewed by the Board of Assessors. By law, assessors are required to set(or change) the value of your property by January 1st of each year.

Of course, there is no guarantee that the assessor will agree with your assessment, but by filing this return you stand a chance of have your property value adjusted, and therefore your property taxes reduced.

Other ways to save:

Homestead Exemption- If you purchased a home this year, you may file a Homestead Exemption between January 1 and March 1. To qualify for a homestead exemption,the property must be owned by the taxpayer and occupied as his or her legal residence. Once recorded, it will automatically renew every year.

Senior Citizen Exemption- Persons who are 62-65 years old may qualify for this exemption.(qualifying age depends on income) Contact the Tax Assessors office for details.

There are a few other exemptions you may examine such as exemptions regarding land used for agricultural purposes.

CONGRATULATIONS TO OUR STATE SENATOR CHIP PEARSON, who has been reappointed as Chairman of the Senate Economic Development Committee by Lt. Governor Casey Cagle. The reappointment was announced last week. (Senator Pearson serves Dawson, Fannin, Gilmer, Lumpkin, Pickens, Union, and part of Forsyth and White Counties.)

I'm excited to have Senator Pearson on our side in these trying times. In a statement to the press Senator Pearson says that the state's housing market may be a good place to start, and a catalyst to get past this downturn. Senator Pearson says he will push to cut unnecessary red tape and regulations in the lending industry to allow more people to purchase homes.

At a recent meeting with members of the state Senate and House Economic Development Committees, several options were discussed. One item up for discussion, was a program to provide down payment assistance to buyers. If you are a first time homebuyer, this should be of great importance to you. As of last October down payment assistance programs were cut and at the present time, FHA loans require a 3% downpayment.

Don't be a Statistic..Protect Yourself!

There's alot of talk these days about agent safety. I've noticed that as the economic crunch goes on, crime is on the rise. Being near the metro Atlanta area, the daily news is full of tales of robbery, home invasions and the like. Recently, a couple in the metro Atlanta area robbed three different real estate agents within 2-3 days. Why? Agents are not being as safe as they should be.

I know there are many 'macho' men reading this and thinking that "This is for the women." Did you know that statistics show that more MEN are actually killed in robberies than women? So Listen Up!

Living and working in Dawsonville, GA is not like "the big city". Crime here is very low, and I could easily forget to be a safe agent. However, crime can occur anywhere at any time and you should always practice personal safety.

Here are some tips I learned at a recent safety class:

Be alert! Know what's around you, and if you feel uncomfortable in a situation you should get out! I always say you should 'go with your gut'. If it feels like the twilight zone, it very well may be!

Always, and I say ALWAYS, meet potential buyers at your office. Introduce them to someone else, make a copy of their ID, and have them fill out a Customer Information Sheet. You could take this opportunity to go over the Buyers Brokerage Agreement with them and ask them to take it home and bring it back to you signed upon your next meeting.

Don't hold an Open House alone. In what other line of business do we advertise to the general public that we will be alone at a certain address, at a certain time? It's like saying to criminals.."I'm here, come get me!". Find someone to sit the open house with you. If your seller pressures you, just tell them it's company policy for an agent NOT to sit an open house alone. They will have to wait until you are able to schedule someone to be with you.

Develop a code distress signal with someone in your office or a family member. If you feel scared or intimidated, simply inform your customer that you need to make a quick call and say to your contact person " I'm at such and such address and I forgot the red folder. "

Always drive your own car, and let the customers follow you. A man, a woman or even a couple can be a threat to you once you have them in your car, and they can control you. Remember to NEVER park in front of their car. Let them pull into the drive ahead of you. Park on the street if you must.

When showing the home, don't lead them. Stay behind them, and let them explore the home in front of you. Always keep yourself between them and the exit door.

Avoid going into areas where you could become trapped such as basements, attics, or small rooms.

Most importantly, have a plan for personal safety and be prepared to use it!

Personally, I do not feel comfortable carrying a gun. And if you do, make sure you have a license to do so and that you know how to use it! I have always carried a stun gun in my pocket, but I realize that to use such a device requires the perpetrator to be right upon you. It's safer to have something that reaches out at least 8-12 feet.

I recommend Pepper Spray. NOT MACE! Studies have shown that mace is not effective on people under the influence of narcotics or alcohol. The chemical agent of Pepper Spray will automatically close the eyes of someone, even if they did not feel the pain. So, even if they still want to come after you, they will not be able to see. You can purchase large or small canisters of Pepper Spray. The one I use goes on my keychain, which usually remains in my hand when I am out of my car. The canister types come with clips that you can easily attach to your belt or pants. These also come in handy when walking or running. Pepper spray is effective on dogs and other animals. If you are unsure about which Pepper Spray you should purchase, check with your local Sheriff's Department Safety Officer for a recommendation.

Don't take chances, no sale is worth risking your life!

It's hard to believe, but 2008 is coming to an end. As we look ahead to 2009 with anticipation and excitement, we also may find ourselves wondering where the time has gone!

I believe that nothing is ever lost. Time is not lost, because what has passed lives on and gives us wisdom. Someone asked me yesterday why people wait until they are 'old' to make life changing decisions, and why don't they do the smart things earlier? I say it's never too late to make your life better. This is not a dress rehearsal. You must make the most of every moment and never look back, only look ahead!

Are you suffering from a loss this Christmas Season?

This is for those of you who, like me, have suffered a loss in your life. Maybe your loss was years ago, and you still feel sad during this 'Season of Joy'. For me, it was to be my only child. I lost him on December 14, 1999. A close friend of mine lost her father-in-law suddenly about 2 weeks ago. And this week, our County Manager's mother-in-law passed away from a sudden illness. My dear friend and 'partner in crime', Julie, is feeling a tremendous loss this year without her mother, who passed away earlier this year. I hope this blesses your heart, as it has mine.

My first Christmas in Heaven

I see the countless Christmas trees, around the world.

With tiny lights, like Heaven's stars, reflecting on the snow.

The sight is so spectacular, please wipe away your tears.

For I am spending Christmas with Jesus Christ this year.

I hear the many Christmas songs that people hold so dear.

But the sounds of music can't compare with the

Christmas choir up here.

I have no words to tell you, the joy their voices bring.

For it is beyond description, to hear the angels sing.

I know how much you miss me, I see the pain inside your heart.

Amazing What Brainstorming Can Do! Comments & Ideas Needed!

Last year I attended a seminar where we were asked to quickly write down all the uses we could think of for a paper clip. They offered $20 to the person who could think of the most uses. The winner had a list of 12 things he thought of. Then, they asked us to group together in teams of 4, and together make a list of uses for a paper clip. The winners each received $20. The winners had a list of 44 things! Of course the idea was to teach us the benefits of brainstorming. This lesson I took to heart and have used it in my business ever since.

Some time ago, a few agents in my office decided to set aside Tuesday mornings for a brainstorming session. I'm amazed at the ideas that made it to paper! I encourage you if you have never tried this to set one up and experience the results for yourself.

Speaking of brainstorming...I feel like that's what Active Rain does for me on a daily basis. To me, it's the encyclopedia of real estate compiled by the best minds in the industry. I am so grateful to be a part of it!

I am also excited to have the next couple of weeks to work on my 2009 plans. This year, I'm not traveling or attending any family events. My family spent Thanksgiving together, and we went our separate ways for Christmas. So, while the rest of you are cooking turkeys, opening presents, and waiting in airport terminals I will be sitting here at my desk planning and arranging my 2009 schedule.

There are several new items I plan to implement to increase my business. Going back to the basics and farming and doing newsletters is one. Creating time blocks for prospecting is another. What I would like to know is:

How was your 2008? Were there specific things that you added in 2008 that you had not done before that increased your business? (If 2008 is not a good year to compare to, then use another year.)

I believe that no matter where you live in the good ole' USA, the Internet is the predominant force in marketing and produces the most results. If you agree with this, then:

What internet site do you feel generated the most response for you in 2008?What do you plan to do different in 2009 in regards to your Internet presence?

What new ideas do you plan to use to not only make it through 2009, but to excel in spite of the 'recession' ?

What did you try consistently in 2008 that did NOT produce the desired results, and that you will be deleting from your plan for 2009?

I Love Mondays!

What an interesting weekend! So much happened to get my mind on 'speed dial' I debated on my topic this morning.

On Saturday, the sentencing for Brian Nichols was completed. Brian Nichols was convicted of the Fulton County courthouse shooting THREE YEARS ago. I'm not even going to get into the aspects of the trial or the who's or why's of the entire ordeal or why he should or should not have gotten the death penalty. My attention to the outcome and the reason I became glued to the TV to watch as the sentences were read was to see Brian Nichols reaction to it all. I watched his facial movements, expressions, hand gestures, and where he was staring with his cold, dark eyes.

Of course I wondered what he was thinking. Was he sorry? Was he remorseful? It was hard to tell. So I let my mind wonder back many years ago and saw a little boy named Brian Nichols. He was about 5-6 years old. He loved his mom, riding his bike, and school. He was as excited about life and growing up as any 5-6 year old boy could be. Even as a teenager, he could never in his wildest imagination dream that one day he would be sitting in a court room with hundreds of people and thousands more watching him on television to see if he would live or die by the hand of the law. Sitting there, he must have felt like the most hated person in the world. He sat straight and upright. I wondered if he was wishing he could crawl under the table and hide like the little boy he once was. As I sat there watching, I began to feel empathy for Brian Nichols and wondered "where did it all go wrong?" He made a mistake, then another, and another. Does he wish he could go back in time and change things? My thoughts turned to my own life, and I realized how many hundreds of mistakes I have made. No, I never killed anyone or committed heinous crimes. But I have made many mistakes that could have resulted in much different outcomes in my life. I began to be thankful that if given the chance to have a "do over", I believe I would end up pretty much where I am right now in my life. Maybe a little more successful and healthy, but no real dramatic changes.

Then they led him away from the courtroom in cuffs and chains. And I'm not saying he didn't deserve to lose his, but there was just something about watching someone else lose their freedom that made me SO PROUD that I still have mine! I spent the rest of the weekend feeling grateful for my opportunity to live, work, and be free in spite of my mistakes!

By the time I watched the 60 minutes piece and heard the doom and gloom reports for 2009 & 2010, I was mentally in a state of success 'in spite of', and it has not phased me at all. I plan to make 2009 the best year of my career, and I know that I will succeed..as will you!

Thank You Active Rain

It was quite a debate this morning over my subject matter. I thought about writing about my latest experience with a buyer. I thought about writing about the market, and how many calls I have had lately. But the biggest issue in my thoughts today have nothing to do with real estate, and I'm just going to go with my gut.

I have a Tony Robbins CD that I listen to in the mornings when I work out. If you are familiar, you know that there's a part where he says to speak out loud all the things you are grateful for. Then, anticipating that someone will be growling back, he says: "ok, WHAT WOULD YOU BE GRATEFUL ABOUT IF YOU WERE BEING GRATEFUL?" 2008 has been a very trying year for many people. If it has not negatively affected you, you probably know 5-10 people that it has. If you are finding it hard to be grateful, I'm here to tell you that you are not alone. One can easily get depressed and dwell in misery. I think we all have our moments. The key is not to stay there!

I would like to say that I am so grateful for Active Rain. Thank you to all of you who have made it possible. This is the greatest thing I have ever become involved with in my entire career. And the best part is that it's free! Thank you to all the wonderful people I have met through AR. Some of you have no idea that I read your blogs every day, and the materials and advice you have shared have been invaluable to me.

I was watching the news over the weekend and there was a story about a man with his 2 small children standing on the corner somewhere HERE IN AMERICA with a sign, begging for food. The man told how he had lost his job, and was looking for a job. No matter what your opinion of the man, the children should not have to suffer because of it. Then, the newscaster went to the next story. "Twilight" the movie made 70.6 MILLION dollars at the box office over the weekend. .......and children in America are hungry???

Please take time this week to extend a hand to a needy family. Call your local food bank, senior center, or church to find someone who is in need.

Dawsonville, GA We invite you to join us for our 4th Annual Veterans Day Celebration on November 11, 2008.

Join us as we celebrate and pay tribute to our Veterans, active duty military personnel, as well as loyal public servants: Dawson County Sheriff's Department, Fire Department and Emergency Services.

The Veterans Day National Committee approved Dawsonville as a Veterans Day Regional Site. Atlanta and Dawsonville are the only two Regional Sites in Georgia to receive this honor.

The parade line-up will begin at the Dawson County Library at 2:30 pm, followed by a moving service at 4:00 pm at the Dawsonville County Middle School, Walls Stadium.

Our Honorary Grand Marshal will be: WWII Veteran George David

Master of Ceremony: Captain Larry Freeland

Keynote speaker: Colonel Jesse Johnson

The meaning of Veterans Day is powerful. It is a day that we show respect toward the men and women who risk their lives to keep us free. Recently Dawson County Students were asked to describe the meaning of Veterans Day and submit an essay. The contest was sponsored by the Veterans Affairs of Dawson County.

Cameron Millholland, a seventh grader at Dawson County Middle School, was chosen as the overall winner. This is Cameron's esay.

Veterans Day is very emotional for me because my father serves as a Major in the Marines. He is leaving in January to go back to Iraq for his third time. It is very hard to have your family go to war. You don't know if you will ever see them again. You think about the little girls and boys who won't see their mom or dad anymore. It is very sad.

I think back to all the moments and memories that me and my dad had together. I have tapes and videos of me and my dad playing with a ball in the backyard when I was about three. I get heavyhearted when I watch the videos and wonder if I will get to see him. My little brother who is two might not get to see my dad ever again. My dad won't get to see him grow up.

I try to stay positive though. Others families are having to go through this rough time. Family members lay in the desert in tents alone while we lay in air-conditioned houses. They lay there praying that one day they will be back there with their family. It makes me mad when people blame other people for sending troops over there. They are over there to protect those foolish people who say that stuff. They allow us to be able to worship who we want and dress how we want. We take stuff like that for granted because we really always had that. Freedom does not come free.

I have been to the Veterans Memorial in Washington D.C. and it really made me realize that is really serious and a lot of men and women risked their lives. All the memorials affect my mindset and how I pictured Veterans Day. The emotions of the people at the memorials showed me that a lot have been affected by casualties and wars.

Some people don't know what it feels like to say bye to a loved one and not know if you will get to see them again. If people were to feel how it feels, the world would be a different place. Veterans Day would be more popular than Thanksgiving or Halloween. Some people don't realize that if it wasn't for the veterans and the soldiers right now we wouldn't be able to celebrate Halloween and Thanksgiving.

I have started to appreciate Veterans Day a lot more than I used to. Since my dad went to Iraq for the first time Veterans Day is probably one of my favorite holidays. I try not to worry a lot because I know God is in control.

On Patriotism....

You know I don't like getting political on AR. So I will keep this to a minimum. But did anyone else see that piece on CBS this morning yesterday about Patriotism? It seems one of our political candidate's thinks that Patriotism gets in the way of democracy. This coming from a person who admits on National Television to attending and participating in flag burning ceremonies, and admits he will not stand with hand over heart pledge to our flag, or participate in our National Anthem, but would rather hear "I'd like to teach the world to sing" instead. I have one thing to say about this. If you don't love our country, if you don't honor it, and value it as the greatest country in the world, if you don't feel moved at the sacrifices of all those who have risked or given their lives to protect it......there's a big airplane nearby wherever you are, and I will personally pay for your one-way ticket to whatever country you'd rather live in. I never thought in my lifetime there could come a time when we could even consider electing a president who will not even pledge allegiance to our flag! I respect everyone's right to vote for their choice, and normally I would remain silent. But this I just cannot accept without saying so in the only way I know how.

Ever since I was a child, I have always been so proud to be an American. From as far back as I remember, I have been moved to tears when I hear our National Anthem, or see a Veteran's Memorial Service. When I graduated high school Valedictorian of my class, my speech was a poem. It was written by Jack Hyles, a pastor and chancellor of the college I attended later that year. I typed it onto red and blue construction paper (yes..typed it! Remember those?) and glued it together making a card. Our National Anthem played softly in the background while I quoted it with all of the emotion and feeling I could muster in my heart at the tender age of 16 fighting back my tears long enough to make it to the end. I still have it- pictured above with my cap & gown.

I am still so proud to say it out loud. If you feel the need today to feel patriotic, read aloud with me.......
