dawsonville ga: Happy Clients Don't Care How Much You Made - 04/28/09 07:28 AM
I've been in the real estate business for more than a decade. I have worked for a broker who would not allow any adjustments to commissions, and broker's who let me charge whatever I wanted. One broker I worked for actually had a discount listing option and I admit that I used it a few times.  So, I preface by saying that in some very rare cases, it may be necessary to have such an option available. However, my theory about commissions is that the clients could care less..as long as they get what they want and are happy with the … (7 comments)

dawsonville ga: Best Advice For Buyers Looking For A Great Deal - 03/16/09 07:27 AM
The phones have been ringing! Buyers are looking! Homes for Sale are going under contract. I faxed an offer on a foreclosure property last weekend that already had at least one offer on the table. Another one I called about had 4 offers pending review by the seller.
What does this all mean to you the buyer, and how can you get a great deal on a home? Is there really a secret way to get on the 'inside track' , or is there really an 'inside track' in the first place?
First I'm going to tell you that there is no secret. … (7 comments)

dawsonville ga: When, Why, How, What, Where for BUYERS - 12/01/08 06:55 AM
WHEN? Now is the time. Now is the best time. To BUY..that is! WHY? Interest rates fell sharply last week to a little over 5% ! That, combined with the fact that many sellers are desperately trying to sell their homes before the new year starts- the prices are terrific! HOW? All of Dawson and Lumpkin County qualifies for the Rural Development Loan Program! Don't just assume that no one is buying and that you can't either. This government backed program is terrific and can help you buy a home with little or no money down! What? What should you do now? … (3 comments)

dawsonville ga: Thank You Active Rain - 11/24/08 11:15 AM
It was quite a debate this morning over my subject matter. I thought about writing about my latest experience with a buyer. I thought about writing about the market, and how many calls I have had lately. But the biggest issue in my thoughts today have nothing to do with real estate, and I'm just going to go with my gut.
I have a Tony Robbins CD that I listen to in the mornings when I work out. If you are familiar, you know that there's a part where he says to speak out loud all the things you are grateful for. Then, … (1 comments)

dawsonville ga: Awww...SHUCKS! - 10/16/08 11:56 AM
Dawsonville, GA    Yes, it's that time again. Time to "do the maze"! Every year they come from the east, they come from the west, they come from the north, and they come from the south to visit...
 Uncle Shucks Corn Maze!

Famous all over the Southeast, this 20 acre "agri-tainment" complex has over 4 miles of trails among living cornstalks. This years design is purely political and gives both sides equal opportunity to compete!
Uncle Shuck's Corn Maze and Pumpkin Patch has been recognized as one of the most popular corn mazes in America and expects close to 40,000 patrons for the … (1 comments)

dawsonville ga: Are You A Professional? - 09/08/08 06:52 AM
Recently, a series of events involving "contractors" left me with this thought, " Are there any Real Professionals left out there anywhere?". I'm sure you have  experienced this as well. People who just don't perform or measure up to your expectations.
Of course you can decide to never "use" these non-professional people again, other than that there isn't much you can do about it. But if you know me, then you know that I always try to find SOMETHING positive in every situation. In this particular case, I found a burning desire NOT to become one of these "non-professionals" in my business. … (8 comments)

dawsonville ga: A Day At The Falls - 08/04/08 07:22 AM

The 729-foot falls that the Cherokee Indians named Amicalola, meaning, "tumbling waters."
I have a new listing for 2 lots (10.55 acres) right across the street from  the park entrance. So, it was a work/play trip. (Place a sign, take photos, and explore the property.) Then a nice hike up the falls.
The weather was beautiful. We decided to go early before the real heat set in. I had been to the falls once before, and remembered how steep the climb. It was a tough hike to the first summit. That's where the stairs begin. The first set to the main … (0 comments)
