There are many different real estate models in Miami and as much I would like to say that one is better than the other, the fact is that different people (whether buying or selling Miami Real Estate) will have different preferences.

We went to show one of our listings today to a buyer not working with a Realtor.  Of course our goal is primarily to sell them that house, but it is also to gain that buyer as a customer.  This buyer is different - she has done her homework, she knows the inventory, the price per square foot, the recent sales and how long properties have been on the market.
When we asked why she is not working with a Realtor, her answer was that she thought she would have a negotiating advantage if a second Realtor was not involved.

I've been debating whether to post this or not and finally decided to go for it to get your opinions. 
I would like to set the tone for this story about a Real Estate Investor who I will call JAKE.  Jake purchased one of our listings before.  He called without an agent, claimed he did not have one, we showed him the property, gave him comps, and did other due diligence.

A lot of Real Estate Agents do regular market reports of the areas they work in order to inform their customers and consumers of pricing, amount of inventory and current market trends.  I can speak for myself when I say that I get this information directly from my area's Multiple Listing Service (MLS).

For the month of May, we decided to show the real estate market conditions for single-family homes of four cities within Miami with the purpose of comparing the different markets.  The cities I will be showing are close to each other geographically, but with obvious price range differences.  These numbers were pulled directly from the Multiple Listing Service and reflect conditions for 2007.

I have compiled a list of tips to write good descriptions for real estate properties.  Please feel free to add to the list.
1.  Don't over-describe the property - you will only disappoint customers when they come face to face with realily. (Creating false expectations is the worst thing you could do for the property).
2.  Don't under-describe the property - in this case "less is not more," leaving it up to the imagination is not a good strategy.
3.  Be honest - builds confidence and attracts customers.

We ALL know it is a buyers' market, but does that mean buyers have the right to keep you waiting?  Being a seller in a buyer's market means that:
