marketing: Taking your Online efforts Offline - Part ii - 01/20/09 09:27 PM

Here’s part 2 of taking your online efforts offline - I’m still getting a lot of feedback from my presentation at Inman Real Estate Connect in New York - it’s great to see that I have sparked creativity and people are seeing ROI in a whole different light. It's great to see the feedback and reactions here on Active Rain - I have to admit that I missed the interaction.
I can’t stress enough the need to be GENUINE and not sales pitchy….remember that with everything I tell you.
I already mentioned an official launch and complementing your on-line and … (20 comments)

marketing: Holiday Wishes from Rick & Ines - Real Estate Shows Style! - 12/12/07 01:22 PM
For those of you that don't know Jeff Turner, you should check him out.  We call him all kinds of things, from "tool boy" to "gadget man" .....and other terms of endearment that are so fitting.
The truth is that he owns a company called Real Estate Shows which puts out an incredible product for Realtors and others in the industry.  Jeff is technically a vendor, but never, NEVER comes out as one and NEVER tries to sell his product.  He has loyal customers like us to do it for him.
Just last week he announced a new feature for Real Estate Shows … (39 comments)

marketing: Real Estate Branding - Rick and Ines Style....Part III - 09/23/07 10:44 PM
Geesh!! it took me a while to get here!  Sorry for the long and drawn out explanations, but I HAD to give you some history before I got to the good stuff.
Just in case you missed them, here are the 2 previous articles:

marketing: What's in your Realtor bag of tricks? - 09/20/07 10:43 PM
Recently we had a customer (who I'll call Mr. Loyal), that was outraged from a letter he received in the mail.  I decided to tell you about it because it may make you rethink some of your marketing strategies. (Especially when it comes to "expired listing letters").
We had listed Mr. Loyal's home because he wanted to move, but after seeing the other homes available in his price range, had a change of heart and decided to cancel the listing.  Somehow in Miami, when you cancel a listing, it eventually will show up in the MLS as expired.  (Don't ask.....one of those glitches they have … (82 comments)

marketing: Real Estate Branding - Rick and Ines Style .....continued - 09/19/07 02:44 PM
In PART I of Real Estate Branding - Rick and Ines Style, I told you how our real estate branding efforts started and gave you some examples of what we were producing.  I explained how being consistent was key to our marketing success.  Now I'd like to tell you about change.
I can't explain if it's instinct, or just luck, but after a couple of agents started utilizing our colors and we no longer stood out from the rest, I knew it was time to change.  I also have to admit that the white type on the black background was not always … (79 comments)

marketing: Real Estate Branding - Rick and Ines Style - 09/15/07 11:09 PM
As Realtors we need to become incredible marketing experts not only of our properties but of ourselves as well.  When marketing yourselves and your business you must think of branding and the many aspects within the "branding scope" of marketing. Diane Aurit wrote a great article about branding and how different big and small real estate companies are with regards to marketing.  The big companies are usually "firm-centric" and concentrate on marketing their brand, not each individual agent.  There are some newer models of real estate companies that encourage agent branding and called "agent-centric".
Thanks to Diane, I decided to write an article describing our branding … (52 comments)

marketing: Marketing Luxury Properties - 08/20/07 04:07 PM
I think most of you would agree that Luxury properties are marketed differently.  We find that single listing websites with localized domain names, in addition to the rest of the marketing we do, produces better results.
Looking for web designers that specialized in single property listings, we found the nicest guy in the world that produced not only a great looking site, but he did it quickly and to our specifications.  Here's a screenshot of the site - by clicking on the picture, you will be redirected to the site.
The listing is located in exclusive Fisher Island that can only be reached … (30 comments)

marketing: Blog marketing help everyone can benefit from - 06/19/07 09:43 PM
I can honestly tell you that before Project Blogger began, I had no idea that a blog needed marketing.  I figured blogging was enough!  Write key-word rich articles with all the right tools and Voila!
Well....you can try that route, but I can tell you that it takes so much more than writing to increase you Google Ranking and for people to find you.  One article I mentioned before and I will mention again that Paul Chaney Guided me to is Lee Odden's 25 Tips for marketing your blog.  I have printed out the post and have it next to my screen to … (39 comments)

marketing: Marketing that persuades, sways, induces or influences? - 05/09/07 08:43 AM
Paul Chaney and I had a great coaching session yesterday about Internet Marketing where he shared an acronym from a book he is reading called Secrets of Online Persuasion by John-Paul and Deborah Micek.   Some of you will have done a lot of these things, and some of us need to work on a couple of these points - but they are true, they are simple and they are a MUST for successful Internet Marketing.
F- Focus of Niche
O- Optimize Key words
O- Organize Content
D- Dig into your results
Paul called these the 4 keys to "spider bait" - I thought that was genius!
FOCUS ON NICHE- for … (25 comments)

marketing: Marketing your blog - Google Juice part II - 05/06/07 12:53 AM
Paul Chaney and I continued looking at the post by Lee Odden called 25 Tips for Marketing your Blog, but before I continue I wanted to point out an interesting question that came up in  Marketing your blog - Google Juice part I.
With regards to the the differing opinions about the use of blogrolls, Paul answered with the following crystal clear explanation:
"I don't buy the argument that blogrolls are bad. I think they're beneficial for a number of reasons. 1) They turn your blog into a mini-directory built around the theme of your blog. You include other  thematically-relevant blogs in your blogroll.  2)Having … (48 comments)

marketing: Marketing your blog - Google Juice part I - 05/03/07 12:49 AM
This is the part I was waiting for....Blog Marketing. Since Project Blogger started, Paul Chaney has been telling me for a couple of weeks now....we'll get to marketing..... marketing is coming...... next week we'll start marketing....FINALLY!!!
We looked at a post called 25 Tips for Marketing your Blog by Lee Odden.  I have to tell you that I had never seen all this information together in one single post and found it extremely helpful.  We went point by point all the way to number 12 and when I was done, my head felt like it was about to explode because of all the information … (79 comments)

marketing: Reality Check - truth hurts - 02/25/07 04:41 AM
What happens when a good friend wants to sell their home but you know they will lose money if they sell now?  Just last week we were invited to do a listing presentation by friends and neighbors.  As soon as we pulled their tax information we knew they would loose money with this transaction.
We hoped there was a discrepancy in the tax roll with regards to the size of the house, we hoped they had not put a lot of money into it, we hoped we had made a mistake and could give them the information they wanted to hear.
Although … (24 comments)

marketing: The Little Camera That Could - thank you Jeff Turner - 02/21/07 05:39 PM
I had to write this post to not only thank Jeff Turner for recommending such a great camera, but to show you hands on what this little camera is capable of.  Just in case some of you don't know, Jeff is the president of Real Estate Shows (a great tool to showcase your listings to your customers and on your websites - take a look at a show I did to test his product).
So here was my dilemma. I am always looking for ways to improve our marketing and I have a great camera (a Lumix, made by Panasonic), which takes unbelievable photos and has … (80 comments)

marketing: Before you steal..... - 10/02/06 09:13 PM
We have a customer that is a professional photographer and is selling her condo.  At the listing appointment she asked that we use her own photographs of the condo and surrounding area instead of our own photographer’s pictures.  Needless to say, the photographs were amazing; she did some night shots and some creative shots of the outside of the condo that we gladly included into the MLS and all of our marketing pieces.
About a month after we listed the condo we received a frantic phone call from the seller.  Another unit had been listed in the same building and the agent had … (37 comments)
