There are many different real estate models in Miami and as much I would like to say that one is better than the other, the fact is that different people (whether buying or selling Miami Real Estate) will have different preferences.

You hear a lot of talk about Mortgage Fraud, how it is rampant, how banks are cracking down on easy loans, how the number of foreclosures is increasing......but the call we received today still has me in SHOCK!We have a couple of listings of homes that need a lot of work, are not only advertised as such, but the pricing also reflects that.

Today I was so impressed with V-flyer.  Not because they have a great real estate listing product, not because they have a cool customizable widget, not even because my listings are automatically populated into tons of real estate sites, but because I received a personal call from one of the founders, Oliver Muoto.
He called me to personally thank me for using his product, to tell me he had seen the widget being used here in Active Rain, to offer his help if I ever needed it, and to tell me they would love feedback.

A lot of Real Estate Agents do regular market reports of the areas they work in order to inform their customers and consumers of pricing, amount of inventory and current market trends.  I can speak for myself when I say that I get this information directly from my area's Multiple Listing Service (MLS).

A few years ago, while a board member of the Miami Shores Historic Preservation Board, I created, with the help of other board members, an educational brochure for our community.  The brochure included the image shown as well as a brief history of Miami Shores and its development back in the 1920's.

Here in Miami Shores I get asked this question a lot?  Why aren't houses selling? Well....Today Rick came up with this great article in MSN Money called 6 Reasons Houses Don't Sell by Bankrate.com. (yes, it was Rick...no chuckles please). Make sure you read the article, our own Lenn Harley was quoted!

I have compiled a list of tips to write good descriptions for real estate properties.  Please feel free to add to the list.
1.  Don't over-describe the property - you will only disappoint customers when they come face to face with realily. (Creating false expectations is the worst thing you could do for the property).
2.  Don't under-describe the property - in this case "less is not more," leaving it up to the imagination is not a good strategy.
3.  Be honest - builds confidence and attracts customers.

Something happened to me today that I wanted to share, share so we can either learn what not to do, or share to show how desperate some agents are right now.  Either way, here's the story.

We ALL know it is a buyers' market, but does that mean buyers have the right to keep you waiting?  Being a seller in a buyer's market means that:
you need to be flexible you need to be available you need to be VERY PATIENT   Just today, with 4 different showings this is what happened.

We recently sold a listing of ours and had to do certain things that go beyond the duties of a real estate agent.  It's what Rick and I are about, we go beyond our duties, do it to help our real estate customers, do it gladly and with no regrets.

Most real estate agents' main source of income is repeat clients.
It is so important to maintain contact with past customers and there are many ways to do it.  Some print companies offer customer follow-up programs where you can order 5 years worth of personalized postcards (with the customer as well as agent's names) and send them every 3 months. These postcards can include any holiday, birthdays, house anniversaries, etc.

I know Mortgage Fraud has been a really sensitive subject around AR lately, and I wanted to share with you what we went over at our office meeting yesterday.  Scott Daniels had an outrageous case a couple of days ago and Bryant Tutas wrote a fabulous post on this same subject.  As some of you may know, Rick and I received 2 fraudulent offers this past week and as common as this may be, it’s important for Realtors, as professionals, to be able to identify fraud and report it.  Here are some red flags that will help you identify questionable transactions:
