Real estate  market conditions for the month of July show a slight increase in inventory from the previous month which is normal since July is historically one of the slowest months of the year (December being the first).  From the graph it is evident which price ranges are moving the most. 
Miami Shores Real Estate - shows the most inventory in the $400k to $600K range, but it also shows the most sales for the same price range. The months of inventory has dropped to 22 which shows the market is slowly stabilizing.

Historically, the month of JUNE shows the highest amount of sales in the whole year, and this year, even in a very evident buyer's market, that still remains true.  Please keep in mind that the sales that appear in June are from contracts that were executed in the months of April and May - since contracts stipulate 30 to 60 day closings on the average.  You can compare this month's numbers to last month's market report at Market Conditions for Miami Shores, Bay Harbor Islands, Surfside and El Portal

Real Estate Market Conditions don't appear to have changed a great deal since last month, but  we are seeing more movement with regards to showings and more offers coming in.  In addition, great news starting to appear from economists throughout declaring that HOUSING SLUMP IS OVER!
