The Federal Housing Administration (FHA) administers various single family mortgage insurance programs, including a few that provide for the rehabilitation and repair of single family properties such as the 203k and Streamlined 203k program (to be covered next week). As the Departments primary rehabilitation program, the Section 203(k) program is a tool for revitalizing neighborhoods hard hit by today's tough economic times and high foreclosure rates. How the 203(k) Works Most mortgage plans provide financing where the current condition and value of the property provides adequate loan security (loan equal or less than current value). The fine folks at Bank of America Home Loans sponsored a very informative class this morning on the complicated business of Federal Housing Administration (FHA) loans. Here are just a few interesting 'takeaways' from that session: Property Qualifications The property must be FHA insurable, which excludes manufactured and modular homes built before 1976 and any homes who have substantial 'health and safety' or structural repairs. "Skin in the Game" FHA requires that a buyer have 'buy in' (pardon the pun) in the purchase. They are now requiring a minimum down payment of 3.5%, which can be borrowed or gifted (1 comments)
