electrical panels: My First Home Inspection in the Amazon - 04/14/08 12:59 PM
It sounds amazing, but I did a home inspection in the Amazon.  Heres' the picture to prove it.  I don't know why they needed electricity in the Amazon?
Okay, okay, you got me, I wasn't really in the Amazon, but it sure felt like it when I had to access the main electrical panel.  Can you imagine trying to get to this panel in an emergency?
Just a friendly reminder to keep the proper clearances to your main electrical panel.  There should be clearances of at least 30-inches wide and 3-feet deep to allow proper access to the electrical panel.
I hope this gives you … (16 comments)

electrical panels: A Home Inspector Never Makes Assumptions - 02/19/08 12:59 PM
... or at least they shouldn't.  Just last week I inspected a 4,200 sq. ft. house with a pool and spa and a 500 sq. ft. pool house going for $1.2 million.  Wow, with such a nice and expensive house there must not have been any problems... right?
Wrong.  The main panel had two serious issues.  The first was that one of the 40-amp breakers (circled below)had undersized wires.  That basically means that the wire could overheat and scorch before the breaker even tripped.
The second issue was the same as the first, but for for the main breaker! (pointed to below)  The main … (9 comments)

electrical panels: Proper Wire Sizes in Electrical Panels - 01/05/08 09:48 AM
While inspecting houses I often find problems in the main electrical service panel.  The most common for me is that the breaker/fuse for the A/C has undersized wires or that the breaker amperage is too large.  But I also see on other breakers/fuses where the wire sizing for some breakers is too small.  So what does this mean?
Every size breaker/fuse has a certain minimum wire size that is needed.  If the wire size is too large for the breaker/fuse, that's not a problem, assuming the breaker size is correct.  However, if the wire size is too small the wire can scorch, melt … (8 comments)

electrical panels: Is Your Service Too Small? - 01/03/08 08:34 AM
I recently inspected two houses with a 60-amp main electrical service.  What does that mean?  Electrical panels are rated by amps.  The more amps you have, the more electrical capacity the house can handle.

The problem is that the demand of electrical services has increased dramatically since the 1940's.  The Kitchen is one place where this is quite often noticed.  Older houses many times only have one electrical receptacle to plug in appliances.  But nowadays, we have many Kitchen appliances: toasters, toaster ovens, electric can openers, microwaves, blenders, mixers, radios, garbage disposals, dishwashers, etc.  Since there are not enough electrical receptacles, … (10 comments)
