Regardless of your political affiliations and your like or dislike for the Affordable Care Act (a.k.a. "Obamacare") there are items contained within its pages that may impact your real estate plans.  Looking at Hoboken in 2012, it is difficult to imagine what it might have been like in colonial times. The city has a very rich history. In the 1600's it was a seasonal campsite for a group of Lenape Indians, who used the serpentine rock found there to carve pipes. In 1609, a man named Henry Hudson was the first European recorded to set foot on the land.

The Hoboken condo market has made some significant moves, many may be in your favor.
Personally, I have been able to get 13 properties into contract during the first two months of this year.  Although the market has been very competitive as of late, most of my buyers have been able to secure the homes that they had targeted as their first choice!  I'm excited to be able to get many of them into their first homes and look forward to a long and mutually beneficial relationship :)

The following article is good news and I wanted to share it with you! It is reprinted from the DAILY REAL ESTATE NEWS of Monday, February 27, 2012.
Pending home sales are on an upward trend, which has been uneven but meaningful since reaching a cyclical low last April, and are well above a year ago, according to the National Association of REALTORS®.

I love the town where I live and work, Hoboken, NJ, I really do.  It has a fantastic location with easy access into Manhattan, beautiful New York City and Hudson river views, an abundance of restaurants, nightlife, shopping etc., all the things people are looking for in an urban environment.
What I love most however is our sense of community.  Yes, there's always room for improvement, in any aspect in life for that matter.

The Hoboken condo market supply has dropped to just over 4 months (4.36 month supply) based upon the most recent 30-Day Hoboken Condo Market Absorption Rate, a significant drop from the previous weeks rate which was at 5.22 months.     This is the rate where the total condo inventory that is presently on the market for sale would be "absorbed" by the pace of units placed under contract within the last 30 days as of 8/19/11.   Many buyers are surprised by the amount of activity we are presently seeing in the Hoboken condo market. The Theatre Company would like you to drop by at the Monroe Center for the Arts in Hoboken to see their version of the 1879 opera “The Pirates of Penzance.” Directed by Clara Barton Green, performances began on November 4th.

The run continues through the month of November with performances Thursdays through Sundays, November 4-7, 11-14, and 18-21. Thursday, Friday and Saturday performances begin at 8 p.m. with Sunday matinees at 3 p.m. Tickets are $25 for adults, $20 for students and seniors and $15 for children.

Here are the final sales figures for October 2010 compiled using the Hudson County Multiple Listing Service.
How’s the real estate market in Hoboken?  I’m often asked this question.  My answer.. “that depends if you’re a buyer, seller, renter or investor!”
In the October 2010 condo statistics, signed contracts for Hoboken condos were down 45.8% compared with same month in 2009.   46 contracts were signed last month compared with 85 during the same period last year.  Not welcoming news if you’re a seller!
