The Hoboken condo market has made some significant moves, many may be in your favor. Personally, I have been able to get 13 properties into contract during the first two months of this year. Although the market has been very competitive as of late, most of my buyers have been able to secure the homes that they had targeted as their first choice! Hoboken condo sales statistics..Sales prices are up how much? By Eddie Perez, Broker - REALTOR I know most people feel that the Hoboken condo market is down, especially the "buyers" out there. Surprise...prices went up when compared to last year. When compiling the final sales figures for October 2011 using the Hudson County Multiple Listing Service, the central theme I noticed was..... Fewer condos are selling but they are selling for quite a bit more! In the Hoboken condo market, closed sales prices showed big increases in October when compared to the October 2010 stats. Average prices rose 7.73

It has a fantastic location with easy access into Manhattan, beautiful New York City and Hudson river views, an abundance of restaurants, nightlife, shopping etc., all the things people are looking for in an urban environment. What I love most however is our sense of community. Yes, there's always room for improvement, in any aspect in life for that matter. The Hoboken condo market supply has dropped to just over 4 months (4.36 month supply) based upon the most recent 30-Day Hoboken Condo Market Absorption Rate, a significant drop from the previous weeks rate which was at 5.22 months. This is the rate where the total condo inventory that is presently on the market for sale would be "absorbed" by the pace of units placed under contract within the last 30 days as of 8/19/11. In the last 30 days, 66 Hoboken condos went into contract, a drop from the same period in 2010 however these numbers are going against the buying frenzy caused from the Home Buyer Tax Credit that was in effect during the spring market of last year. To me, this indicates a robust, balanced market as we have 365 condos currently for sale on the Hudson County Multiple Listing Service. When counseling buyers and sellers on their Hoboken metro area real estate, I prepare them for what is becoming a somewhat common occurrence…..the low appraisal. That’s a situation where an appraisers estimation of value for a particular property is lower than the accepted offering price. For instance an offer is accepted for $550,000 but the appraisal estimation of value is only $515,000. If the appraisal is too low, buyers may not be able to borrow enough to purchase the property. When we get to the bottom of the market, will somebody please ring a bell. One has to be very lucky to purchase a good suitable home at the bottom or sell at the top. These pricing peaks and valleys usually come to light after they have moved considerably from their respective highs or lows. If purchasing at the absolute lowest price is your main concern and you are flexible with location, price and condition, you should focus on foreclosures and/or short sales.
