One of the ways we provide value to our investors is to make them aware of Cost Segregation. 
In essence, this is a way to use greatly accelerated depreciation on commercial real property assets.  The improvements (not raw land) of a commercial real property asset are broken down into their components and the rated for their cost and remaining life.  This is typically performed by Cost Engineers, not Cost or Tax Accountants.
