Home Selling in Ottawa - 09/29/09 09:50 AM
Home Selling in Ottawa
There are many situations in which a decision is made to sell a house:
1.  You purchased a nice starter home - maybe a condo - a now you decide you want to upgrade.  What to do?  Call a couple of good real estate agents (interview 3), select the one you feel will work with you and not have his/her own agenda.
2.  Your purchased a good-sized home in one of the subdivisions and now decide that you would prefer something with a little more land.  What to do?  Drive around, do some homework and decide on … (0 comments)

Home Buyers - Know your credit score - 09/28/09 01:36 PM
Home Buyers - Know your credit score
Understanding Your Credit Report and Credit Score" by the Financial Consumer Agency of Canada. I highly recommend you read this short but to the point publication in its entirety at the Financial Consumer Agency of Canada's web site.
The next important thing that Home Buyers should do is to go online to Equifax.ca or TransUnion.ca to check his or her credit information to make sure that the personal and credit information that is on there is correct, as well to see what the credit score / strength is. I would check with both credit bureaus because one could have the correct information but … (1 comments)

Home Staging by a Professional - 09/23/09 07:47 AM
Home Staging is an art - not something that everyone can do well.  Let me explain.  Last night I did a listing presentation and the sellers were wondering why their home did not sell when previously listed. There were several factors involved:  (1) overpriced (2) no staging appeal and (3) errors on the feature sheet.  Staging a home makes it more appealing to the buyers looking for a home in a certain area within a certain budget.  Instead of hiring a professional home stager, the previous agent asked the sellers to declutter and they did, but to the point of where … (2 comments)

Determining the asking price of your home - 09/18/09 02:34 PM
How do sellers determine the asking price of their home?
For you to understand how to determine the asking price for your home, there are 3 strategies you might want to consider:
1. Overpriced - When determining the asking price for their home most sellers believe that their home is worth more than the true market value, and if its overpriced, chances are that it will sit on the market and then become stale and potential buyers and real estate agents will either avoid it because they believe it is "troubled" or use it as a comparative for other homes.  The seller will be inconvenienced … (0 comments)

Cold calls - 09/18/09 07:45 AM
Cold calling is a dying art with Social Networking, mail-outs and every other form of marketing available to real estate agents.  Personally, I enjoy cold calling for several reasons:  (1)  Its a scheduled blocked time in my daily routine to get me out of my office/car/home; (2) Its a little bit of exercise every day while accomplishing some marketing at the same time; (3) Instead of just dropping off a piece of marketing, I ring the door bell and actually speak to people.  You would be surprised on how much information you can obtain from just speaking to a few people … (9 comments)

Septic Systems and Wells in Ottawa - 09/17/09 10:37 AM
SEPTIC SYSTEMS AND WELLS
When you have finally found the perfect home in the country, one of the things you should have inspected before going to the expense of a home inspection is the septic system.  Especially is the system is over 25 years.  A new septic system will cost you anywhere between $20,000 to $30,000 depending on whether the whole system needs to be replaced or just the bed or holding tank.  Also, the lay of the land is a factor i.e. rock, clay, sand, etc.
Sometimes, when the septic system is older some of the issues you might encounter … (0 comments)

Smells in a home - 09/16/09 07:44 AM
SMELLS IN A HOME

Your real estate agent finds a beautiful home for you to view, it matches all your wants and needs, located on a beautiful family oriented street with parks nearby and the price is pretty much within your budget.
Your arrive at the house, curb appeal is good, nice welcome mat, new mailbox, the windows sparkle and then you enter and you are greeted with a smell that just about knocks you over.  Yes, someone decided to have cabbage for lunch/dinner.  A great vegetable but when you are trying to sell your home, please try and refrain … (2 comments)
