Canadian market watchers will get some good news this week. The predictions for a "blowout" reading on fourth-quarter GDP are already out there and it is likely to be an abnormally strong number. CHMC said the the economy is in the recovery mode and it looks like the Ottawa and surrounding areas market is booming!  With the good weather, Buyers are out there looking for a home to move to in the Spring or early Summer.  There's a little bit of an issue - not much inventory!  Sellers this is the time to do it.  Don't wait, call your real estate agent (me) and get it on the market.

Buyers Beware - Something else you need to consider when purchasing a home.  If the hot water tank is a rental unit, please be aware that some rental companies are now registering liens against the properties.

Orleans - Retirement Condominiums - 01/20/10 02:59 PM
It was really interesting to visit the new retirement condominium complex located at the corner of Tenth Line Road and Rossignol (off North Service Road).  The first phase is a rental retirement building with tonnes of amenities right in the building.  The building is well laid out, the units are really interesting and the finishing touches are awesome.  You will find granite kitchen and bathroom counter tops, hardwood flooing, great viev in the units.  Ample parking for visitors, a really lovely dining room, sitting area, games room to name a few.

Ottawa Real Estate is in a frenzy, people wanting to purchase a home and the inventory is low.  Its crazy out there - multiple offers are flying right, left and center and there are a lot of dissappointed Buyers and a lot of Happy Sellers.
From the Sellers perspective - they are receiving multiple offers and getting more than fair market value for their properties.  Some of the offers are without conditions and that's a dangerous game to play.

1.  Remove snow from all walks, driveway, porches and decks;
2.  Keep curtains and blinds open - let the natural light in;

If you are planning your retirement portefolio, you might want to include a retirement condominium. The Promenade Senior's Suites on Rossignol Crescent in Orleans is going to have some available in 2011.

The items that we can put in the Ottawa's Green Bin Recycling has been adjusted - I guess its a work in progress.  According, the the news - we are no longer able to put dog do in them.  They've also added grass clippings but with the snow they won't be seeing much of that till Spring which is only 71 days away.  Yeah!

If you are looking to purchase a bungalow in the Orleans, ON area, there are only 12 available as I write this.  The prices range from $324K to $500+ and either have a single or double garage.  There's a great demand for well maintained bungalows in the Orleans and Ottawa area.  People are downzising, not quite ready for a retirement home but their present home is a little too much for them.  Also, a lot of people like to take off to spend some winter time in the warmer climates.

January 1, 2010 was the start of Ottawa's new green bin for recycling program. The Green Bin program is part of the City of Ottawa's long-term plan for solid waste management. Today, City recycling programs help to divert a third of all residential waste from landfill. The Green Bin program will add organics to the list of recyclable materials, potentially doubling diversion rates.

I love to hear from clients, I should have listened to you - I could just kick myself.  As a real estate agent (REA) I try to give as much information to my potential Buyers and Sellers as I possibly can.  I do the regular market analysis on the protertiers of interest, I research the neighbourhood for them, schools, bus routes and when I think a property is a super buy, I tell them that also.  And, when its not that great, I tell them so.
