There are several factors that attract a Buyer to your house: 1. Location - If 100 Buyers are looking for a house - the first thing they look at is the location. Each Buyer has his / her own needs, likes and dislikes. What suits one might not necessarily suit someone else. 2. Price - Yes, the price is a second most important factor. If Buyers can't afford a home even though its in the right location - they will not be able to purchase it. So, price it right. Over pricing will deter many potential Buyers. Some inspectors have been diligent with training and attending the necessary courses required. But, some are guys/gals that hang out a shingle and print some business cards. Our job - yes, its a job - is to do a comparative market analysis of your property, assist you in determing a fair market value of your house based on all the upgrades (or not); market the property and that includes signs, websites, real estate magazines, etc; host Open Houses, contact all potential Buyers from our database. When you are a first time home buyer you're either renting somewhere or living at home with your parents/family. Before starting your search for a home, its important that you do the following: 1. Find out when your lease is terminating - WHY? - Well you need to know that if you find a house and want to make an offer when will you be able to take possession of the property. Are you on a month to month lease or is your lease ending in 6 months. Can you get out of your lease i.e. sublease or will your landlord (0 comments)

Interesting story. Divorce situation owners need to sell and they select a friend of the family to represent them in the sale of their home. Nice 4 bedroom, double garage, hardwood flooring, painted in neutral colours, ceramic flooring in foyer and kitchen, granite counter tops in kitchen and all 4 bathrooms. Huge and I mean huge master bedroom with a four piece ensuite. A beautiful home but they need to sell. They want XXXX for the property - a bit much but still doable. The agent received 1 offer and it didn't go anywhere because they absolutely wanted the asking price. (2 comments)
