Funny thing happened to me this week.  About a month ago, I received an inquiry from a potential buyer and I provided him with the information.  He indicated to me that he would be coming to Otttawa, On Canada at the end of August and would like me to show him some prperties.
So he arrived, I showed and he made an offer - well actually he made two offers.  The first one was $20K below asking price.  I explained the process, the latest sales in the neighborhood but he insisted he knew what he was doing.  Yes, the offer was … (1 comments)

Situation:  Seller lists his house and advises agent that the furnace was converted from oil to gas in 2007.   Buyer wants confirmation.  Seller gets a letter from the gas company saying that everything was converted and met as the specs.  A month later, the Buyer comes back and says, I want more proof and lists a whole bunch of items in the furnace that could have remained without being changed and is asking for compensation.
Sellers can't find the invoice for the conversion.  Lesson learned - NEVER, NEVER, NEVER, indicate on the listing that the appliance, furnace, a/c - anything mechanical … (2 comments)
