Over the last few years, I've met several versions of first time home buyers - the ones that want to purchase the first home they see and you have to hold them back and encourage them to see a couple more properties to at least confirm that the first one is the ONE! Just recently, I met a couple that need more space. Why? Their growing family or should I say their grown family has come back and they've basically become prisoners in their own bedroom. They need a bigger house. They want to do the right thing but they are over thinking the solution. So I suggested the short term plan (5 years). And, suddenly it all made sense, within the 5 year period, the son might find a better job and move out. In 5 years maybe the daughter will be able to on with her life and move out. More and more Baby Boomers will be downsizing in the coming years. According to the TD Canada Trust Boomer Buyers Report, four-in-five Canadian boomers say their next move will be to a smaller home, either to save money (46 per cent) or to enjoy more luxurious features (34 per cent). Most of the BBs are downsizing to either bungalows (detached or semi-detached); others are purchasing condo apartments with underground parking and amenities and the security provided by the corporations. Where is Orleans, Ontario - well its about 15 minutes east of Ottawa - the Capital of Canada - surrounded by the Ottawa River on the north - green space, on the west side (which separates Orleans from Blackburn Hamlet); farmland on the east and south. Great schools, shopping, sports centres, athletic clubs and Orleans is the home of one of eastern Ontario's prettiest beaches - that of Petrie Island which was fromed by several sandbars and home to turles, wetland birds, walking and biking trails, a nature centre and a marina where you can rent kayaks and canoes. Ottawa, Ontario, Canada is a beautiful city and anyone heading this way will love living here. There are quite a few suburbs i.e. Barrhaven, Orleans, Kanata that our very family oriented. Lots of things to do museums, libraries, art centres, skating on the canal in the winter and boating in the summer. Minutes away from everything. Schools, churches, sports, you name we've got it. The summers are nice and hot (lots of festivals, concerts, etc), spring is so beautiful with the tulips, fall is a season to admire the changing of the colours and winter is crisp, and yes, you need (0 comments)

When is a good time to reduce the price of your house? Before its listed! WHAT????? That's right. Pricing is one of the most deciding factor whether someone will view your house or not. If you list your house at market value - you will have many showings and possibly an offer within 10 days. If you list your house under market value - you will absolutely have lots of showings + possibly multiple offers. Why???? Because if you list your house 10% above market value, you reduce the number of interested Buyers by 30% and if you list it 15% (0 comments)

Why do you need a Status Certificate: 1. To find out how the common expenses were calculated? 2. What is the common expense payment is for the unit? 3. Are the common expenses for the unit up to date? 4. What are the restrictions against pets and decorating? 5. Is the condominium corporation contemplating any major additions or repairs to the building? 6. Are there any special assessments coming due? 7. When was the last reserve fund study completed? 8. One of the greatest frustrations you may face with clients is a situation in which a client will not act in their own best interest. I'm always amazed when clients would rather listen to their neighbor, their brother, their hairdresser and busdriver before they will listen to their real estate representative. You explain the pros and cons of pricing right, staging, decluttering but sometimes, the advice of others is still at the back of their minds. It can be stressful to sell a house during regular time but at Christmas Time, these stress level can be a little higher. With careful planning you can showcase your home and enjoy the season. To start the process, remove ALL clutter including family photos, personal items, and knickknacks. Then you can decorate the house with some classy Christmas items. I would suggest that you use a smaller tree (takes up less space) with just a few strings of lights and monochromatic colours - it will make quite an impact. Bourget is a village south east of Rockland, ON. It was named after Ignace Bourget, who was a bishop of Montreal from 1841 to 1876. In the 1920s logging left a barren sandy area which was replanted with millions of trees now known as the Larose Forest. There are two major roads that run through Bourget: Russell Road which runs east west and Road 138 which conects Rockland to Casselman.
