Just recently, I met a couple that need more space.  Why?  Their growing family or should I say their grown family has come back and they've basically become prisoners in their own bedroom.  They need a bigger house.

More and more Baby Boomers will be downsizing in the coming years.  According to the TD Canada Trust Boomer Buyers Report, four-in-five Canadian boomers say their next move will be to a smaller home, either to save money (46 per cent) or to enjoy more luxurious features (34 per cent).

Ottawa, Ontario, Canada is a beautiful city and anyone heading this way will love living here.  There are quite a few suburbs i.e.  Barrhaven, Orleans, Kanata that our very family oriented.  Lots of things to do museums, libraries, art centres, skating on the canal in the winter and boating in the summer.  Minutes away from everything.  Schools, churches, sports, you name we've got it.

When is a good time to reduce the price of your house?  Before its listed!  WHAT????? That's right.  Pricing is one of the most deciding factor whether someone will view your house or not.
If you list your house at market value - you will have many showings and possibly an offer within 10 days.
If you list your house under market value - you will absolutely have lots of showings + possibly multiple offers.

1.  To find out how the common expenses were calculated?
2.  What is the common expense payment is for the unit?
3.  Are the common expenses for the unit up to date?
4.  What are the restrictions against pets and decorating?
5.  Is the condominium corporation contemplating any major additions or repairs to the building?
6.  Are there any special assessments coming due?
7.  When was the last reserve fund study completed?
8.  How much money is in the reserve fund?

One of the greatest frustrations you may face with clients is a situation in which a client will not act in their own best interest.
I'm always amazed when clients would rather listen to their neighbor, their brother, their hairdresser and busdriver before they will listen to their real estate representative.  You explain the pros and cons of pricing right, staging, decluttering but sometimes, the advice of others is still at the back of their minds.

It can be stressful to sell a house during regular time but at Christmas Time, these stress level can be a little higher.  With careful planning you can showcase your home and enjoy the season.

Bourget is a village south east of Rockland, ON.  It was named after Ignace Bourget, who was a bishop of Montreal from 1841 to 1876.  In the 1920s logging left a barren sandy area which was replanted with millions of trees now known as the Larose Forest.
