Townhouse Condominium - Ottawa Real Estate - 02/28/11 04:13 PM
What a week-end! Out shopping with some Buyers and everyone one of the units that I showed was basicaly sold before I arrived and BOY what a surprise when one of the townhouses was occupied. So, I arrive with my Buyers, these are investors and looking to purchase one or two units per year. As per usual, I ring the doorbell, open the lockbox, get the key and unlock the door. As we enter, I yell out "HELLO - Anyone home?" No answer. So we start with the main floor - all looks good, nice flooring, very clean and a good

For sale by owner (FSBO) or Real Estate Agent - 02/25/11 05:22 PM
Yesterday, I had a call from a potential Seller who informed me that she wanted to purchase a bungalow or a 2 storey with possibly a lower level in-law suite or apartment. She then told me that she would also sell her home on her own because she wanted more money in her pocket and didn't want to pay commission. I asked her whether she would be available for showings during business hours. She said no I'm a very busy professional. So then my second question was how will you pre-approve potential Buyers. Again, she said she wouldn't know how. So

Downsizing - 02/25/11 09:54 AM
Downsizing is not an easy decision to make but its something that needs to be done. As the baby boomers approach retirement, they usually don't need the large home and its time to move to something smaller so that the boomers can spend more time having fun, travelling and enjoying life. Step #1 - Decide where you want to live for the next 10 to 20 years. When I say where, I mean location. Do you want to stay in the same neighborhood; do you want to move closer to family; do you want to move into the City or country.

Ottawa Real Estate - Homes - 02/25/11 09:20 AM
Everyone either wants to sell or buy a home and sometimes both. Some Buyers seem to think that only they are looking for a house and are taking days, weeks and even months to make a decision and are totally disappointed when the property is SOLD. In Ottawa, a house that is priced at market value, in a great location and well maintained will be sold within days. It drives me crazy when a house is on the market for months and months and the Sellers don't seem to realize or want to admit that there's an issue with their property.

If you are thinking of selling your house this year, please, please, please DO THE FOLLOWING before putting your property on the market. 1. Declutter, declutter, declutter - you are moving, start packing, get the stuff out of the house - this will make it look bigger, organized and appealing to potential Buyers. 2. Clean, repair, paint, upgrade. Do it well or have it done, if you are not handy. I showed a house today that a fantastic layout but the Buyers walked out because the place had been painted but the owners did not take the time to tape the

I recently hired a new administrative assistant, a real estate virgin, not that she's never purchased a home actually she's purchased and sold a few homes. When I asked her during the interview what her perception was of what a real estate agent does she said "Put up a sign on the front lawn, do Open Houses and show the house to potential Buyers". Close but no cigar. After reviewing the policies and procedures manual and working with me for a few months - she said to me "Wow - can't believe how much work is involved in listing a house". I

You are tired of paying the landlord's mortgage and have decided that its time to buy your first home. You will probably do a couple of things (1) go see model homes and (2) go see the Open Houses in your area. Actually, the first thing you should do is sit down with a mortgage broker and determine how much money you can actually afford to borrow without being house poor. Location, Location, Location - How often have we heard that expression? Location is important to the Buyer but its also important when the Buyer becomes the Seller a few years down the road. Most Buyers when searching for a new home they think about the location of their future home based on schools, bus routes, parks, proximity to work but they also need to think about the surroundings of the potential home.
