Often I am asked, when is the best time to purchase a home.  The fall is a great time - you still have the opportunity to see everything before the snow hits the ground.  The slower times in the market is when there's less competition, lower prices and the sellers are more flexible.
In the Ottawa market, now is a great time, the supply is good at various price points, the rates of interest are excellent and winter hasn't set in - great time to move and to get settled in before Christmas.

When you invite a realtor into  your home to do a market analysis, she gathers information concerning your property from many sources and several factors are taken into consideration before providing you with a price. To market your house effectively, the most effective price point must be determined to attract the most qualified Buyers.
Once the price has been established there are several other factors that need to be put in place to ensure that your house themost attractive one in the area i.e. staging, virtual tours, professional photographer, etc.

Ottawa Real Estate - Getting ready to sell. - 10/06/11 12:00 PM
After thinking and thinking and thinking you have decided to move on and sell your home.  Here are a few things you need to do before calling your real estate agent.
1.  Call your mortgage broker/bank and find out what it will cost to pay off your mortgage or to port it.
2.  Make copies of the following documents:  Last tax bill, hydro bills for last 3 months, heating costs for last three months, copy of your land survey and anything else that you have on hand i.e. list of recent upgrades, purchase of new appliances, etc.
3.  Start decluttering and packing.
