After thinking and thinking and thinking you have decided to move on and sell your home. Here are a few things you need to do before calling your real estate agent. 1. Call your mortgage broker/bank and find out what it will cost to pay off your mortgage or to port it. 2. Make copies of the following documents: Last tax bill, hydro bills for last 3 months, heating costs for last three months, copy of your land survey and anything else that you have on hand i.e. list of recent upgrades, purchase of new appliances, etc. 3. What is a Sellers Property Information Statement (SPIS)? Basically, its a document that Sellers complete prior to listing their homes declaring their knowledge of the property. Some of the questions are very basic i.e. name, address, how long you've lived there, etc. An SPIS is an excellent tool to advise the buyers of a variety of issues i.e. roof, electrical, plumbing, foundation, water infiltration, etc. Other points of interest would be: encroachments, whether a survey is available, restrictive covenants, environmental issues. When preparing an offer and requesting in Schedule "A" for a an existing survey showing all the structures, garages, additions and easements. All paties (Seller and Buyer) agreed that an existing survey showing structures, etc. would be provided within 48 hours of acceptance of the Agreement of Purchase of Sale. What the Seller/Listing Agent provided was an outdated survey with only the house structure showing - no garage, no addition, no easements. The Seller does not want to provide the Buyer with the agreed upon survey because he feels that the Title Insurance would cover it. That is not the point, the

Look around the neighborhood, drive by the property at diffrent times of the day to see what's happening on the street. Park in front of the house - look at it from different angles. Selling your home. When I'm showing houses to potential Buyers - they always, always ask the same question - WHY ARE THEY SELLING? My standard answer is "because they are moving on". But usually its something else, they purchased a new home; downsizing; moving to another city or out of the country; divorce, death, illness. Its not important why people are selling, the important thing is whether the house meets your wants and needs. If it does, ask your real estate agent to prepare comparables for you and make an offer. Home Staging is an art - not something that everyone can do well. Let me explain. Last night I did a listing presentation and the sellers were wondering why their home did not sell when previously listed.
