Prospect Park is a tiny neighborhood just North of the 134 Freeway and West of 210 - where the two freeways meet and is off of Orange Grove and Prospect Blvd. This area was designated as a housing development in 1906 and had Sylvanus Marston clinker-brick portals on Orange Grove at Prospect Boulevard. Beautiful and mature camphor trees create a shady arch over the wide boulevard as you enter from Orange Grove. Earlier today, I had an appointment with a home seller in Pasadena. He had his home listed on the market and in the period of two months had only a few showings. His listing expired and he is now in the process of interviewing to find a Pasadena real estate agent that he can trust to handle the sale and marketing of his home. A very smart move on his part given the diversity of experience in the Pasadena real estate market place.

Did you know that most Pasadena agents will not show their buyers available homes for sale that are in a ‘short sale' process?
Why?
Most Pasadena real estate agents do not understand how to work with a ‘short sale'. They do not understand how to counsel their buyers appropriately and do not want to put in the time or effort into the short sale, thus avoiding any listings that state that they are ‘short sales'.

Ricardo Bueno and I decided to take a breather and visit Robeks down the street from my office in Pasadena. Robeks specializes in fresh juices, shakes & smoothies. It's located on the North West corner of Del Mar and Arroyo Parkway.
Lucky for us, or I should say me, Ricardo won a "bring a friend" to Robeks drawing! I was the chosen friend!

It's hot. It's soooo scorching hot. It's ridiculously hot and humid! There was even an excessive heat warning today!
I can not remember it every being this hot in my beautiful city of roses. Earlier today, it was 112 degrees on my thermostat in my backyard. It feels like Palm Springs. Weather.com reports that it's 99 degrees righ now and it's 7:25 in the evening.

With all the hoopla in the media about slow sales and the market shifting to a buyer's market, it's interesting to note that Southern California's real estate market is continuing to appreciate.
DQNews reports that even though the number of homes sold is slowing down, the median sales price of a home in Southern California for the month of May 2007 is $505,000. This is up 4.9% from May of last year when a median home cost $481,500. Now, this increase is on top of already pretty hefty appreciation that took place in our market place over the last several years.
