Happy Tuesday. I wanted to share a bit about where we live and work in the small Mountain community of Boone (and nearby Blowing Rock, Sugar Mountain, Beech Mountain, Banner Elk and Linville. West Jefferson is just North of Boone as well.
We are a small town area with emphasis on golf, tennis, HIKING (we have the Appalachian Trail) fishing and various outdoor activities and COOL summers. Good news all. Sales are up. But still not the red hot markets i a seeing all over the news. Our season is summer til mid October here. REALLY kicks in July 4th on.

Summer Camps in NC - No whining "Mom theres nothing to do"
As soon as the first daffodil bloomed I used to think about what i could do with the kids during summer to keep them active, their brains charged up and help them to enjoy being a kid.
Well mine are grown and gone but in the High Country of NC in Boone and Blowing Rock and surrounding towns, there is lots to do for the next generation.
Some just plain fun, some activity centered and some cultural. Appalachian State University is packed with fun summer events and camps too.

We had two closings this week but not the million dollar ones. More's the pity!
This was a good week for our little town. 51,333 population for the entire county. Although this does NOT include many of the secnd home owners here.
As we have state tax and FL does not it is rare that a florida partime owner claims NC residenmce.
Still for US it is a good week.

Deed Transfers this week in Boone area. About Only three of these were $500,000 and up the remainder were in the 100 to 200 range. Average sales this time were about $160,000 per property. That is a little bit skewed by the transfer of some family land which looks like it followed a death in the family.
Summer selling is winding down, but carries thru until mid October for the most part.

I love keeping track of how the deed transfers increase throughout the summer months. Our TOP selling time. Especially after July 4th (usually) when it really takes off.
Thought these might be interesting to some. They show only the largest population county in the High Country and the one in which we practice most. The largest town in Watauga County is Boone, NC and our MLS covers Watauga, Ashe and Avery county. Stay tuned for more...

I have a few ideas but would love to hear how you are moving lots in developments.
Here, in the area we refer to as The High Country, in the Blue Ridge Mountains of Northwest North Carolina, we have over 2,141 lots in our MLS. We are a three county MLS with about 900 or so Realtors. That's a lot of lots per Realtor!
PRICE is King. So pricing the lots as low as possible (within reason) is key!
But also:
1) Arrange with a local bank to offer financing for land purchase and possibly also on personal home building to the lot buyer

I had no idea that Asheville which is one of our top close markets was overvalued.
There is much Green thinking and building going on in Asheville, but one would think that has little to do with this big of a jump above average price.
Just thought this interesting to find that this city just 85 miles away via the Blue Ridge Parkway from Boone was so high.
Wouod love to know if anyone else has found close cities with which your market competes to be overpriced compared to your own market.

This winter is predicted to be a cold and snowy one. Good news to all the local Ski Slopes and skiers. Me? I prefer ice Skating. Mostly on a sunny 32 degree day absent of wind. What can I say? I am a wuss! At least that's what my grandson says.
They have been making snow at Appalachian Ski Mountain, Sugar Mountain and Beech Mountain for a couple of weeks. We have actually had three snow storms this year too.
