I recently read an article titled “Your Constant Companion” By Dr. Srikumar Rao, and I couldn’t but help relating this article to comments made by Lisa Burridge (ranked #47 agent in the world) on a recent recording she did on her success in using call capture in her real estate business. And we I put it all together, I feel that this is so relevant to all us Realtors. Let me know if you agree.

Dr. Rao states: You have a companion. One that never, ever leaves you. It sticks with you, staying even closer than your shadow. It is like a leech sucking your blood, and you cannot shake it loose.

This constant companion is your mental chatter.

Another name for it is your internal monologue. It begins the moment you open your eyes in the morning and carries on until you close your eyes at night. More often than you'd like, this chatter prevents you from drifting off to sleep. And when you finally do doze off, it may well make that rest fitful.

Some companion.

Think about what happens when you wake up. Does your mental chatter go something like this?...

"Drat! There's that alarm again. I don't want to get up. It's going to be another horrible day."

And does it continue throughout the day?...

"No toothpaste. I told him to get a new tube before he used this one up. If he cared for me, he would have done it."...

"Now I have to go to the stupid Open House that I promised those sellers I would do for them. I know no-one’s going to show up. What a waste of my Sunday! I told my broker I shouldn’t have listed this property. Not that the broker will actually listen to me. He will listen to Todd. Todd's so smooth -- he's going to be the next top producer for sure. Not me. I can't do anything right around here."...

"Lunchtime! Let's get the hell out of here. Forget inviting Lorna, she's been ignoring my e-mails all day. She probably doesn't like me."...

When you look at your mental chatter, you will notice that it is an unending stream of noise. But you will also discover that much of it is putting you down, either directly or, more subtly, by having you compare yourself unfavorably to others. And it is exhausting you by telling you all the things you have to do that you probably will not be able to.

Over time, those negative judgments start to accumulate. Eventually, they form a huge barrier squarely in front of you on the path to your ideal life.

It is like a coral reef, a strong structure capable of ripping the bottom off the stoutest ship ever made. Yet that structure is made up of the skeletons of tiny coral polyps. Each individual polyp is insignificant -- and when it dies, its death is of little consequence. But when hundreds of thousands of them die, they bond into that awesome reef.

Your mental chatter works like that. Each individual negative thought is of no particular significance. But it leaves a tiny mark -- and those tiny marks accumulate. You have been enduring a constant stream of mental chatter for decades. And you've been building a "reef."

That reef has imprisoned you -- and you never even realized you were building it. Even if, at times, you were dimly aware of your tendency toward negativity, you probably dismissed your thoughts as unimportant or as well-deserved criticism. And you were partially correct. Each individual coral polyp is unimportant. Each individual negative thought is inconsequential. But when taken together, they form a massive, nocuous structure.

That's where you live now -- in this "reality" you've created.

The good news is that once you become aware of what you have unconsciously allowed to happen, you can fix it! (And that’s exactly what I got from listening to Lisa Burridge – the #47 Agent in the World).

In this case, you are both doctor and patient, so first you have to know how bad the "disease" is before you can treat it. Here's how Dr. Rao advices to do the diagnosis:

For the next two weeks, carry a journal or notebook with you. Record your mental chatter -- positive and negative -- throughout the day. Be as specific as possible. In particular, note the number of times you beat up on yourself and compare yourself unfavorably to others. You might find that those negative thoughts fall into categories, such as "Criticism of Others," "Running Myself Down," and "Feeling Inadequate."

As you record your mental chatter, pay close attention to how your emotional state is tied to it. You might feel sad, overwhelmed, fearful, or dissatisfied. But you might also feel confident, peaceful, or grateful.

Do those feelings change often -- or is one dominant? Are they generally positive... or negative? How does your emotional state affect your behavior?

Jot it down.

If you tend to criticize yourself or blame others for your mistakes or frustrations, jot that down too.

Don't berate yourself when you notice negative thinking. You are just recording it. And remember, you are also recording positive chatter and the emotions connected to it.

Eventually, you will get to the point where you are constantly aware of your mental chatter. And you will find that this awareness changes it -- making it less able to take your thinking down a destructive path.

This gives you much needed control. You get to decide for yourself whether you are going to build your reality on the foundation of a negative judgment... or not.

You cannot eliminate your mental chatter but you CAN shape it and channel it. You can make it your friend instead of your enemy. And when you do this, your life takes off in more ways than you can imagine.

If you listen to the Lisa Burridge interview, Lisa states that each day her and her team will work at eliminating the negative and focusing on positive thinking. They don’t let the negative media affect how they think or work. Most agents today will quickly state that the market’s bad. But for who?? Our one-on-one clients at Real Estate Champions (I am also a coach with Dirk Zeller) are having their best year ever! I spoke to one broker who went through our “Jumpstart Your Production” program (it’s an 8 week training & coaching series), and he is set to have his best year, having been in real estate for 14 years!

Lisa Burridge’s market is only 50,000 and she is set to do over 500 units this year!

I have to agree with Lisa in that when you start saying positive affirmations each day, they will quickly work to block out all the negative forces that are going on in your head and preventing you from being motivated each day, from doing prospecting each day, from doing lead follow-up each day and all those other all-so-important daily tasks that top producers and champion agents do – no matter what.

Just try it and see!

 

I recently did a post that generated a lot of interest and comments etc.  The post was titled:

You may have read it, but as a brief recap of the post, I explain how I use "high-end" technology (IVR) within my "expireds" strategy to win "expireds" and generate a lot of additional leads - and all really for pennies per lead.  As a note, I use in ALL my marketing - not just "expireds"!

As I stated in my previous post, the IVR technology that I use is Proquest Technologies' Call Capture System - simply because it is the very best out there, for pricing and all that comes with it.  Anyway, recently, Gary Elwood, the President and CEO of Proquest Technologies has been doing a series of free teleseminars where he has been interviewing some of his top producing clients - including Lisa Burridge, ranked number 47 in the "world".

Anyway, during Gary's teleseminars he mentions a report carried out by Baylor Unviversity which, basically confirms that, dollar for dollar, the most profitable lead generation avenue for real estate agents is IVR (Interactive Voice Response) Technology - more commonly known as Call Capture.

So I decided to look up this Report for myself.  And actually, while I confirmed what Gary Elwood was stating, the report itself makes for a very interesting read.  In a recent blog post Gary summarises the report. Below is his post.

"Last year researches from the Baylor University School of Business asked real estate agents, “When it comes to lead generation–what works?”

These researchers discovered two things.

First, those real estate agents who reported doing better–or much better–in their market than most agents reported significantly higher lead conversion rates to appointments.

Second, these same agents reported higher conversion rates from appointments to a transaction.

What was their secret? Well, their secret pretty much boiled down to 5 characteristics that make up a compelling real estate agent profile.

Let me show you what I mean.

Real estate agents who reported doing much better in their market tended to:

1. Have higher lead and appointment conversion rates.

2. Spend less on open houses as a percentage of their total spending.

3. Spend less on promotional items as a percentage of their total spending.

4. More productive when using open houses.

5. More seeker oriented in their lead generation activities

One way to approach this information is to use it as a baseline for your own lead generation investment. The question is: Are your lead generating strategies seeker-oriented or attract oriented?

Attract-oriented strategies tend to be activities like print advertising or signage where the real estate agent puts out the ad or the sign and then waits for leads to come in.

These types of strategies tend to be passive. You sit and wait.

On the other hand, seeker-oriented real estate agents typically invested in the proactive strategies like networking, referrals and IVR technology.

These type of strategies are active. Aggressive. They put you in control of your leads. And your career.

Yes, I know. Aggressive strategies are nerve racking for the timid. So, the question is: If you could be in control and guide your career to success, don’t you think it’s worth the risk of sticking your neck out there a little to be more aggressive?

Posted this about a week ago on the HouseValues/Market Leader Forum and it really has gotten some great discussion going.  So I thought I would post it here on Active Rain.

I have recently started to produce my own Virtual Tours / Online Movies for all my listings and I have had a great response from my clients and even high compliments from other Realtors - just the other day one agent emailed me after viewing my video for a listing that had just hit the MLS with the following message:

"Hi John, Had to write to say....... FABULOUS job!!

"I've Got the Brains, You've Got the Looks....Let's Make Lots of Money! " "There's a lot of opportunities. . . if you know when to take them. . . There's a lot of opportunities . . . if there aren't you can make them..."

I don't think you could have picked a more perfect song to play in the background. Your client must be very pleased with the effort you are putting forth. You have certainly "planted the seed" as to how fabulous the space is and the potential uses. Best of luck to you in getting it SOLD! Wish I had a Buyer! Let me know what you think. How I did this was I simply took a bunch of photographs of the property. I then upload the photos to Picasa (this is a free online software that Google offers - you simply have to sign up for a Google account). Picasa then allows you to do lots of great things with the pictures including make a movie - add information slides to your movie, etc. But the compliments that I have received from my clients have been amazing - which means that they will refer you to their friends and family, and work colleagues. I also get them to email me their reactions/compliments so I can use them in my future marketing.

For example, one client wrote about me: John has done more to sell our house in the past 3 weeks than all the other Realtors put together did over the past two years! What Works And What Doesn't?       What's Affordable And What Will Break The Bank?

 

These are the million dollar questions we all ask when looking at introducing new strategies or systems and/or products or services into our real estate businesses.  And these very questions were what prompted me to develop a website where these questions are attempted to be answered or at least commented upon.

I am an active Realtor - just like you. And I don't proclaim to have all the answers but I do know what has worked for me (and what hasn't worked for me).

I know I have spent a small fortune over the years in both money and time trying to perfect a system (or systems, I should say) that work the best - in that I mean the highest Return On Investment (ROI).  I come from a financial background prior to real estate so I look at the bottom line when it comes to my Realtor business and the bottom line of any business is greatly affected by the expenses.  And with an MBA in Business & Law and 15 years of running different companies, I can't help being over the top about my income versus expenses - but I will get to that later.

Anyway, I have recently put together a website called "The Best Real Estate Systems" and as the name clearly states that's exactly what the site is about.  It is an informational site that examines the many real estate products and services out there for us Realtors.  It is a site where Realtors can comment on what is working for them and what is not.

This site will help agents decide whether to invest money into certain products or services - will they get a return.  And the answer will be provided by other agents who have tried and tested these products themselves.  In essence, I guess it like a site that reviews the products and services offered by the companies to us Realtors.

What I'm hoping to get from putting the site together is some good, proven ideas, tips, strategies, systems or whatever, that I (and everyone that visits the site) can incorporate into my (their) own practice - knowing that other agents have already had great success themselves.  This way I am not spending hours and hours scouring the Internet, scrolling through forums and blogs and ultimately wasting money in a time when I need to account for every penny that is spent in my business - (no matter how successful you are, today is not a time to be fickle!)

So I am inviting all at ActiveRain to visit "TheBestRealEstateSystems.com" and let me know what's working and what's not. 

The website is purely informational - I do not have a real estate product or service that I am trying to sell to you.  The systems that I use are discussed - for example, lead generation systems, call capture, a system for working expireds, (nothing yet on FSBOs - if anyone would like to contribute, that would be great!).  I have also some great articles on Business Building, Skill Building, Real Estate Marketing, Goal Setting & Motivation - well worth a read.  Also, a lot of my own letters, scripts, postcards, handouts, etc. that I currently use are uploaded for anyone to download and use. Anyone that wants to submit anything to the site for others to download, you can easily do so.

The site is a work in progress and always will be as I add other Realtor success stories and recommendations, etc.  I hope to discuss such areas as Realtor Websites, Postcard Marketing, Real Estate Coaching (I just completed a great coaching course), Real Estate Advertising (I use the course designed by Mr Real Advertising - Ian Grace, from Australia in ALL my advertising), Referral Systems, Time Management, Treating Your Real Estate License As A Business, Business Plans, etc.  These are areas that I know well and have shown success with.  I am up for any and all ideas or suggestions.

I don't know about you, but I am fed up wasting time and money on empty promises from companies selling products and services that just do not work!! Here's to sharing what works!
