The Huntsville Times recently published a special insert entitled the "Impact of BRAC, An Explosion of Growth". It is an exceptional piece of work regarding all things Huntsville and North Alabama. One of the articles of special interest to many of our clients, interviewed the three local school superintendents regarding their plans to handle an estimated 10,000 new students expected to arrive by 2012.

The trends we have been seeing over the last 5-6 months have been an increase in supply and a decline in unit sales. In any market regardless of product, one would certainly think that pricing would be responding to the current supply/demand model and this is certainly the case when looking at the City Limit marketplace.

According to the Redstone Rocket, construction is heating up, getting ready for the BRAC movement.
Fueled by base realignment and closure, construction is booming at Redstone Arsenal.
Funds have been appropriated for 13 projects, most BRAC-related, totaling $543 million. A typical year would have $40 million to $50 million worth.
Its a phenomenal amount of construction but were up to the challenge, Joey Skinner, chief of the master planning division in the Garrisons Directorate of Public Works, said.

We are often asked why we focus so much on price/square foot instead of average or median sales price when performing our market analysis. This is definitely a good question especially since the whole industry and most real estate professionals use the average sales price measurement.
