Believe it or not, the real estate market in Big Bear is very competitive at this time.  Like every market, there are good deals and there are bad deals. If you are in the majority of buyers who are looking for a great deal, you need to have all your ducks in a row before you will have any chance of success. It seems like everybody has a story about a cousin or brother in law or long lost Uncle who offered half of the asking price on a foreclosure and got it. It has almost reached urban legend status in this market. I have bad news for people that believe this story. There are no giant alligators in the sewer. If you say Bloody Mary three times in front of a mirror, she will not appear. Even more terrifying, there are no bank owned properties in Big Bear that you can buy for half of the list price.

Bank owned properties are all the rage for buyers these days. Every other client I deal with is after the deal of a lifetime and REO's seem like the solution. In many cases they are. The banks are pricing these properties to sell and a good buy is a sure bet. However, being too greedy can throw a wrench in the works. If a bank owned home is already listed at $100,000 under value, than it is a fantastic deal. In most cases, the bank is not going to go much lower.

With the increasing number of bank owned properties in Big Bear Lake, Ca, we have seen more and more out of area agents trying to sell homes in our market. This is a bad idea all the way around. Let me tell you why.

This little beauty just came on the market a few days ago. For a bank owned property, it is in fantastic shape. Built in 2005,this is practically brand new. It is located in Erwin Lake and is 702 square feet on a 2,310 square foot lot. At only $116,900 this is a deal that is impossible to beat. Dealing with Short Sales can be so frustrating. My clients made an offer around three months ago, on a short sale property here in Big Bear. We knew it was going to take the bank some time to accept or reject our offer, but three months? Then, when they finally gave us their acceptance, they demanded a three week escrow.
