      <title>Teaming Will Enhance Your Business!</title>
      <description>&lt;p&gt;(but it is &lt;strong&gt;&lt;u&gt;NOT&lt;/u&gt;&lt;/strong&gt; a pre-requisite to joining ISREP) &lt;/p&gt;&lt;p&gt;ISREP encourages its members to establish a &amp;quot;team concept&amp;quot; for its business model.&amp;nbsp; In other words, the team should consist of a real estate agent, a lender, a home inspector, an appraiser, a title and escrow company of choice.&amp;nbsp; When organized properly, within 6 months, a team concept will start building the businesses of each of its participants!&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Its conceivable that you may want to be part of more than one team, because of the differences in the kinds of transactions you may process.&amp;nbsp; It would be natural for a lender to work with 5-6 real estate agents, for example, and thus, have 5-6 teams, each independent of each other, some with&amp;nbsp;participants from other teams you may belong to.&amp;nbsp; &lt;/p&gt;&lt;p&gt;And agents, it is very common to hear agents say they work with 3 lenders, for example, one who specializes in VA, another with FHA, etc.&amp;nbsp; Maybe you all use the same home inspector, escrow company etc. Perhaps you dont. &lt;/p&gt;&lt;p&gt;Lets say an agent works primarily with first time home buyers. They would want to have an experienced Loan Officer who has experience working with FHA Loans, someone who understands the hardships and vulnerability of persons purchasing a home for the first timel&amp;nbsp; Someone with the patience and personality to do a lot of hand-holding while helping the buyer(s) through the home buying process.&amp;nbsp; &lt;/p&gt;&lt;p&gt;It would behoove the team to also have an appraiser on your team who actually is certified to do FHA appraisals.&amp;nbsp; You might find they do appraisals for several types of loans as well.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Then of course, you need a home inspector on your team who will take the time to explain the various systems within the home, besides discovering defective scenarios needing a remedy.&amp;nbsp; &lt;/p&gt;&lt;p&gt;And finally, try to choose a title and escrow company who the agent is comfortable with since they use their services in between transactions as well, and &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Bottom Line&lt;/strong&gt;:&amp;nbsp; The typical team will have 4-6 participants and they generally will all provide services to a tual client of one another.&amp;nbsp; The beauty of the concept is they will get to know the business practices, skill and knowledge levels of each other, and they will each do their part to prospect more business for &amp;quot;The Team&amp;quot; --- rather than everyone having to prospect just for themselves.&amp;nbsp;&lt;/p&gt;&lt;p&gt;ISREP by the way, is trhe newest and hottest real estate organization to come along in many years.&amp;nbsp; It reconstructed website launches in September 2007.&amp;nbsp; Learn more by visiting &lt;a href=&quot;http://www.isrep.biz/&quot;&gt;www.ISREP.biz&lt;/a&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>What Will The Industry Be Like in 2012?</title>

&lt;br /&gt;You may not agree and thats great...but read on and stay tuned.&lt;br /&gt;&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; ----------------------------------------------------&lt;/p&gt;&lt;p&gt;If you were to look back 5 years, just after 9/11, its fascinating how fast the advancements in technology have been clipping along month after month.&amp;nbsp; The predictions back then were darn near on target as to the growth of internet and how business and the general public would increasing interact each passing year.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Remember the sales figures for the Christmas holidays, about how much business back then was being transacted on Internet as opposed to retail storefronts.&amp;nbsp; And along with that, we&amp;#39;ve seen DSL beginning to dominate connectivity over dial up modems, we&amp;#39;ve seen chip wars between AMD and Intel that has increased processing power and speed --- about every six months a new level of processing capability was born and remains to be born.&lt;/p&gt;&lt;p&gt;Devices of all kinds, cells, PDA&amp;#39;s, laptops, DVD&amp;#39;s, TIVO&amp;#39;s, Plasmas, LCD&amp;#39;s now as big as Plasma&amp;#39;s were once they got a foothold.&amp;nbsp; There&amp;#39;s no end, it seems, to the continuous breakthroughs!&amp;nbsp; And now, prices continue to&amp;nbsp;fall below the $500K pricepoint for practical every type computer out there....or soon will be.&lt;/p&gt;&lt;p&gt;Well that&amp;#39;s looking back - but what lies ahead and what does this have to do with real estate.&lt;/p&gt;&lt;p&gt;Well first off, it has everything to do with the industry --- your livilihood and mine.&lt;br /&gt;And there&amp;#39;s the GOOD, the BAD, and yes, the UGLY.&lt;/p&gt;&lt;p&gt;Pick your poison --- what&amp;#39;s your level of pain.&amp;nbsp; Wanna go with the UGLY first.&amp;nbsp; It dare well will get your attention.&lt;br /&gt;It introduces some drama but let&amp;#39;s just say, this is only one person&amp;#39;s opinion --- so don&amp;#39;t have a heart attack on me, or sell the 6 bedroom house just yet.&amp;nbsp; You&amp;#39;ll have time to adjust -- not years, maybe only a few months, 15-20 perhaps.&lt;/p&gt;&lt;p&gt;Getting dirfectly to the point (the UGLY) --- the industry will crumble from within.&amp;nbsp; That&amp;#39;s right.&amp;nbsp; A few self serving and very greedy investment types have been meeting for many months&amp;nbsp;independently to take steps to control the future of our industry and increase their market share.&amp;nbsp; Oh sure, that&amp;#39;s business and its been done for&amp;nbsp; decades ---&lt;/p&gt;&lt;p&gt;But the UGLINESS OF WHAT I SEE COMING, is these people&amp;nbsp;consist of real estate&amp;nbsp;professionals (agents, real estate&amp;nbsp;brokers, owners, corporations,&amp;nbsp;lenders, investors, and internet savvy professionals within the tech world) and they are willing to do anything it takes to grab market share,&amp;nbsp;with the full knowledge that it could bring down the entire industry as it is structured today.&amp;nbsp;&lt;/p&gt;&lt;p&gt;These same people will argue that what they are manuvering to do, is long overdue and a &amp;quot;new business model&amp;quot; has been necessary just to stay up with the times.&amp;nbsp; That the current and past model that has been with us for decades has outlived its sustainability.&amp;nbsp; HOGWASH!&lt;br /&gt;&lt;br /&gt;This new model may literally eliminate the professions of over 60% of those working in our industry today.&amp;nbsp; And I personally believe that figure is&amp;nbsp;conservative.&amp;nbsp; And, as I say, the people who have this plan in tow, know fully well, what the impact will be to the families of hundreds of thousands of real estate professionals, once the plan is endorsed, and has gained momentum.&lt;/p&gt;&lt;p&gt;Stay tuned....there&amp;#39;s more to follow in future posts.....&lt;/p&gt;&lt;p&gt;Your comments will be certainly appreciated.&amp;nbsp;
