Someone Stolen Your Web Content? Think Before Sending That Email...

This will probably resonate with anyone in the real estate web design, blogging and intellectual property world.

Below is an anonymous copy of an email I sent to another real estate agent (in a different market) who accused me of "taking" content from their website. Their message came through via an online contact form. Their assumptions were incorrect - though there was some "spun" content. Moreover, the similar "spun" content exists on at least 12 other websites - rather benign information about "buyer & seller" services.

The relatively small amount of content (about 60 words - scattered about) was provided to me by a vendor, which I then significantly edited and added to - though it's pretty silly and boiler-plate sounding... so I need to further edit or rewrite it anyway... just never got around to it. It never occurred to me that the vendor may have copied the text - but they too may have obtained it from another party. So, I won't go by example and fire-off an accusatory email to the vendor at this point.

Regardless, it was far from anything that would be considered "copyright infringement" - at least in a true legal test. (And please, don't get me started on that topic... it's not the point.)

The point being, that there are SO MANY real estate agents with websites out there... SO MANY vendors... SO MANY of us who compose similar content. Protect your own work... but don't go-off sending emails accusing folks of things without simply asking some questions first!

Even in a recent case of RealFX.com being almost 100% copied, I did not send an email to the agents suggesting they copied the site. Indeed... they paid a designer. While I was rightfully upset about it, they immediately took the entire site down (literally, it was a replica - they had no other choice) and launched a completely different site 3 weeks later.

Hello (name),

Yes... unfortunately your email was indeed upsetting - but you don't know my background, or "history" on this topic. (Another reason such emails shouldn't be sent out and "assumptions" shouldn't be made.)

With regard to hiring a designer and/or writer... I don't assume they will be stealing (or spinning) content. If I did... I may as well write it all myself. And in fact, 95% of the content on my personal site is my own, and 99.5% on RealFX (which contains A LOT of content). It is for that reason, and my own encounters with the same problem which caused me to take issue with your "assumption" that I had not only "taken" the content you saw, but additional content as well - meaning... if that content exists, well then surely there must be other copied content. So, you considered me "Guilty As Charged" - and moved-on to the next offensive website.

Truly... it was an arrogant message to send to a complete stranger. But... I've been down that road before (more on that below). Despite my experience on the issue, I think any other "reasonable" person would be offended just the same.

When chasing after this issue, I'd suggest you look at it from the perspective of the recipient of your initial email before hitting the send button. I've been in e-commerce, SEO, and all aspects of online marketing for 10 years - and have written & executed contracts for my own licensed designers regarding this very subject (previous business). So, this morning... I'm enjoying a cup of coffee while painstakingly writing another compelling blog post... only to receive an email which states as a "matter-of-fact" that I've "taken" content from someone else's site. Yes... that's a wee-bit upsetting.

While I clearly understand the desire and need to protect one's own work, and obviously don't take issue at all with the inquiry (as I do the same on occasion), I positively don't agree with the approach or the tone. Your email clearly assumed I was guilty of a purposeful and/or willful offense.

In my previous business (since sold), our designers had hair-trigger tempers regarding others "stealing" their design work. Despite my warnings, they repeatedly sent accusatory and/or nasty emails to our competitors' designers (without my knowledge), even in cases where it remotely "looked like" someone had copied or created something "based-upon" theirs. They were perennially worked-up about it all - yet they weren't willing to spend their own money to do anything about it (in cases of egregious theft that might actually result in something).

Moreover, they seemed to actually enjoy the drama of it all - I guess it made them feel powerful. As a result, a couple of the designers destroyed one of my key vendor relationships by jumping to conclusions. The "wrong person" received one of those emails, and that was the end of that relationship, costing 10's of thousands of dollars... not to mention any goodwill. Due to this drama (and the completely irresponsible emails) I terminated their contracts - likely at a cost to them between 50K - 100K each in annual royalties.

So you can see... that "yes" I do take issue with presumptive emails being sent to complete strangers - especially regarding this topic. Yes... I realize it's a pain in the butt these days, and it gets "old" to politely inquire first, and ask questions and/or "accuse" later. But, it's just the right thing to do.

Home Buyers in Bellevue are Ready for Battle!

Looking to buy a home in Bellevue, WA? Well... get in line. Actually, it’s pretty much the same story for all of the Eastside of Seattle, with home inventory levels at their lowest in over 15 years - and it’s getting worse. Compared to January 31, 2012, the number of homes for sale in Bellevue which are "active" and available to potential buyers is down by a whopping 50% - from approximately 240 single family homes, to only 121 at the end of January 2013.

Being a real estate agent in Bellevue is also a challenge at the moment. We’ve got two sets of home buyers... those who already know about the market conditions, but who are dissatisfied with the homes that come up for sale, and those who are just now entering the home buying phase without any clue at all as to the market conditions. Both sets of clients present interesting challenges for all agents.

Record Bellevue Open House Attendance

Normally, I’m not keen on sending my home buyer clients to a slew of open houses for several reasons. However, in the current Bellevue real estate market, doing so is actually quite beneficial because it allows them to witness firsthand the “circus” like atmosphere with the local housing market. In the most competitive price ranges - typically between $450,000 to $650,000 - agents in Bellevue are reporting open house attendance numbers that are off-the-charts... as in 200, 300 or more on a single weekend day.

Bellevue Home Buyers MUST Be Pre-Approved

What does this mean for Bellevue home buyers? Well, it means when buyers DO find a home that fits their wants and needs, that they need to be sure they're ready with a pre-approval letter in-hand from a reputable lender - a lender who has taken them through as much of the underwriting process as possible, rather than relying on “automated” underwriting. Without being prepared, home buyers in Bellevue and surrounding areas are likely miss out on the best listings to competing buyers.

The Market isn’t “Fun” For Agents Either...

Most real estate agents do not wish for this type of market either. Not only are listing agents battling it out for the opportunity to list the exceptionally limited number of homes which may become available, but buyer's agents also must work with clients who may be continually unhappy with the options they have - only serving to either delay their purchases, or making the buyer feel as though they’re having to “settle” for a home that doesn’t suit their needs.

Either way, it’s not a “fun” market at the moment. Hopefully, Bellevue will see more homes come up for sale in the spring to fulfil some of the pent-up buyer demand.

Snoqualmie Valley School District

Cascade View Elementary is part of the Snoqualmie Valley School District - a district which has grown significantly during the last decade - mostly due to the homes sold at Snoqualmie Ridge. While the district ranks highly with parents, there have been moments of controversy - especially over elementary and middle school boundaries, which have been redrawn to accommodate an ever increasing student population.

In fact, new middle school boundaries were approved in November of 2012, in addition to the approval of another portable building at Cascade View. Thus, when searching for homes in any community, it is important to verify which school your child will be attending by visiting the district's website directly.

In 2012, the Issaquah housing market recovered quite substantially, and Klahanie played a big role in that recovery, with homes selling at a rapid pace - many homes sold in only a matter of days, and multiple offers were not uncommon.

As shown in the chart above, 86 homes sold in Klahanie in 2012. The median selling prices were between $340,000 in March, to $456,000 in September. Note since June, with the exception of one month, the number of sold homes either equalled or surpassed the number of homes for sale - meaning Klahanie has been at a 100% absorption rate for several months - hence multiple offers being pretty common. This type of market activity and demand can be a major challenge for home buyers with few homes to choose from - this is especially difficult for buyers who are new to the area. If you find a home you like in Klahanie, you will likely have very little time to make a decision of whether or not to make an offer.

Klahanie is a popular community to live in for many reasons - first and foremost, there are a larger number of homes in which are more affordable compared to other Issaquah area neighborhoods, and this is due in part to the availability of the number of smaller homes between 1500-2000 square feet.

An Ideal Location

Another reason for the high demand, is due to the location. Klahanie is in between both the cities of Issaquah and Sammamish, and is bordered by three major local roads - Issaquah-Pine Lake Rd. to the west, Issaquah-Fall City Rd. to the east, and SE 32nd Street to the north. Klahanie is also close to the major shopping in Issaquah and Sammamish, and a short drive to Interstate 90. Thus the location makes Klahanie one of the most desirable neighborhoods for home buyers in the area.

Strong Demand and Rising Prices

Polygon started home construction at Forest Ridge in early 2012. As of the date of this blog post (December 14, 2012), there were 38 homes entered into the MLS during 2012 - presently consisting of only ONE “active” listing, 9 pending listings, and 28 homes already sold and closed.

The first closing of the popular “Residence 1” floorplan was in July with a final price of $369,990. However, the most recent pending sale of that same floorplan was today, at $475,990 - a whopping $106,000 dollar increase since July - or a 28.6% increase in only six months! I recently visited Forest Ridge during the closing of my client’s home, and was amazed to see several new homes with foundations being poured. With only one active listing for sale, clearly the demand for Polygon at Forest Ridge will remain exceptionally strong.

Careful - Viewing Homes Without a Buyer's Agent Can Be Hazardous to Your Financial Health

By viewing countless homes with listing agents, assuming you as the buyer(s) aren't walking around with your mouths duct-taped shut, you risk divulging information which "could" be used against you should you decide to later purchase any of those homes. In Washington State, when you meet with the listing agent as a buyer, the listing agent is bound by a legal duty to the seller - unless you have a written "dual agency" agreement which states that the real estate agent is in fact representing both the seller and buyer (more on that another time). With this said, "legally speaking," the listing agent is required by the state licensing law to divulge to anyone viewing the home that they represent the seller. But in "real life" it is all too easy for this not to happen as it should, due to distractions or other countless situations.

By making a seemingly benign comment like, "Wow honey! - I just can't live without this kitchen - this is exactly what we're looking for!", you may have just raised the price you ultimately pay for that home, because the listing agent is obligated to inform the seller of your "excitement" since it could result in a higher selling price. (And, wouldn't you want your listing agent to do this for you as a seller?)

So, next weekend when you feel like walking through all those open houses, if you're thinking about making a purchase soon, be aware of your conversations - don't just "gab" with the agent who is present without thinking first! You don't have to be rude, and you can feel perfectly free to ask any questions you like... just don't be so free with the information in return.

Seattle Holiday Party Etiquette – Hostess Gifts and Thank You Notes

It’s holiday party season again in Seattle (okay, okay... and the rest of the country), and it’s better to give than to receive - okay, it’s fun to receive too. Whether you’re hosting or attending, here are a few etiquette tips to help you navigate the waters of hostess gifts and thank you notes.

Unless you’re attending an office holiday party or large charity-type event, it’s appropriate to bring a hostess gift. A bottle of wine or flowers are traditional options. However, don’t be afraid to think outside the gift box and choose an item better suited to your host.

For example, a “foodie” host and hostess might enjoy gourmet chocolates, decadent artisanal cheeses, and aged balsamic vinegar or limited-release olive oil. Dried fruits, premium nuts and exotic spices are also great options. Or consider fresh baked breads and locally made jams. Forgo the bouquet of flowers and bring potted rosemary or other herbs instead.

Throwing a holiday party is hard work, and gifts that help the host and hostess relax are popular as a result. Consider luxury bath oils and salts, bubble bath, aromatic candles, or a CD featuring soothing seasonal music. A tasteful quality little teapot, teacups, and selection of stress-relieving teas are another thoughtful option.

If you’re hosting and you’ve received a gift of food or wine, don’t feel as though you have to open it to share at the party. It is perfectly appropriate to save the gift for a time when you can relax and unwind alone. Thank the giver sincerely and let her know that you’ll be enjoying the gift later.

As a party guest, make an effort to say goodbye to your host at the end of the night, no matter how crowded the party may still be when you leave. Wait around if necessary, but do not leave without saying "Thank You" for their holiday hospitality. And while email is acceptable for almost everything these days, make your grandmother proud and follow up with a handwritten thank you note instead.

Five Tips to Help Make Moving Day Less Stressful

According to the U.S. Census Bureau, the “average” American makes 11.7 moves in his or her lifetime. Here’s a little refresher on five ways to make your next moving day less stressful.

1. The moving-emergency disaster kit
Okay, it’s not really a disaster kit, but doesn’t that sound exciting? Chances are, nothing disastrous is going to happen on moving day. Even so, you’re going to be tired after schlepping all that stuff. Make it easy to relax and put your feet up, so to speak, by packing a duffel bag with your necessities. Include your robe and pajamas, your toothbrush and paste, medications and other toiletries. If you have a family, give them duffel bags as well. Don’t forget the dog and cat. Set aside food and water bowls along with some kibble so you don’t have to dig through boxes before hitting the hay.

2. A pre-packed home
Ever notice how you can move into a home with five measly boxes of stuff and move out a few years later with fifty? Tchotchkes breed like rabbits (or wire hangers). Make moving day simple by packing everything but your necessities (those are in the duffel) before the swarms descend. Professional movers aren’t going to wait around and free movers (i.e. your buddy Dave and cousin Larry) aren’t going to care whether your limited edition series of Spiderman comics are packed in sequential order. Pack neatly and carefully, beginning months in advance if necessary. Label boxes legibly so you can easily identify their contents.

3. A thoughtful floor plan
Do you own a 400-pound pullout couch? Good for you –until moving day that is! Save time and prevent back strain by determining the placement of your heavy furnishings before moving day. Start with a floor plan of your new home. Assign numbers to furnishings (and affix said numbers upon them). Number the floor plan to indicate where each item should go. Give copies to everyone involved. You don’t want to be struggling to move that monstrous china cabinet left in the hall after everyone else has gone.

4. An accurate inventory list
If you’re using a moving company, make sure you are present when they load your belongings. Do a final walkthrough to ensure nothing has been missed. You will be issued an inventory list or “bill of lading.” Don’t stuff it in your pocket until you’ve given it a once over to ensure everything is included. If you do not, and anything is discovered lost or damaged later (like that priceless moose head), you’ll have little recourse.

5. Invisible pets and kids
Okay, unless you’re a mad scientist who has secretly perfected an invisibility potion, this isn’t possible. But you can keep your pets and kids out of the way. If you can, take the pets to your new home the morning of the move and sequester them in a quiet location. Keep them in their crates if you’re unable to otherwise guard against accidental escape. Send your kids to grandma’s or a friend’s house. Unless they are old enough to heft heavy objects, they’ll only get in the way and quite possibly slow things down..

Issaquah Home Staging - Get Your Home Sold Faster!

Even in the improving real estate market in Issaquah, it is a fact that home staging will typically help any house sell faster, and at a higher price, no matter the market. You may ask yourself why is it so important to stage your home, if the market is improving, and thus, be tempted to overlook presenting your home in the best possible condition. This would be a mistake for a couple of reasons:

Many home buyers have a hard time seeing past personal decorations and accessories. For instance, when a buyer walks into a house with dozens of photos lining the hallways, they may find it difficult to envision themselves living there. They may even feel physically or emotionally uncomfortable. As a home seller, you want to make certain that all Issaquah home buyers can easily visualize themselves living in it.
Many homes in the Issaquah market are older, and some are understandably outdated - yet they often compete with more modern, or newly constructed homes. If your home is unfortunately blessed with décor from two decades ago, this can be a major problem. While it might seem logical that a buyer can see past the decor, or overlook cosmetic issues that are easily updated, most often, they simply cannot - no matter how much their real estate agent tries to help them. Instead, you want your home staged in a way that will allow the buyer to visualize the opportunities available in the home, rather than focusing on any outdated decor.

There are many simple staging things you can do without hiring a professional:

Take down any dark shades or draperies which limit the daylight in the room. The more light in the room, the bigger it looks - this is especially important in the typical cloudy months here in Issaquah and the Pacific Northwest.
If there are any rooms painted in unusual or dark colors, it is strongly recommended they be repainted in a lighter, neutral shade (not stark white). Again, the goal is to allow more light to fill the room.
Remove any clutter from bathroom and kitchen counter-tops. Put away small kitchen appliances that you do not use regularly. Take down all refrigerator magnets as well.

Don't be offended at the notion of taking down your precious family photos. Remember, you don't want to live in this house anymore; you want someone else to visualize living in this house - and you hope they buy it! So, pack-up those personal items and get a head start on moving.

Finally, be sure to stage each room appropriately. Even though you might use the spare bedroom as a storage area, clean it out and set up a bed or even an office space. Set up your furniture in a way which creates conversation areas in the living spaces. In other words, show buyers what they can do with each area of the home.

Moving & Packing - Top Tips for a Stress-Free Move

Moving, whether across town or across the country, can be a stressful and frustrating process. Getting things packed up and organized can make you want to pull your hair out by the roots. That's why you have to have a plan of action in order to make the move as smooth as possible. Hiring movers to pack boxes can be very expensive, so most people choose to pack those boxes themselves. Here are some tips to keep you on track when it comes to making a big move.

Make a list: Having a to-do list is critical to making sure that you don't forget anything important. For instance, you might want to keep a list of every box that you've packed and what's in it. You could even put numbers on the boxes and associate them with numbers on your list. This will make it very easy to figure out which box is going which room once you get to your new destination.

Have the supplies you need: Packing boxes requires certain supplies such as markers, tape and padding to make the box is safe. Be sure that you get plenty of supplies so that you have what you need on hand during the process. You might consider buying boxes from a moving company or shipping supply store. Of course, some people get their boxes for free at local retail stores. You'll also need things like bubblewrap and packing paper.

Important papers: People commonly lose their important papers when moving. This includes things such as birth certificates, home closing paperwork, bills, bank statements and other necessary documents. It would be advisable to keep these to the side in their own separate box so that you can put your hands on them whenever needed.

Keep like things together: Try not to pack boxes full of random items that don't have any relationship to each other. Instead, pack things together that should go together. For instance, pack all of your cable TV remotes and equipment in one box rather than throwing them into separate boxes. Put all of your makeup and cosmetic items into a box instead of mixing them in with your household cleaning supplies. By separating things into categories, it will make it much easier to unpack on the other end of your move.

The whole moving process can be exhausting, but by making preparations ahead of time you will save yourself a lot of the stress and hassle. Start well in advance of your move so that you're not frantically trying to box things up. The more time you can give yourself, the more organized you and your moving experience will be able to be.

Issaquah Hilton Garden Inn - Perfect Hotel for Finding Homes in Issaquah

During my recent move, I stayed at the Issaquah Hilton Garden Inn hotel several times while viewing Issaquah homes. I received such consistent and exceptional service, that I thought I’d put my thoughts in writing. I stayed at this hotel on six separate occasions, up to five nights each. Compared to other Hilton Garden Inns, this location is above average, primarily due to the level of service we received.

The front desk clerks, and breakfast staff were very friendly, accommodating, and unusually conversational - particularly the breakfast staff. The hotel's housekeeping was non-intrusive, thorough and efficient. With specific regard to the breakfast - I do not agree with some other reviews about the breakfast being "overpriced" - it's 11.95. Perhaps it could be $9 or $10, but $2 bucks isn't worth negatively impacting my opinion - especially considering the quality. Both the food and service was exceptional - well above average of other Hilton Garden Inns I've visited.

The hotel is built very well... other than one neighbor across the hall coming/going, we didn't hear a peep from anyone, and it was busy. Very substantial sub-floors and ample soundproofing. I will also mention that they have a metal roof, and with the heating/cooling of the day when the sun is shining, it begins to make bizarre, and rather loud popping and creaking sounds, beginning about 4pm, for 2-3 hours. This is only an issue on the top floor.

I’ll also mention, they do have “junior suites” available. I was upgraded to one on another visit recently. It’s enormous - and so is the TV that goes with it! These suites also have floor to ceiling windows and balconies. When skies are clear, you can even catch a glimpse of Mount Rainier when driving around Issaquah.

If you’re moving to Issaquah or Snoqualmie, and you'll be needing a hotel while searching for homes, I strongly recommend the Hilton Garden Inn. It’s convenient to major shopping areas, and the majority of housing available in the region.

Pros:
- Great location, very easy to get in and out of off of I-90 in Issaquah
- Well built - no noise from neighbors
- Exceptionally courteous staff - particularly at breakfast
- Excellent food quality at breakfast
- Clean room, housekeeping thorough and efficient
- Enormous junior suites with balconies

Cons:
- Regular rooms slightly smaller than average HGIs
- Metal roof makes popping sounds in the early evening

Five Tips for First Time Home Buyers in Issaquah

When looking at Issaquah homes, it’s easy to feel overwhelmed when navigating through the home buying process, especially if you’ve never bought a home before. Here are five tips for first-time home buyers in Issaquah who wish to purchase their first home or condo:

Do your research: It's important to compare similar properties before placing any offers. Many Issaquah homes - particularly houses built in the last 5 years - have plenty of comparable properties to glean information from. Any experienced buyer's agent will do this as a part of the home buying and negotiation process. The last thing you want to do is put an offer on a house, pay for appraisal and inspection fees, and then find out the property was overpriced, or worse... you later feel that you’ve overpaid after moving in.
Get pre-approved: Perhaps one of the biggest mistakes new home-buyers make is viewing homes without being pre-approved for a loan. Sellers (and your agent) want to know that you are a serious potential buyer. The best way demonstrate your serious intent to purchase, is by getting pre-approved; this will indicate that you've already spoken with a mortgage lender, had your credit checked, and that your finances are in order. The lender will provide you with a letter which your agent will submit with any offers you make. It’s important to consider however, that a “pre-approval” is not an absolute guarantee your loan will go through - especially these days.
Be realistic about your budget: Just because your lender pre-approves you for a $2500 a month house payment, doesn't necessarily mean you should look at houses in that price range. Make sure to consider the potential mortgage payment along with your other monthly debt obligations and future savings. It is important to also consider the inevitable additional expenses associated with owning a home, such as utilities, lawn maintenance, home repairs, etc. Fortunately, there are homes and condos suitable for different budgets in the Issaquah area.
Think the long-term: When searching for a houses or condos in Issaquah, think about how long you plan to be there. If you will be starting a family, you will want to make sure there is plenty of space indoors and outdoors, and that there are family-friendly amenities available in the neighborhood. In addition, consider where you work, go to church, visit friends & family, your favorite shopping in Issaquah, etc., in order to make sure you're within a reasonable distance.
Always order an inspection: Just because you might be looking at a new house or resale home that seems to be in great condition, doesn't mean that you shouldn't get an inspection. Always hire an independent home inspector to thoroughly inspect any home you wish to purchase - no matter the condition or age. In addition to examining the overall structure and condition of the home, the inspector will look at the mechanical systems, electrical, plumbing and other important components which could cost you a lot of money to replace or repair should they fail.

Buying your first home is something you will want to carefully consider. Even in the Issaquah real estate market today, with plenty to choose from, you have to do your research, and be certain that your plans and expectations are realistic before viewing homes.

Real Estate Agents Acting Like Children - Professionalism Flushed Down the Toilet

I'm wondering... are there any particular "standards" which the AR Gods apply to blog posts and the comments attached to them? Clearly, people can apparently spout personal insults towards each other. So... what exactly is considered "crossing the line?"

I was having a pleasant evening - that is until I came across a post by Lenn Harley, and the comments attached to it. It's not her post which upset me... though, in my personal opinion, the tone was a bit harsh towards the other Active Rain member. Rather, I nearly fell out of my chair when I read some of the comments.

I certainly hope I'm not the only real estate PROFESSIONAL or Active Rain member who feels a few of these comments were totally out of line. Since when is it considered acceptable in a professional forum to outright call an industry peer an "idiot" - or equate them to being a "6th Grader?" I mean honestly? Granted, John's original points in his post may have fallen upon a few deaf ears - and they clearly ruffled some feathers. People can agree or disagree all day long - and that's just fine. But there's positively NO excuse for calling someone an "idiot," or otherwise portraying someone as an uneducated fool.

Seeing these occasional offensive comments towards others on AR, truly makes me question my participation. I will not be a part of, or support an environment which approves of (and even promotes - via a "featured" post), insults directed at other members. If Active Rain allows this, and more importantly, if the majority of my industry peers approve of such behavior... then clearly, I'm in the wrong place.

Social Media Overload - Don't Let it Suck You Dry!

I'll get right to the point - Social Media can literally SUCK the life out of you, and bleed you dry!

Yes, yes... I know, everywhere you look, you're told you will be (or already are) a miserable failure unless you're some sort of online social maven - "engaging" with people online with each stroke of the keyboard. Well guess what - this is just plain wrong! And moreover, those who are pumping real estate agents (new or not) full of their fresh perspectives & spin, really need to own up to the Social Media Overload in real estate training today. It's all just too much; it really is sending many real estate agents into an abyss - ignoring the tangible foundations of their businesses.

Indeed, there ARE numerous examples of real estate agents who have done quite well with Social Media, and we can all learn from them. But taking the real estate industry as a whole, the only people getting "rich" are the ones actively over promoting their expertise, their social wares, and ultimately themselves. It's all about the money - and I don't mean the money that the poor agent in training may be earning... if they last long enough.

Now, before you cast me off as some nut - I believe 100% in engaging customers/clients by using Social Media. I've been doing it for years (as have others) - well before it was "in vogue," or even had a name. It's called Being Present, Asking Questions, Listening to the Answers, and Being Genuine & Honest while doing so. The only difference, is that today, we have a few more avenues to choose from, and there in-lies the confusion for many.

What... you mean you've never heard of me? I'm so disappointed! You haven't read my books, watched my YouTube videos, or seen my live presentations? Well, there's a good reason for this. My "Social Media" endeavors have been focused squarely on THE CUSTOMER. My one and only desire has been to "engage" with customers in a manner that clearly lets them know I am on THEIR side - period. It's that simple. It's not about me. <gasp>

So... before you set out on your journey into Social Media, research all the available venues, watch a few webinars and online videos, read a few blogs, etc. Then STOP - create an achievable action plan, and then implement it. Don't continue to watch/read/listen, etc., etc. Don't get lost in all the static, because guess what... it will always be there! There will always be someone new, someone more insightful than before, someone with the brightest idea or product for Real Estate Social Media ever - all for the low, low, bargain price of $297 by clicking that big red, green, or yellow button - then those closely-guarded, invaluable "secrets" will be yours.

In short... please don't assume that the Social Media Mavens know more about your business than you do. With few exceptions (yes, there are a few) they don't! Keep it all in perspective, and you'll do just fine.

Issaquah Home Prices Stabilizing - Some Increasing

ISSAQUAH HOME PRICES APPEAR TO BE STABILIZING

Good news! It appears that Issaquah real estate and home prices are beginning to stabilize. And even better news, August now ranks as this year’s best month for both pending and closed sales around Washington state, according to the NWMLS. Also in August, pending home sales were up 66.25 percent compared to August of 2010.

The graph below (*) shows the median price for both a single family home and condo/townhouse in Issaquah from the middle of 2006 to July 2011. The orange line represents single-family homes, while the black line is for condos/townhomes. Note that the information was not available for pricing on condos/townhomes prior to 2008.

Issaquah Home Price Trends

Single family home prices in Issaquah reached a median price of approximately $725,000 in mid 2007 and stayed in a somewhat narrow range until the first of 2009. The median price then decreased to a low of about $510,000 in early to mid 2011, but has now increased slightly, to approximately $525,000.

Though the percentage decrease from the highest to lowest was about 30%, prices are now up about 3% from the lows. More importantly however, median price decreases for single family homes in Issaquah appear to have now leveled off and are now beginning to slightly increase.

The picture is different for Condo and town-home prices. They reached a median price of about $340,000 at the end of 2007 and stayed in a somewhat narrow range until the middle of 2009. The median price then decreased to a low of about $205,000 where it generally remains. The percentage decrease from the highest median price to the lowest was about 40%, a significantly greater percentage decrease than for single family homes.

Twitter Tips for Real Estate Agents

Twitter is a Search Engine

For Real Estate Agents in particular, being searchable is paramount. I regularly see agents not including the city or region in which they work in their Twitter profile. They also fail to include their brokerage affiliation. Including both the city and the name of the brokerage will not only make it easier for potential clients to find you, but possibly more important, it will help other agents find and follow you as well - which is critical for potential referrals, if not for simple networking. So... don't be shy! When creating your Twitter profile, include one or two of the areas in which you practice real estate, and be sure to include your brokerage affiliation. (I do not have a brokerage association in my Twitter profile, since I haven't chosen a brokerage yet.)

Twitter is Conversational - Don't Wait for an Invitation

Many agents who use Twitter, don't know when it's "appropriate" to engage others; they're afraid of being rude, being ignored, or outright rejected. I too felt this way when I created my Twitter account in 2008. However, with time and by observing others, I learned to relax! In reality, and for most participants, Twitter is just a big "cocktail party." Particularly when establishing your Twitter presence, when you see a Tweet which resonates with you (even remotely), "reply" to them. I often use humor to break the Twitter ice, replying with something simple like "LOL... I agree completely!" Yes... it may seem at first that your sending text into cyberspace and utterly wasting your time, but it will pay off in the long run. So again... don't be shy. Jump in and join the conversation!

When Someone Mentions You - Tweet Something Back!

Okay... this is a biggy, and is one of my Twitter pet peeves - so this paragraph is a bit of a rant. Please... when someone sends a shout out (called a "Mention"), even if you are not following them, or vice versa, REPLY to them in some form! (The obvious exception being clearly spammy "mentions.") Time and time again, I see people on Twitter completely ignore their valuable Twitter mentions. This is not only poor Twitter etiquette, but in reality, it's very shortsighted. Visualize the "cocktail party." Would you literally ignore someone who said something to you in person? Of course not! So... don't wait months or years to eventually learn how coveted and important Twitter mentions are. Trust me... when someone shows a legitimate interest in you, say something back! Even a simple "Thank You" may suffice. Unless you're a celebrity or other public figure, regularly ignoring your mentions will likely insult others. With this said, if you are truly so busy that you do not have time to reply, then you likely don't need Twitter anyway. LOL...

Twitter is NOT for Real Estate Listings

Finally, don't make the mistake of repeatedly posting about your listings! This not only goes for Twitter, but any social medium. When you've listed a fabulous property, or have accomplished something that you're proud of, then it's completely okay to Tweet about it - but do so with some personality like... "Wow, just got this fab listing this morning! Look at their incredible yard... (link to listing or picture)". Don't just blurt out the listing and stats with a link to it; people will see through this and your followers will likely begin to abandon you. I've seen many Twitter accounts from agents and offices where they literally flood their Twitter stream with a slew of listings each morning. This is a complete waste of time - these folks are not understanding the purpose of Twitter. Reserve this type of posting for Craigslist.

Seattle Freeze? Move to Issaquah or Snoqualmie - Not so Frozen

Seattle Freeze Definition

According to the most popular definition on Urban Dictionary, the Seattle Freeze is "A phrase that describes a local public consensus that states the city of Seattle and/ or its outlying suburbs are generally not friendly, asexual, introverted, socially aloof, clickish or strictly divided through its social classes, thus making the city/ area difficult to make social connections on all levels."

Prior to moving to Issaquah from Texas, I did a tremendous amount of research on the Seattle region. Though I've visited regularly over the past 16 years, I wanted to know more about what the locals thought of each area. In my research, I came across the "Seattle Freeze" phenomenon. Even as a frequent visitor, I had never heard of the Seattle Freeze before - and that's a good thing. Regardless, there is quite a bit of debate among others, and some very strong feelings regarding this supposed anti-social aspect of the Pacific Northwest - but I personally have not experienced it.

Living in Issaquah & Snoqualmie

I chose to move to Issqauah and the Snoqualmie area because I've always felt more comfortable in the suburbs, and in this case, I'm much closer to the recreational opportunities of The Cascades. When I want to feel the vibrancy of "the city," Downtown Seattle is a painless 30-40 minute drive west on I-90, assuming of course, you're not in rush-hour traffic. Thus far, my personal experience with "the natives" has been surprisingly good. Within a day I was greeted by two neighbors, and I've been pleasantly surprised by the overwhelming helpful attitude I've been shown when out and about. Trips to the Snoqualmie Ridge Market, to Trader Joe's, PetSmart, Best Buy, or even Lowe's Home Improvement - all have been enjoyable experiences... and I can't remember EVER feeling that a shopping excursion was "enjoyable." (I'll add, that all of this shopping is very conveniently clustered together in Issaquah.)

I've also had the pleasure of meeting several local business owners, both in Issaquah and Snoqualmie. The passion they show for their respective communities is palpable - and it's a great thing to witness. Perhaps it's a side-effect of being surrounded by so much nature, or perhaps it's the cooler climate. Regardless of the reason, I can say with certainty, that the people here are not "frozen" by any standard I'm aware of.

So, if you're thinking of Seattle, do yourself a favor... stay positive and forget the "Seattle Freeze!" Rather, judge the people for yourself. And if big-city living is not your cup of tea, be sure to consider moving to Issaquah or Snoqualmie.

Bye, Bye Texas - It's a Happy Day!

Well... the day has arrived... I'm leaving Texas! (Cue the sounds of shock and utter disbelief - gasps, chuckles, screams.) I've been talking about moving to Issaquah and the Seattle area for YEARS. Sometimes in life (er... well, a lot of the time in fact), you just have to go with your gut and what feels right. Thus, I made this decision quickly, after a recent vacation to the area, one of many over the last 16 years. So... all 214 boxes are packed (OMG), everything is in position, and the house is clean! By far, this is the most prepared I've ever been. I feel little, if any stress at all... mostly excitement, sprinkled with a small amount of nervous (yet positive) anticipation for the future.

Unfortunately, the kitty (pictured below on her new, yet temporary perch) is already showing signs of stress. It wasn't until last night that she realized "something" was up - it was seeing the evil portable cooler - she knows what that means... daddy is LEAVING! Little does she know, she's in for a journey herself this time.

In any event, yes... I know what the general consensus is concerning the real estate market. And some probably think I'm nuts for moving AWAY from a healthy, and apparently growing real estate market here in Austin. In Austin however, too many of the sales are new construction, shake & bake "box houses" - which is not what I want my focus will be. And there are entirely too many agents in the Austin market competing for attention... and more arriving/starting each day. With this said, I genuinely sense there is more opportunity for me in the Seattle area. In my observation, areas which have suffered moderate, to significant declines are plagued with NEGATIVE energy from agents, the majority of whom I assume are more accustomed to working in an "easier" economic environment. I myself am accustomed to weathering, and in fact, flourishing in tough economic times. And I believe, this is solely due to my positive attitude. I make my own path - period! (And everyone else does too... but it's not easy to convince others of this.)

So... it's "Bye Bye" to my native Texas. Will I be back? Sure, to see family and friends on occasion. But I'm certain, Washington State will be my home for many, many years to come. It's a Happy Day!

ActiveRain SideBar Links and Anchor Text

This is an excellent post by Tammy! Anchor text and link destinations are among the most misunderstood and incorrectly applied in SEO. I'd like to add, that the "TITLE" of the page you're linking to should ideally contain some variant of the keyword(s) used in the anchor text. Please comment in Tammy's original post.

Are you using the ActiveRain sidebar link location to the best of it's ability? Did you know every time you post a blog those links are counted as a back link? Granted, they are not as heavy on the back link scale as say a back link from a .gov or .edu site but they still count and every little bit adds up.

The best way to utilize those links is to find the best keyword for whatever you are pointing the link to. DO NOT use the link phrase "my website" as this means nothing about your site. You don't want to be found for the keyword "my website".

You can point those links to anywhere you want, as many as you want! Google really only likes pages with less than 100 links but recognizes ActiveRain to be a blogging platform and will naturally have more links on the page.

Remember these things when adding links to your sidebar:

Use each domain only once - Google will only count one exact domain for each keyword phrase. Don't add 10 links with different keywords all pointing to the exact same address. Use your main keyword for the homepage of your website and sub pages should have links of their own like this -

Each are directed to the same website but different pages. These count now as three back links to the site, one link each for each page.

Don't use generic terms such as "my facebook page" or "My linked in profile" - Use your keywords here too.

(While these can be used in your links, to get people to follow you it's best to use them in your signature as icons)

Don't neglect the power of your profile for links as well - Google indexes your profile as well even if you are not an Rainmaker. Make sure you utilize the space there to promote not only yourself and your business but your links as well.

Click on the [add/remove] link next to the link bar and simply add the url. It's really very easy.

You CAN Succeed in Real Estate Without Selling Your Soul

Don't Take "Selling Yourself" Too Literally

I recently had a casual convesation with an agent I've come to know better about my approaching move to the Issaquah area of Seattle. Wrapping-up the friendly chat, she wished me well and said quote "It's a tough business, but I know you will do well. I'm not smart like you," which I assume she said because she knows my business background. Regardless of the reason, I was stunned, and immediately asked her why on earth she would say that of herself. But... the rest of the conversation is not important to my point.

What's curious to me, is that she is now the 3rd agent in the past 18 months who I have met (and gotten to know a bit better), who has slipped-up to reveal they have a less than stellar impression of themselves. She said during the conversation that she still can't bring herself to offer-up her business card or information when the opportunity presents itself. And further, that she likely talks many people out of purchases because she doesn't want to feel guilty for potentially pushing them into something they won't be happy with "long-term." And, she's been in the business for several years. Well, it's no wonder she's repeatedly said what a difficult business it is. Obviously, her concerns and expectations are not realistic - she's overcompensating, and taking matters too personally. I mean, I admire her for caring that much... but it's clearly been at her expense, both financially and psychologically.

This is just another example of why agents MUST strike a good balance between wanting to be pleasant, helpful and supportive vs. letting their profession suck their souls dry. Otherwise, they'll drive themselves, and anyone in their family crazy, and quite possibly work their way into bankruptcy. Being a real estate agent is a business, not a hobby or a project - or a reality show (okay... well it is for some). If one is not in-touch with, and confident in their abilities, and does not apply sound business judgment, I doubt they will be successful assisting anyone through one of the most stressful periods of their lives, much less leading a happy & healthy life themselves.

What advice would you have for this agent? What do YOU do to strike a good balance between serving your clients exceptionally well, and having a healthy home, family, and personal life?

Debbie Downer Real Estate Agent - Just QUIT Already

I love this post by David Shamansky. I have worked around many people who constantly complain about their jobs or profession, yet prefer to muddle through without any goals whatsoever. They don't wish to change, don't want to grow, and get angry when someone (like me) simply asks... "then why don't you move on?"

Life is FULL of possibilities, and as I've relized this past year, short on time. We control most everything that happens in our lives. And even in those unfortunate times we are not in direct control of what happens to us, we ARE in control over how we deal with those challenges.

Just quit already!

You don't work, you complain about the current state of our economy and industry. You hate our lack of leadership. You don't like your underwriters or lenders and everyone is conspiring against you! Or is that just perception and attitude?

Thats right you know who you are and so do most of us.

So I ask you this BEFORE you quit...

How can you expect to prosper and thrive if you viewpoint is so negative?
How can you expect to attract others if your tone and what comes out of your mouth is negative?

Your attitude is your course for direction and directly ties to your achievements and success.
So knowing this again I ask "why are you still here if its so bad"?

Here is my take on things and hopefully, if you are one of the negatives, it will inspire you to action.

Do you realize some people are having their best year ever?

Do you realize that most millionaires are made in down cycles not up

Do you realize your attitude affects others (you attract more bees with honey than vinegar)

If you have the ability to complain about your surroundings you have the ability to look for good too

If you seem to be working harder and harder and not seeing results think on this - the definition of insanity is doing the same thing over and over and expecting different results - do something different open your eyes to whats around you and try something new. There are a ton of great ideas right here in the rain!

If you simply cannot go from negative to positive remember money alone wont make you happy, that is a benefit of your work, efforts and helping solve problems but if you don't like what you do money alone wont change it, it only allows for what you should be doing, your passions and desires, to be put off

What is it you are passionate about? What do you excel at and enjoy doing? - I just watched a show similar to hundreds of others where a lady took a family recipe for toffee and made a business plan to make it and sell it to others. She now has a multi million dollar a year business and her response was "I had no idea I could actually make money at something I love to do"

Moral of the story is, if you love what you do it comes out of you. You attitudes, your speech, your actions all lead and show forward movement and progression. Because you pour your heart into it it becomes magnetic and attracts others. It is inspirational as well as productive and opportunities appear out of nowhere.

You are the only YOU ever created. You are unique and have gifts and talents, YOU are special!

If this isn't your industry, find your passion find what inspires you and motivates you - Take some time to think about what you LOVE... and do it!

Bottom line is if you love this industry then enjoy the rain and the advice, tips, ideas and success story's others share to insire you and get your creative juices flowing. This industry is alive and well. Yes it has challenges but like all things, this too will pass and you will see things change for the better.

Be positive, do what you love, inspire others, help those in need, never quit never surrender and pour your heart into your passion and there, combined with a relationship with God, will you find peace and happiness joy and abundance. You will be the rock during the storm and an inspiration to others. You then will truly be working in your gifts and seeing the rewards that come with that!
